    Also the particular township Project Thor is located in (Madison Pickaway County) has had super restrictive zoning that forbid residential anything on less than 5 acres since the '80s. No subdivisions, no big box stores, nothing but farms and recently industrial. There was literally one non-home-based business in the entire township until warehouses went up. One.

    You can be Downtown in 20 minutes from this site. Basically the fact that Columbus grew so lopsidedly to the north means that all three other directions are Open for Business.

    If there was Columbus wouldn't be getting all blue collar jobs while shedding white collar jobs. Columbus has half as many non-healthcare white collar jobs as Cincinnati according to BizJournals. Unless the Republican-controlled state government wants rid of college-educated white collar voters and wants to load up on blue collar Republicans voters.
  11. I didn't know we had any visitor centers at all! We should though, I mean Lancaster has one. One time my aunt and uncle came to visit from Hawaii and they tracked down the Lancaster one. I had no idea it had one at all but then I found myself in it. They travel a lot.

  13. ^Even traffic engineers will say that. A friend of mine was the representative engineer at a meeting for a grade separation in Circleville and people were asking about how it would affect the Pumpkin Show. His response was they don't engineer around special events. There have been a few exceptions for state fairs including Ohio's, but that's more just closing 17th for a part of the year.
  14. I don't like it actually. Besides acknowledging the existence of the Cincinnati Streetcar it sounds like it was written in 2000.

    I use this trail often. It's fascinating how quickly they grew. Most of them appear to be less than 20 years old.

    Facebook puts way too much emphasis on high school. If you went to a bad one it's a constant reminder of how your parents being bad at site selection can negatively affect your future. We weren't even poor so they didn't have that excuse. Sitting there watching your friend box fill up with junkies and face tattoos.

  21. I can't find it now, but I've also read that the average retail rent per square foot in the SN really isn't that outrageous at $16-18/sqft. When you're running a 2500+ sqft bar or restaurant with the typical American buildout cost of over $1M and today's extra-slim sitdown margins that's where you can really lose some money. Meanwhile opening a 1200 sqft store with a much smaller buildout cost (and timeframe) is less likely to totally rip your face off.

    ^That's the other thing, most people living in urban areas currently have to drive really far to get to a Costco. I live in another suburb yet I can get Downtown way faster than I can get to the nearest Costco. Yes, a free membership is a part of being a tenant in the building above.

    Costco knows that they normally struggle with getting apartment dwellers to shop at their stores. It's seen as a store for people with McMansions to fill their cavernous spaces with bulk sizes that they slowly chip off of over the course of six months. Most big retailers don't want to be landlords but Costco must feel they need to be one in order to get these customers.
  24. This is the size I and many of my peers wanted when operating local retail stores. So many of the spaces offered were 2000+ sqft. That's actually fine for us and we can make it work if you don't charge by the square foot. One thing I liked about being in malls is that most of them no longer charge by the square foot for specialty tenants but rather how badly they wanted the space rented.
  25. Experiential retail isn't that new of a concept. It just started disappearing after the Walmart-tization of America.
