  1. It may take another generation or another ceo, obviously it’s reversal is not in the next 5 years
  2. Before the pandemic it was near impossible to get wfh approval, even moving to another city where a major office existed was extremely difficult. Yes most of the work can be done from home and there are certain departments that still have to go in, some requiring at least a few days in office. However companies are losing a lot not being in person especially with onboarding and training, a shift will come in time

  4. I do believe in the future that could be a possibility when wfh reverses. They will once again need a lot of space that they’ll no longer have and that could be true for a lot of companies as their previous office space turns into residential. The ceo did say at the end of the transcript that Ken shared part of that they do not need big impressive buildings, but rather it’s the people themselves. But you know that could have been to soothe employees worries and their stance on that will likely change as they’ll need the space somewhere. However as I mentioned and Ken mentioned until they make a dramatic shift technically they will always need campus 2 for the assets it contains
  5. Just to clarify, when when people say a beach do you mean a sandy area like sugar beach in Toronto? Other wise a real beach might be kind of odd in a harbor, is there examples of this?

  7. Lots of hardscapes, not very green. Pretty sharp turn before the landing for bikers. Don’t love the sports courts being there, seem out of place but I’d use them if they were there. Interested to see what type of bridge it would be. I feel like this bridge would really pop if it was designed a suspension bridge some like in Dublin, Ohio on a bigger scale or something similar to what was the initial design of the lake link trail, guessing the cost on that would be astronomical but a great opportunity to do something special other than a glorified concrete highway bridge

  9. I would guess just like Dan, progressive likes to own their buildings. Also they have certain assets that would force them to stay in at least campus 2
  10. Couldn't find a mayfield topic, progressive is going to close their main corporate building known as campus 1 will take 18months, employees will move to campus 2. Their occupancy in Cleveland buildings is currently 8-10%, or 850 employees in 10,000 seats. Their other buildings that were put on the market recently are in discussions with the clinic for a sale

  12. Comments about the stadium start at 6:30, interesting phrasing of “developing, remodeling”
  13. Throw in the fact that Dan Gilbert’s arch nemesis of a competing Michigan mortgage company just bought the phoenix suns, he’s going to want to show off a bit to say the least. (their feud is always on going in fact Dan was the only one not to vote for approving the sale of the suns to their new owner)

Cavs outside of normal high returns seen for nba teams will receive somewhere between 200-500 million from the upcoming expansion teams in Seattle and Las Vegas (Las Vegas is already building their stadium prior to the team being bought which may actually go as an auction). This should make for an extremely high end practice facility, nba owners now look at San Antonio spurs’ 500$ million practice facility as a template. Brian Windhorst spoke about what teams are looking to do with their practice facilities and his description matches exactly what Ken has reported, as an all in one encompassing campus close to their arena a place with the highest end amenities, medical staff, medical equipment, high end condos, high end hotel, etc.
  15. Not sure if this mentioned already but 4732 LORAIN AVENUE is the type of development that really turns Lorain into a street found in OTR, the design is great (just wish unit ownership was more prevalent like it is in OTR)
  16. Really wish we could retroactively apply this to properties, the damage that has been done to our city’s experience will unfortunately continue to live on. Glad we won’t see more of it but still will drive me nuts when I see developments following the previous form. Still have no idea how that was ever the code
  17. The lot split being considered shown as parcel B has a buyer lined up to build a single family home
  18. Some relatively breaking news that was mentioned in the first lot split presentation in todays CPC meeting, the HKM building is currently on a lease back but will be demo-ed “in the next 2 years” for a mixed use or fully residential development.

  21. Agreed but I think for Cleveland the people coming to the games may have spent money somewhere during the day but more likely would have spent it in their suburb, the teams pull large populations downtown to spend money

I’ve recently departed from that “it’s murky” conclusion, when you go out on a game day for browns or cavs just about every restaurant within walking distance of the stadiums for 3 hours before the game have hours waits and bars are packed, go during the same time when it’s not a game day it’s simply not as busy and waits are more digestible.
