Brook Park: New Cleveland Browns Stadium
Maybe all these commentators, you know the people you usually like to ignore, should all go out together and build a campfire on the Richfield Colosseum site. Because that ended up working so well. And of course, when compared to Cleveland Brook Park is like heaven on earth.

Ran across an interesting BM1 youtube video a couple of weeks ago. Its main focus was The One, which was to be Toronto's first super tall (it might now get beat by another project). The main discussion was how the building was in a bit of trouble and construction, while still on going, was slowing to a crawl for a variety of reasons. But there was a lot of discussion regarding a variety of other housing issues in Toronto. It did note, as pointed out by @KJP that the number of cranes in Toronto exceeds 200, more than 4x the closest North American city. It also discuss the housing shortage in the city, as is common all over the world, especially affordable housing and offered the usual reasons. But something I was not expecting, and found interesting, that even with the housing shortage, there apparently is a condo crisis in downtown Toronto with a glut of units not moving, and apparently more than 60 projects are on hold or have been out right cancelled. Can you imagine the number of cranes if that was not the case. The problems seems to be that when the Toronto condo boom began 20-25 years ago, developers were throwing up high rise condo buildings mostly with investors in mind. They tended to be boring, very small boxes that people really would not want to live in long term and are not attractive to families. Now all these small aging units are flooding the market and apparently not selling. Strange problem given the housing crisis. Who says real estate is easy to understand.

I think you guys are missing @PlanCleveland initial point. If you’re going to spend $2000 for a studio, or as I like to call it a jail cell, you want the action right outside your door. Yes a lot of stuff is within walking distance, but it is a desolate walk at this point. You’re not looking into shop windows and like. Hopefully, at some point, they’ll be enough interest on the peninsula itself that makes a $2000 studio worth it.

Do you know if their leases are about to expire or whether they were on month-to-month leases? I once had a one year lease on an apartment in Shaker Heights, and just about the time that I was ready to renew I was given a notice to vacate instead as they wanted to turn the building into condos. you just can’t evict somebody in the middle of a lease unless there are other reasons why they are in violation of the lease.

I agree with all the points you have made. My biggest fear is that the geniuses who do the scoring might just think that Gilbert is in a position to complete the project without this public subsidy.

Hasn't this been typical for this stretch of Detroit for a long time now. Property owners consistently overpricing, thinking they are in the next hot spot and ironically they never sell because "its not that hot". Developers are bright enough to do the math and determine what is economically feasible. Over paying for a piece of property at the outset is just asking for failure and project developers know this. The ignorant property owners are clueless and just keep paying property taxes on land that is earning them next to nothing. You would think they would figure out the market by now and not be so hard headed.

One thing I was wondering is whether NRP is regretting not going 3-4 stories higher, at least in part of the development, to capture more river views. I wonder if they knew of the Silverhills plan when the Collins was in the design phase. Even if they did not, they had to assume that something would eventually be built along the river impeding views. It will be interesting to see if they find themselves at a competitive disadvantage when the two projects are both done and in a marketing war. Of course other factors, not just views (price, amenities etc.) will also come into play.

Actually, I was thinking this NRP project is a bit better than their usual work, (say the Edison for example). I know it is hard to tell simply from pictures, but interior finishes seem a bit more polished.

Hardly comparable. It is out in the open rather than semi underground like the bridge and it winds through a densely populated residential and commercial area. Not at all isolated. You have windows of multi-million dollar condos feet from the walk way. Moreover it is regularly packed with people. I have never felt unsafe on it and I would imagine neither would a female walking alone.

I know opening up the lower part of the bridge is popular on the forum, but I could probably come up with list of 20 public projects I would rather see secure a multi-million dollar grant.

With the first phase and this new proposal bordering Ontario, I hope some thought is being given to better connecting, at street level, all this new shiny stuff with the east side of the street and the rest of the south side of downtown. Clearly, significant thoughtful planning will be needed to do it right, as it will be a difficult task. Ontario is basically a wide traffic sewer and not fun to cross. The issue of course is that it is a major gateway into and out of downtown. Just narrowing it might cause a new host of problems. I am no urban planner so I really don't know what the solution might be. I believe part of the plan is a new enclosed walkway between Tower City and the east side, but I would hate to see 90% of pedestrian traffic being regulated to the underground. Also, the walkway would not be particular convenient if you are at the new Clinic facility and other southern sections of the development.

Seeking leave to plead to a complaint or a preliminary motion is common practice. In fact I would say it is the procedure in 99% of all lawsuits. In addition, leaves to responds (to pretrial motions and the like as a matter proceeds to trial) are also common. In fact it is the rare instance in my experience where an opposing side does not move for leave or additional time when faced with a motion. The timeframes to respond under the civil rules are not that generous and it is not like this is the only matter the lawyers are handling (a common reason given when a lawyer asks for leave). This is no big deal although the headline seems to portray it as such (did not bother to read the article).
