  1. I hope his Hudson Tower is a success so he can possibly produce something similar on the old nucleus site and possibly offer similar incentives. Maybe subsidizing the rent in Detroit will encourage brands to trust Dan and pay full rent in Cleveland Should note Hudson tower’s success in similar vain is in a way subsidized synthetically by GM leaving their infamous RenCen building which will now possibly implode two of its tower, kinda sad but at least the rest will be repurposed

I don’t really think Starbucks and Edda/other local cafes compete. people are very specific about their coffee if people want Starbucks they’ll just drive to wherever it is if they’re having a slower day, want better food, a better ambiance, or want to shake it up they’ll go to Edda/local shops I don’t think having a Starbucks in OHC changes the market dynamic, just changes habits people may walk or bike more now than driving all the way to w117, downtown, or steelyard. I also like the location it’s kind of tucked away, Edda has that main corner you have to pass it first before getting there if you’re in OHC. to that end I’m curious how Starbucks will handle signage

  9. I didn’t watch the review, was pick up/take concerns mentioned at all? Downtown certainly is victim to a line of empty cars with hazards on since there’s not enough street space for to go orders but at least downtown has the befit of the bus lane. however w25th doesn’t have that same luxury having a pick up lane like town hall would be nice or designated pick up spots w24th could be solutions…. Chipotle is almost too dependent on to go orders for it not to have designated to go spots + a way higher volume of customers than anything else on the street

Could use some clarity in the last paragraph… “Separately, Whalen’s new firm Places Development is leading another development project nearby, a proposed hotel at West 26th and Lorain Avenue to which NEOtrans broke the story. But he said Places will likely go away after that project gets under construction” does this mean Dan is stepping away from his own development company? Is he focusing on different city? does he not have another project in the foreseeable future? Or is the inference that he’ll only work through this new partnership
  14. Right these were supposed to artist lofts where they legitimately live there also if I remember correctly didn’t they say they did a similar project in Detroit I wonder where that landed
  15. Also importantly not a reflection of location, really just an issue with the concept in my mind, Astoria for example right across the street is always busy and they’re a larger space.

Can’t say I’m completely shocked, I will say great build out of a space I look forward to someone else filling the spot I don’t think the concept can really stand on its own. also the apartments above it should be finished soon if they’re not already which are really affordable for this neighborhood given they’re a complete renovation

  19. I’m always confused when people complain about height when developers propose something. if you have a problem with the height then propose changes with zoning otherwise it’s allowed so idk what there’s to argue about.
  20. apologies if this was posted already, but Bibb mentioned what could replace the stadium: music venue, a museum, and have asked NASA to look into the site also made it sound as though basketball and pickleball courts could pop up starting this spring
  21. Agreed^ protection is lacking in all of our trails along high speed roads, they really gamble with the lack of protection. I’d also add how does this play with the bedrock riverfront plans
