Another issue that causes this was obviously the suburban flight of the 20th century's second half. The parts of town people want to live in today are where people didn't want to but had to live for a long time. That often meant lots of turnover, crummy landlords, poor tenants and therefore much more wear and tear than buying the coveted old person's house that had seen little change. So many houses in now-desirable parts of town were clearly used for indoor dog breeding until only a few years ago.

A lot of people don't know how to do that stuff anymore. It went from houses staying mostly original and/or having some amenities done professionally (kitchens, bathrooms) pre-'90s to individuals grabbing hammers and remodeling everything in the '90s-'00s to people not knowing how to work on things in the 2010s from growing up gaming and surfing the 'net all the time. That's how you run into so many generic flips.

A lot of other cities don't have enough money for re-purposing or demo so that helps. I doubt Westland Mall is counted in the numbers since it has been condemned.

Yes, used gear there is unbelievably cheap. There was a time that their prices were roughly in line with the rest of the secondary market but not these days.

All I Want For Christmas is...
About a month ago I was at at the descendant of the HobbyTown I worked at in 2009 (two locations later). I saw an HO model locomotive there with a discolored price sticker and a separate discount sticker. By reading the secret code on the price sticker I determined that they had it since 2006. So not only had I handled this model at some point 15 miles and 10 years away but probably everyone who has worked there before or since. Toys/hobby is one of the most difficult retail sectors since you have no idea what people absolutely will not buy until you try. Oh, and my company still has the $6.99 copy of Ski or Die for NES with the rental sticker from a defunct video store in Caldwell. We've had it since opening in 2010 despite it having exposure in our Columbus, Dayton and Lancaster locations.

One Christmas my mother was in rehab (not the Alice In Chains kind) with a broken hip. She wanted some food from Kroger since the rehab food was lacking. I had to work until 5 so that meant getting to the Kroger at 5:30. They were corralling us like it was The Club in order to make sure we were out by 6. Tons of people. This was Circleville.
