A microcosm of society today. The people slowing down or stopped have MORE KNOWLEDGE of the situation and that's why they hit the brakes. Yet the people with NO INFORMATION assume the people with MORE KNOWLEDGE are stupid/"retarded" and scream at them instead of acknowledging the fact that when you are driving the people in front of you have more information.

It's pretty easy, just don't buy a full-size truck or SUV model. Fantastic sedans run $22-29K. In the '90s those same sedans were $16-22K. Just because Buzz and Karen overspend doesn't mean you have to.

Most cities have multiple, sizeable neighborhoods full of 4-bedroom+ houses. Just in Columbus we have Victorian Village, Milo-Grogan, Old Town East, The Circles, pretty much the whole NES, Summit/4th (I may be forgetting a few).

I think it's interesting that all this WFH worship assumes people are already married with kids. If the minute people graduate college they get parked at a computer in their own homes for 40 years there aren't going to be very many marriages or kids.

It's because they are going to focus on building the most expensive houses when materials costs are elevated as they are, labor is tight and demand for all housing is high.

When city amenities become unavailable due to restrictions yes you are going to see a slowdown in migration to them. As restrictions ease its only natural that interest in cities returns.

They have to get creative to get land with utilities and incentives. It's a lot more expensive to deal with a site like this as opposed to raw land so they must have gotten the price down. Oh and if you want to see out-of-town developers around Columbus look at warehouse.

Pssst -- I have a suspicion (yet no proof) that Millennial Tower got delayed due to the family losing a lot of money with their retail investments (especially CBD kiosks) over the past 2-3 years. I don't know how much they commingle their money between businesses though.

Also rural and small-town neighbors are way too often TERRIBLE. They don't think they just own their property -- they think they own for miles around. They constantly start feuds, file lawsuits, steal stuff, make tons of noise, kill animals. I've had so many friends try to "save money" by living in those areas only to be forced to move to somewhere more expensive to have peace. Or just sell and wash their hands of it.

I think this will be a much better place to live in 5 years. I drove through Canal Winchester at night for the first time in a while and between Canal scoring a Local Cantina, a taproom and a few other key businesses it was strange to see all that activity at night at a place that wasn't just Shade. Obviously there's also Brewdog but that's not in the CBD. It almost seemed like a mini-Grandview for a second -- a good place to be a young person. There's no reason Groveport can't be like that too and not just have the one Harley bar. I'm not Young-young anymore but am young enough to not really be interested in Groveport's sole nightlife which is a Harley bar (now a Yamaha-Honda-Kawasaki bar would be sweet).

We've got a few non-Wert's Grove/Rarey's Port-related things that have popped up: -325 Main St. just sold. Normally a house on a 3/4 acre lot selling wouldn't be a big deal but the property was marketed as a redevelopment opportunity and the realtor took out an ad in the Groveport Messenger stating it sold. Normally you don't see money spent on a "sold" ad for that type of SFH property. -A lot of spaces on Main St. that were just offices or part-time "catch them while they're in" retail have vacated. The city says they're making an effort to fill those spaces. The city was successful in finding tenants for the unfinished Wert's Grove/Rarey's Port buildings (couldn't make it through the post without mentioning those, I tried) so that's a good thing but it would be even better if the single-story buildings could be redeveloped by someone if the tenants don't come... -The hot rod shop at the corner of Wirt Rd. and Main is in talks of some kind of remodeling/redevelopment with the owners of Little Italy involved. Possibly the city too. This is a bigger space than it looks from Main (used to be Taylor Chevrolet before they moved to Lancaster) and has the city-owned former comic shop and old veterinarian lots next to it. I'm not expecting the city to do all the work here -- they're putting up two buildings at the same time and the only reason they have enough money to build structures intended to be leased to the private sector is due to the warehouse money.
