Whoa. That's our city? I can't believe my eyes, that looks amazing. I like how seamlessly Gravity 2.0 stands with the development. I also like to play I-Spy with other new and existing landmarks with aerial shots like this: (CoverMyMeds HQ, Crew Stadium, I-70, Grandview Summit) etc.

Most of the commercial that's come to the area has been on the north and south extremities and mixed in with medical offices or salons, so I think even something like a pharmacy would go a long way.

PrestoKinetic replied to buildingcincinnati's topic in Central & Southeast Ohio Projects & ConstructionConsidering that Grandview Yard is just around the corner where there is plenty of availability if not potential for first floor restaurants, I'm disappointed that they didn't locate there. That neighborhood could use more than just Brekkie Shack and Chick-Fil A on the fringes. Cane's, Chipotle and Starbucks all have urban OSU locations, I agree that they should know better.

I suppose it wouldn't be too out-of-bounds to imagine a bike path that linked up with Audubon Park and the Scioto Greenway. I also wondered what it would be like if Mound literally continued over to the downtown side by the Miranova but that sounds like a daydream. From what I've observed and like in your earlier post, the "Island" apartments are leasing well, and although I've never known anyone personally who lived in them, it's good that they're giving you a good report. It also depends on how far you're coming from or what you value that colors your opinion of them. I desire to move into heart of the city or one of the surrounding core neighborhoods, although I'm just a 10 minute drive down from 670. But I would be almost doubling my rent for the same amount of space. So to make the leap but to find yourself in an island is a harder sell to someone like me, I really want to see the type of development that impacts as much of the community as possible and not just a select few residents who live there or a select few who are adventurous enough to drive over. But now I feel like that’s shortsighted and I'm not accounting for the other tax, infrastructural and future planning benefits that come with it. So I’ll try to stay optimistic.

Also there's a lot more potential in the northwestern quadrant of the Arena District along Convention Center Drive, Vine and Spruce!

I agree. I know everyone has high hopes because of its proximity of downtown...but its immediate proximity doesn't have much potential (aside from the rundown shopping center to the west which can also be developed). A tourist attraction like a racetrack or stadium or museum would be a nice & better excuse to get people over there, but as a mixed-use development, it's going to take a lot more continued redevelopment to see it as an attractive in my opinion. It's one reason why I'm not excited about projects like The Reach on Goodale. Even if it was twice or 3x as tall, it's immediate surrounding area is just a lot of highway ramps which if you're going for urban living, why wouldn't you pick somewhere where you can more comfortably walk to dining and shopping?

New Albany: New Albany International Business Park / Silicon Heartland
Unfortunately, I can see it mirroring a lot of the development patterns on the Southeast Side, just larger in scale. You might get some more height/density around the Hamilton / 161 area, but anything in between there and Easton, and there and Newark it's going to be pretty suburban. I wouldn't be too surprised if you still see swaths of farmland like on the Southeast side that doesn't quite materialize. But I think there will be a lot of groundbreaking going on and to look forward to.

I agree. I really want a S-270 Hamilton & Refugee exit by Eastland. The whole southside in general seems underserviced when it comes to exits ramps.
