Graydon Place, Cincinnati - anyone buying?
as far as i know MED manages our building themselves (along with some other units off 5th i think). they are very nice and friendly people, some stuff just takes forever to get done. i've been waiting to get my outside windows cleaned for a year now. some stuff is out of their control, like crappy tennants. they trash the laundry facilities, make a mess in the hall, etc etc. i complain and they are quick to send out notices b/c it does piss them off too, but you can only do so much i guess. i leased my unit from Jim, he was really cool to deal with. i looked at emery with him, but then he showed me Kinsey and i couldn't resist :)

yeah, i do love the projects they do. i mean, nobody else in town is doing this stuff. graydon, kinsey, emery, all very very cool projects. i think emery might get more attention b/c jim moll lives there though. you're right about the retail space. under kinsey we have retail, and i think the reality office you were referring to is the one under us. i've been hoping for a nice coffee shop or something. that's sad though they can't deliver. i mean, rental property is one thing and i don't say much to them about it. even incomplete this place is cool, although we've got some crappy tennants here lately that are trashing the place. but to not deliver on purchases, that is lame and inexcusable. makes me wonder if this new project next door (parker flats) will ever happen

mark, looks like a cool place. sorry to hear about the problems though. i'm still over in kinsey and while i am just renting, i can see to some extent what you're talking about with MED. those types of delays are nuts. this building was supposed to have a rec room in the basement and that's still not done. it has carpet though. this is over a year after it was supposed to be done. they said we'd have exercise equipment, etc etc when i originaly signed a lease. this place is starting to look a bit worn too.. the rest of the basement sitll has a dirt floor. i guess this is to be expected with rental properties (even high end rentals) but if i were you, i'd be going nuts. to be that far off on completion! are all the units that far behind?

Cincinnati: Downtown - Government Square
i know the gov't square project is needed, but it makes me wonder what the point of the station under the freedom center is supposed to be. its rarely ever open or used. was it just built as a pre-plan for 'the banks' or what?

Cincinnati: Interstate 75
"In addition, state officials announced earlier this week that more than $107 million would be pumped in to upgrading I-75 from Paddock Road south to the Western Hills Viaduct." This was what I was referring to. This extends this project south enough to where the routing of 75 becomes a question when they figure out bridge placement. Plus 75 desperately needs widening through downtown to the bridge, so I'm guessing any bridge work would include this stretch from teh viaduct to downtown (or somewhere around there). To me these all seem necessary and related to the end goal. A new bridge means nothing if 75 in ohio continues to be the bottleneck

my only reason to point a finger at ohio for this stage of the project is that it seems they are funding most of this design/discovery/whatever phase. by quite a large margin. which is fine, i don't care who funds it, but the way ohio/cincinnati projects go, i just hope us funding this doesn't also include all the political bs that comes attached to projects in cincinnati. ky's section of 75 is also in much better condition than the ohio side, so until ohio can sort out a fix and update of 75 that will also hinder this project. i think in a prior article/post there was a statement about ohio wanting to sort out the issues with 75 prior to bridge construction (obviously, since a new bridge would do nothing if it keeps bottlenecking as soon as you hit the ohio shoreline)

Cincinnati: John A. Roebling Suspension Bridge
is there any new info on this? the poor bridge is looking horrible (i sit and look at it all day long, my faces out over the bridge) i had heard a rumor that the fed was gonna step in and pay for it as part of a historic preservation project, that they wanted it fixed before it rusted to the point it would require even more repairs. and the way cincy and cvg are fubar'ing it up, it would fall into the river before they can fix it.

not to change the subject, but wasn't this also an item affecting the moving forward of the brent spense bridge project? ohio needs to fix the entire 75 diasaster from i-275 all the way trhough downtown(to the bridge) before they can effectively place and design a new bridge. both these projects are tied together and delays in this will inevitebly affect any progress on the new bridge. i can't imagine the hell that 75 will be when it begins construction. they might as well just close it completely and re-route over 71 and make trucks take 275. latley i've been going out of my way and taking 71 north just to avoid the headaches on 75

i would hope they would invest heavily in the design of this bridge, but the way cincinnati is... i wouldn't hold out much hope. i mean, look at the 'grand' entrace they created for the purple people bridge. they still can't even get the roebling painted! the thing is going to rust and fall into the river at this rate (then we'll have two bridges in the river!!) anyway, i agree we need something dramatic and suitable of cincinnati. but without even having a site for the thing, we're a long ways away from seeing actual bridge design ideas

Cincinnati: Downtown: Queen City Square
i noticed today that the phase 1 tower really blocks out any view there was of the p&g towers from covington. i'm on the 3rd floor of the east tower @ rivercenter and frorm my desk i can only see the tops of the p&g towers now. not a big deal, but something i hadn't noticed before.

