Shannon & Winchester Pike is near Rickenbacker? I mean, it's not that far, but I was picturing Bixby, Rohr or Lockbourne. Not far SE/Groveport/Canal area. Also, agreed about the forested location, why couldn't they put it at the corner of the two roads? That intersection could use some development anyway.

Considering the Capital Line Plan linked earlier stated that the visibility of the river was crucial to the goals and branding of the project, they'll probably wouldn't plant too many trees to block the view. However, with that said, I would really like to see more benches, even if they're further up by Marconi where there's more shade.

While I'm also for retail and walkable communities, I'm afraid I'm not thrilled about this development due to the location. Pickerington should be proposing this scale projects on their end of Diley (although they DO already have Meijer but still). Diley is a large road that's often clear/empty, so it can accommodate traffic and has good access to 33. Pickerington is severely bottlenecked at 256 and I-70 and Refugee isn't that great as a connector/arterial, not to mention this is just sprawling more homes away from the freeway. I feel like a decade ago ODOT proposed adding a complete interchange at Taylor Rd as an alternative and yet here we are.

I always found it odd that the East half of Reynoldsburg-New Albany Road featured no development clear up to Dublin-Granville. All for extending Market St! But...another interesting and questionable roadway reconfiguration with the Third realignment: why cut off Johnstown/62 like that? I guess on one hand, the curve in between Dublin-Granville And High is incredibly narrow so it does avoid that. Also, is it my imagination do the designers in Columbus purposefully engineer kinks/bends in new roadways when it could be a straight path? (middle of orange Market St)?

Pickerington: Developments and News
One thing I appreciate about this is that it'll at least give more accurate/easily-identifiable census records when looking things up for Pickerington. Like, I've always identified as Pickerington being smaller than most of its peers (at >25,000 people) only to find it may just only be accounting for the City Boundary which is just 256 and the Pickerington Central area South of Refugee. Obviously I'm sure most people would figure that Harmon Rd, Milnor Rd, 204 area and Pickerington North area would be part of the City too, so I'm curious to see how that shakes up the numbers. Edit: The area being referred to -- though a considerable size, is not substantial in including the bulk of residences than I anticipated lol. Still, my point stands about Pickerington being bigger than realized if we're just going by numbers.

While I agree that 12 floors of parking is ridiculous, if we're purely talking from an aesthetic perspective, the fact that it's buried in the middle of the site means that Liberty Park, the surrounding industries and a sunken I-70 tells me that's going to obscure the sightlines so a good half of that won't even be visible from most angles. 25 stories is great! I think it'll be our first noteworthy high-rise landmark South of I-70 and I like the top half. (Though I wish it was the top 3/4 - 100%).

Aha! My viewpoint dream has come true! You can see The Merchant Tower rise as you head down Front St. You can also see it rise above the Chipotle Office as you're coming down Vine, but I didn't get a picture of that because I'm usually driving and you know...safety.
