I was referring more to the jock tax which I guess seems to be limited to just the state level I guess I’m not sure if they pay in every city they play in id assume so since that’s how it would work for another person but may not

excluding Dallas all of the cities mentioned have extremely mature urban cores without a decline. They also house many more millionaires and billionaires let alone millions and millions of more visitors and residents. Also the price to build a stadium in the urban core for these cities would be absurd if not impossible. I do not think we share anything similar to these cities at the current moment in the context of having a stadium downtown

Not that the haslems need anyone to speaking up for them but their lower.com stadium is fantastic also the way it integrates into the existing arena district is great and the build out of Astor Park partially led by the haslems around the stadium looks great so I wouldn’t say they don’t have the development chops or know how, they’ve proven they do just in Columbus *edit sorry didn’t notice how many posts came between this and the post I was referring to this is in response to @TBideon

They did not directly I guess you can put two and two together and determine that they only believe spending over a billion makes sense only if they can have all the parking revenue “They seemed optimistic they could finance a new $2 billion-plus facility, and that it would help pay for itself with all the events and parking.” Followed by.. “I mean, this is not just a lipstick job. This is a major, the stadium, you will not recognize Cleveland Browns Stadium if you saw what we’re talking about doing. It’s a billion dollar project. That’s a lot of money. So it’ll be significantly different, significantly different.”

Read the whole thing, amazing how many times parking is brought up, guessing there’s serious revenue in that. The whole gist they’re trying to give off to Ken’s point is that they’re moving from the lakefront. Also for anyone that couldn’t read it they said they’ll have a final decision in the next 1-2 years

“It’s hard to get into, hard to get out of, we have no parking. I think that was really something important for us, as how to solve those issues. And when you start thinking about what Cleveland can be and what the vision for this city is, I think we underestimate what a great place it is. And I think there’s an opportunity here to perhaps build a dome stadium that can transform our area. That’s something exciting to think about. We’re looking at both options. Not one option is above the other. But I do think that Cleveland deserves to be thought of as this evolving, forward-thinking, creative city as opposed to not thinking big.” -Dee Haslem so they want parking revenue? Otherwise I don’t think anyone complains about parking for the game

Difference is there’s very very few properties that close to the “Edgewater bluff” that are single family. With a mix of zestimates and recent home sales here’s the current market of the neighborhood north of Detroit for the over 650k mark. over 650k: 18 over 700k: 13 over 800k: 5

to be fair it’s a 3,000 sqft brand new home 3 houses in from as close as you can get to lakefront in the Detroit Shoreway. Can’t say this is that shocking seems par for the course of what we’ve seen over the years

Agreed I just think this lot may have been more affordable by way making it more likely to get a significant development as opposed to exorbitantly priced West Bank parking lot (given haven’t done per acre math comparing the two properties)

I still see a fairly heavy presence, Tennessee and Canada seem to be the highest occurrences for the last couple months of the individuals I’ve talked to with out of state plates most were here for the clinic or case. If you walk around new apartments and their parking lots you’ll see a fair amount