Nope, no room dimensions or even SQ ft listings. Info about this entire project is vague. Nothing on MED's website yet about it either. I wonder if Huff is just testing the waters with the limited info to see if there is even enough demand to make the project feasable.

they used to lease out the extra spots in our lot as monthly parking permits, but in the last couple weeks neyer more or less took over the entire lot (the excess spots). thus all the new pretty yellow lettering all over. i'm guessing this building won't be started anytime soon if they are leasing out the parking lot still. that gives me more time to save up so i can move next door :)

i walked by this building the other day and they have a little sales office setup with what looks to be a mock-up of some of the interiors. looks pretty high end

Covington, KY: The Ascent at Roebling's Bridge
if this project starts i'll toss up a webcam so we can watch it. my desk faces the river, but i can put a camera on the back of our floor and document this. should be an interesting project to watch

if they are going to do an L shape down mcfarland they will wipe out the parking lot for kinsey flats. without that lot all we have is our dinky ass underground garage, which is a bit of joke to begin with. what will suck more is that everyone in teh rear units of kinsey are going to lose their views. those units had some kick ass view sof the river, now they can enjoy the back of parker flats. if they do an L shape those units might as well be caves. as cool as this new place is, it could screw stuff up for kinsey. we had decent parking, nice views.. maybe i'll just move into parker instead. i hope this new building gets the ball rolling on filling the commercial space under kinsey flats, its been empty since the buildings opened about a year and half ago. we could use a coffee house or something down here. maybe a panera would be ok too.

yeah, it seems they are having a hard time filling the vacancies on the street level of kinsey. remax took one space, but the rest is empty and i haven't heard much about potential tennents. a coffee shop would be a perfect tennant in my opinion. a resturant would be cool too. here's to hoping...

speaking of car beak-ins. saw another one this morning. nice new 350z in our parking lot got hit. ouch. seems like it happens every couple days. you're right though, they'll take everything they can get. when they hit my car they took all teh change out of my car, even took teh owners manuals. along with my digital camera and valentine 1 radar detector i had hidden in my center console :( the damage to my car was a bit more than a broke window however, total damages to the interior and exterior (dent, glass scratches, etc) was around 3700$ i do like this neighborhood though, it's sad to see that building go. i often looked at it and wondered what kind of investment it would have taken to turn it into something. i'd love to see some sort of coffee house go into one of the vacat retail slots here on 4th. something reminissent of highlands (my fav) or sitwells's or something. right now there is no decent hang-out around here.

they started the demo on saturday, i'm not really sure what their plan was but somehow the roof caved in. i was looking at it this evening and it is indeed sad. the building was in bad shape, but not beyond hope. i'm not sure how they plan on sqeezing a parking lot in there...

i'd say 4th is a fairly safe area if you are a human, as in you don't have to be worried about getting mugged. but if you're a car, you've got plenty to be afraid of. the # of cars that are broken into around here is excessive. one girl in my building got her's broken into 3 times in a row. mine got hit once, but i managed to grab an inside spot after that. about everyone here has had it happen at least once, and it is a pretty regular occurance to find a pile of glass in the parking lot from the latest victim. i'm not sure if it's just our rear parking lot that attracts the breakins (no-cameras, pretty quiet and no one hanging around) or if it happens to other buildings/streets/lots, either way though it's somethign that drives people away.

nice pics, i live over there in kinsey flats :) i remember seeing pics of that condo unit that is supposed to go into that parking lot too... if i can find them again i'll post them. middle earth development was going to do it, looked like an interesting project. that's a shame about the building next to CGL&C. i've stopped and looked at that building a number of times. they want 220k for it, but the structure looks a bit questionable. if you stand across the street, the roof has a slant to it. would definitely take some money to stabilize it. it also backs directly into the buildings behind it, so no real rear access or parking. still a shame though, it could be a nice building. it will be weird to have that gap there and see a parking lot now if only someone would take the initiative with 5th street across from the convention center. those poor buildings need someone to love them

wow. that rules my company just moved into river center, so i can sit at my desk and have a view of this thing while it is built. i can't wait i wonder what the cost on the condo's will end up being. i'd love to live in a building like that.
