  1. Can't wait until it all gets settled in. It all looks so pristine and untouched you kinda question if it's even real.
  2. I can see what you mean. I agree with most of your points about Grandview Yard, but I guess where the difference lies is my overall emotion towards it is "It could've been better with some tweaks" and not like a disappointed regret where I wish I can overhaul the whole thing. Not to assume you meant one or the other, but I think that notion set the course for my original post. Seeing just a few restaurants and stores lining the middle of Yard Street would make the most difference, in my opinion, or at least make me happier.
  3. Basically I tailor my expectations according to the location, the size of the proposal, and the remaining potential after said proposal. Something worth considering is that a lot of residents in our Metro who are not plugged in to UrbanOhio, Columbus Underground etc, can look at a place like Mound and think there it's only downhill from here. I looked at S. Hamilton by Eastland years ago and thought there was no hope, and remember getting a little happier because they built a suburban Tim Hortons and Popeyes. It comes to the point where getting something built at all triggers a bright spot for people, even if it's not urban development. Mound Street and Eastland (and Far South, and 161 etc) are still at an infancy when looking at a revitalization perspective. Short North and Downtown are full grown adults. It makes sense to expect masterpieces from adults and amateur work for beginners. Not every property throughout the city is going to become an urban utopia with 20+ story mixed-used development builds. And seeing how there's so much more potential property to go around on Mound, I can't see getting too upset over a small footprint as I could when the space is much more competitive like German Village, Downtown or Short North.
  4. I mean, I'm not trying to argue, and I know I'm just a "Dirt Lot", but, even in Newark NJ and Brooklyn you can find strip malls and drive-thru fast food restaurants. Even if they're more surrounded by brownstones/row houses or towers. Goodale is barely a walkable node once you go west of Neil and that's not gonna change with the excessive overpasses, exit ramps and railroads. Grandview Crossing is even less realistic given the reasons that cbussoccer listed. For an "extension of Downtown" we can and need to be thinking Scioto Peninsula and Franklinton. Maybe include Short North or Near East.
  5. Grandview Yard, no; Grandview Crossing, yes. I guess part of my reasoning for Grandview Yard was that: It was the first investment of its scale for the region; Traveling north on Yard Street from Goodale gives an Easton Way appearance. Brick looks classy in my opinion and gives it an identity. The street layouts integrate nicely with 3rd, Northwest, and Goodale. By the time it was developed I just wasn't following it/anticipating it as closely, so there's that bias. Grandview Crossing: Did have the opportunity to launch off of GVY's momentum and do bigger and better. Is more directly aligned with downtown through Dublin Road so should have. But has little to no local connectivity and the aesthetic is just...odd. With both, I would've liked more height and diversity, buildings that weren't 1-2 whole blocks long, and more shopping/ground-floor retail. But Crossing looks like it's just a flat artificial island whereas Yard feels more like an actual neighborhood that ties in its area.
  6. I saw it, lol. And the unheard-of Confluence Park towers 😮 Hopefully it comes through! But on renderings like these I usually reserve my excitement until a mention of the individual project is released. But this is great news and if all this comes to fruition...oh yeah. I'll be psyched.
  7. Seeing plenty of new proposals and new terminology in just this visual alone. Looks like the primary focus would be capitalizing on the peninsula and tying the some of the northern and eastern properties of the river followed by connecting transit corridors through the center of downtown. Not sure about whether some of the branding ideas will catch on though. Calling the area by AEP the Diamond District? Well...we'll see about that.

  9. On top of the hospital complex itself, I just love the Columbus mural and how it's nearly centered in the shot. Touches like those give the city more of an identity. And a bonus for the foothills being visible in the background.

  11. Interesting! I don't know what kind of footprint a transit center would need, but isn't that intersection already pretty much developed? At first I thought they meant Alum Creek & 317 or Groveport Rd & Alum Creek.

I actually got to say, out of all our *new* urban neighborhood developments, when comparing to those in Grandview and even Franklinton, I think Bridge Park is our strongest and most successful competitor: it has nearly 2 x 5 blocks of solid density, plenty of walkable restaurants, bars and market on ground floor, pronounced environmental features (Scioto River, pavilion area & bridge) & olde downtown Dublin on the other side. Everywhere else that is not University District, Short North or downtown is largely scattershot developments, or continuous builds of strictly live & work but very little play or do. Hopefully the Scioto Peninsula will change all that.

  16. Actually at 7th and High, but I agree with your point nevertheless. PLEASE no. 😔 My vote goes to Aldi, they seem to be much more flexible with their locations. Although I still can't help but feel like Dollar General and Sheetz are the only franchises that are really branching out in this city
  17. Beautiful pictures, I'm just blown away by One Hundred Above the Park (apartments) in the St Louis - Central West End picture! Never knew St Louis had anything like it and that's a tower I can easily imagine in East Asia or Canada and looks much taller than 385 feet. But I also like the Best Buy sign placement in one of the Clayton skyline pictures 😋

  19. I like the idea of a thread for this. Considering you have Hanover Park and Gateway Lofts up the street that were also recent development projects, as well as the new Quarry Trails Metro Park, hopefully this area becomes relevant for continued development and site conversion.

  22. Oh cool, I appreciate seeing the attached floor plan! And I like the exterior design as I think it shakes up the aesthetic a little (I do think the master bedroom could use a buffer hallway to the staircase though). Also, will there be no windows on the east? side of the building? Am I the only one who counts 8 floors in the rendering instead of 7?
  23. Yeah, that's just ridiculous. And you still have exits throughout the non-north sides of the city that have fewer total gas stations off the ramp than the amount of Sheetz in that given radius.
