Freight Railroads
It took them forever to figure out that good affordable urbanism plus the L.A. subway and HSR would make it where the engines wouldn't even be on so they couldn't pollute. Instead it was decades of sprawl and unwalkable areas. They wouldn't need special emissions equipment for their state then.

California has good people but their policy people leave something to be desired sometimes. DC hoovers up a lot of the good ones leaving what's left for the states. That's why the Rs want so many things handled by the states.

Groveport: Developments and News
Sign is up for the hot dog place in the old Little Italy. Weird to get two all new restaurants in one year since Groveport was averaging one a decade! 2000s Dough Boyz, 2010s Flyer's Pizza. I suppose the golf course restaurant counts. I'm not counting the Wendy's.

Owning Rental Property in Ohio's Cities
Ever try to imagine how complex life is without any internet and only being able to use your cell phone for texting in 2023? It would be one thing if she was an average retiree with just a condo. But now run a business that way. There was a stack of phone books sitting out at the PO the other day and she rejoiced because her last one was 8 years old.

Owning Rental Property in Ohio's Cities
Mom can't use the internet. So mail, mail, mail. In and out. Not for rent so much. It's everything else. Her house doesn't have internet or good cell phone service. I have to drive to my house to use the internet.

Owning Rental Property in Ohio's Cities
We have had to throw away hundreds of hours over the years having to drive to a PO box because of mail theft that occurred at the farm when we didn't have one.

Keeps the rent down I wonder if the landlord plans on redevelopment. Right now it's just that and the R/C track in the building I think.

Cars & Vehicles Discussion (History, etc)
Rural 2-lanes are downright scary to drive on now. Nothing fits. Unfortunately I have to drive a pickup truck in these areas. Right now I have an older 1st Gen Colorado which is a midsized model but will get rid of it for a smaller Maverick when they become widely available -- not wait 8 months and pray you get one at all like they are now. Had they not stopped selling small trucks for 11 years I would certainly have one of those.

Delaware County: Developments and News
GCrites replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionMany of those farms were preserved due to artificial factors such as zoning and the Big Darby Accord. The only parts of Ohio that I know of where it is more than one mile between houses would be in the strip mine north of Zanesville and maybe somewhere in the Wayne National Forest.

Delaware County: Developments and News
GCrites replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionI remember the farm on the left used to be bad about letting their cattle onto the road, which is illegal in Ohio. That's Madison Township in Pickaway County which has very restrictive zoning especially for lots under 5 acres. The same effects of restrictive zoning can be seen in western Franklin County where the Big Darby Accord limits development in the watershed. If Downtown had stayed the locus of white-collar employment instead of moving to Dublin-Worthington-Westerville and the restrictive zoning that was developed in the '80s hadn't happened these townships might look just like Grove City. Neighboring Harrison Township is just as restrictive. These two townships have only eased up within the Rickenbacker JEDD. But there is a word for this -- "semi-rural" instead of rural. If a rural area sees major economic benefits from being near a city it falls under that category. So you're not getting really rural until you're south and east of Circleville (it does not follow metro boundaries).
