  7. I take this back there seems to be ample space between the development and the single family homes

I think there probably should have been more of a step down in relationship with the single family homes, one of the worst examples I’ve see recently is station 73 and the townhomes to the north. Station 73 towers over the townhomes and it’s just doesn’t blend well at all. I fear the same may be happening here. I also think and not say they shouldn’t make exclusions to the rules but it is a bad look if the commission a month ago approved certain zoning laws and now they’re approving a variance to the exact thing the zoning law was trying to avoid and make clearer for developers. all that said how many times can parking be brought up, there’s plenty of street parking and also just because there’s parking lot for residents of the apartment doesn’t mean everyone will want to pay for a spot, I’ve never seen or lived in a building around here where more than 3/4 of paid parking is taken

Picked the spot already aside, to his point a soccer stadium would be perfect for the lakefront it’s perfect medium sized venue with a good indoor out door feel and is able to make cut outs towards views like downtown and the lake the more I think about it the more I’d love to see this in the flats although not sure if there’s room
  13. That’s a crazy condition for a b-team league, the MLS doesn't even follow that they’re happy with a existing stadium that can convert to a pitch
  14. Also think the FC Cincinnati approach of waiting a few years and renting out another stadium for games to prove out the model worked out really well and that team’s owners have infinite money. Building a stadium right away feels pretty risky
  15. Also strange combo of co-owners a film producer and a finance guy…. Their net worth's aren’t massive so I’m guessing there’s a larger minority group than usual curious how this stadium turns out

When asked if it would allow the stadium’s construction, the federal agency issued a statement that said developers must give it the opportunity to evaluate proposed structures near airports to determine whether they could pose a hazard to aircraft or interfere with navigation aids.   20. Well an inspector passed by and saw the unapproved dog park and waived it as illegal. The welleon ended up at landmarks this past meeting, which basically the welleon described how they knowingly departed from the initial designs without approval and basically asked to continue as installed. This is the second occurrence of a developer doing this along Detroit in Gordon square this year. To Welleon’s credit, aside from this decision by them they previously had a great back and forth with the city

Thinking through it again I will say it does say something that even with all these quotes about brook park and hyping it up as the best experience, the haslems still mentioned what they COULD do at the lakefront, if the fan experience was so much greater in brook park and the revenue would be so much higher why even still mention the lakefront

I agree, I don’t think you can slam a business for trying to make more money that’s literally their purpose they’re not a non-for profit also for them it certainly does suck to have all these downtown parking lots and garages profit off the back of your event and get nothing in return. To that end people will mostly drive together couldn’t they get more revenue by actually increasing the ticket prices per fan instead of indirectly raising them per car and they don’t have to deal with increase in property taxes and maintenance of a parking lot
