I haven't been out that way in probably 2 years, but I was at the Petco at Lennox last night. I walked out to my car, glanced up, and that monster completely took me by surprise - legitimately startled me. It was unexpected but oh so nice to see.

Did a little snooping on the Ohio EPA site and found a slightly different than what we've seen site plan on the wetland permit. We can assume the dark lines are phase 1, and anything in light lines is CHIPS Act - gated plans. https://edocpub.epa.ohio.gov/publicportal/ViewDocument.aspx?docid=1757524

161/310 will be developed more densely and you'll see something like a JEDD along 37/161 for some development. North of that is flood plain country. The large tract of land you're talking about is more than likely not for sale any longer and under an NDA, and has been for some time. The owner of that land stopped returning calls to people, but before that his response to inquiries was never "yes it's for sale or no, it's not" but "what will you offer". That's the same response many of the other landowners gave or are giving now that turned out they were under NDA's and had already sold for all intents and purposes.

That is tame compared to what I hear on a daily basis out here. Another of my favorites is that Intel will be somehow bringing in Indian construction workers so Ohio crews won't get any of that work. I'm pretty sure that's now anything works. I also think that numbskull telling people that got his Indiana and India mixed up. I could spend hours talking about this nonsense.

I think that the Dispatch and the affiliated Newark Advocate are driving a lot of clicks and short term subscriptions due to these articles, so prepare to be buried with everything they can attach "Intel" to.

The increased development out this way is going to force that change one way or another. I'm waiting for the little business section on Main St/37 in old Alexandria to fire up.

I was always surprised it wasn't developed years ago, but then I remember the property developer that who used to own it.

Sounds about a scammy as the carbon credits scheme. If they wanted to truly work on mitigating wetlands destruction, do it in the area affected and not in another county. There are 100's if not 1000's of acres in the nearby flood plains that they could buy and designate as a wetlands preserve. Creating those wetlands preserves would also make a lot of area people happy that are concerned about future development due to the protected greenspace it would create.

Airsup replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionI used to walk that area on my lunches when I worked in the area and I think most of those residential buildings did have res units on the ground, many with their own door and small patio, so that's probably why. But I think the one completed on the north side of Nationwide had retail on the ground, so maybe those two are outliers.

And Columbus will be supplying the water to Intel, not Southwest Licking County Water and Sewer District. However, SWLCSW will be building a new treatment plant at 310 and Jug, and new towers along 161 on Patterson. Edit - treatment plant at 310 and Jersey Mills. Had the Jug on my mind from a previous post.

There's another large piece of land for sale at 37/161 @ $55k/acre, and a horse farm that sold on the southside of the highway. It's a poorly kept secret that an enormous amount of land between 37 and 310 has already purchased by some of the large players for some time and are sitting there under an NDA with the previous owners until the transfer happens with the auditor. Same playbook for what they did at the Intel site.

And the biggest factor is it is flood plain. The active flood plain stretches from Granville west and consumes a lot of land preventing it from any real development. Raccoon Creek is a nightmare (I spend a small fortune on flood insurance because of it).
