^I thought the release was strange since it never mentioned eventual relocation to Nucleus. I kept trying to read between the lines (like they did not want to tout it since it still is not a done deal or did not want to poke their current landlord in the eye with the eventual move...in reality I certainly am just grasping at straws...don't know what is going on). I did notice from the pics that the build out does not look very elaborate (pretty bare bones) which in my mind is a sign of temporary quarters.

Is the Washington Inn Housing still a viable project? The negative planning commission vote was pretty decisive. I really cannot see what they can do to make it smaller to satisfy the Little Italy NIMBYs and still make economic sense. They had already scaled it back significantly.

Library Lofts (on Euclid between E105 and E107) has been to design review at least once in 2019 (I believe it has to go back for final) unless you don't count it as a mid-rise (I think it is 8-9 stories on top of 2 floors of the new library.

Those are much better looking. Just seem more "solid" which is necessary on a busy street like Superior. Hope the final product looks as good as the renderings.

The narrowing of 25th around Detroit is another reason why I think the Irishtown Bend project is such a key transitional project for the city. The huge park along the river is just icing on the cake?

This project is not geared toward students. I doubt many could afford it. NASA could have landed a man/woman on Mars by now if it devoted the number of man hours that the developer, city officials and residents devoted to studying, discussing, fighting over and praying for parking related to this project.

Geis always seems to move fast. With this project, Nucleus and the City Club apartments apparently moving forward we could see well over a half billion dollars worth of new construction within a stones throw of each other at this time next year.

Ironic that what was a big plus for Cleveland and University Circle (the consolidation of the two VA campuses in Cleveland) could turn into an even bigger minus if SW now moves to the vacant Brecksville property.

Questions to admin about the new forum SW
Although I rarely use the thumbs down, when I do it may not be because I disagree with the poster but because I am not happy about the news in the post (and I am sure others do the same thing) and that definitely should not subtract from a community rep score. In that instance I am probably agreeing with the poster even though I use the thumbs down.

Gotta love the Army Corp of Engineers. Not that I have any specific knowledge, but haven't they been dealing (or not dealing) with this issue for years, way before the new Irishtown Bend master plan (which as KJP notes relies on the bulkhead repair). You would think the process would be in its final stages by now. I am surprised the shipping industry and steel plant are not exerting more pressure to get this done.

I agree the siding on the upper floors of La Collina is a design issue. It does seem to cheapen the look (in a pretty expensive building in terms of rent). I do like that they tried to break up the north elevation rather than having one massive wall (but I thinking maybe even that could have been done better).

I don't know if this is the correct thread and I hate to be that person (I know...somebody will post it when there is news) but still....does anybody know what is going on with the Irishtown Bend park project. I know it is massive and funding is and will be difficult but I have not seen anything about it for a long time. I really believe this is a vital project for the city...just as important as the lakefront.

I am certainly not suggesting that downtown townhouses are not desirable in Cleveland. I am just questioning this site. I think they would work better in more intimate areas or around natural resources. I think townhouses would be great on the west side of the Flats or Scranton Peninsula, along more narrow streets off of Prospect and would be great on the Lakeside bluffs.

^I have always thought townhouses on these lots were ridiculous from day one. I cannot imagine who is buying them when they have so many other attractive options. Mid rise buildings (apartments or condos) made more sense for these lots.

^Thanks for posting the article. Unfortunately, it leaves me with more questions than ever before. I wish a site plan and some crude renderings, even if hugely preliminary and conceptual, could have been presented The 25-35 million "capital investment" number has me confused. I am assuming, based on the way the article is worded, that this will be the total cost of the project (not jus an equity contribution) which seems kind of low. Does this include the original Meadowbrook Building or is that separate (I am guessing it does include it). Not quite sure where the additional apartments are going. I am glad additional retail is being limited to 20, 000 square feet. I guess for this concept to work some had to be added. This 10,000 square foot plaza/mini park really has to be done right so it just doesn't turn into a hang out space for Heights kids skipping class.

Was just watching the video of last nights Cleveland Hts. council meeting (yes I need to get a life) and learned that the Snavely Group partnership (Cedar Lee Connection LLC), pursuant to the new RFP relating to the expanded Lee/Meadowbrook proposal, was the successful candidate and the city will now attempt to enter into a Memorandum of understanding with the developer. Some of us speculated above that Cedar Lee Connection, the original developer of the project, had actually requested the expanded project be considered and it was almost a given that they would be chosen again in connection with the most recent RFP. Again this is pure speculation but it would be interesting to discover if any other developer responded to the new RFP other than Snavely. Unfortunately, I have not been able to track down the new proposal. Anybody have a clue whether it has been made public yet? Also, Top of the Hill will seek final approval from design review some time in July. Apparently lots going on behind the scenes.

I was driving down Mayfield yesterday and, while I was only able to get a quick peek, I think the new condo building on Random turned out way better than I imagined. Need to go back and look at it in more detail. On the negative side the retail space in Centric is SCREAMING for tenants.
