  1. I'll pass. A crap building is a crap building. With another 50 point rate cut expected, we should not be playing this game.
  2. This project looks like crap and just needs to be denied. Committee just needs to tell them to redraw from scratch. Does Cleveland not have design standard examples?

  6. I can get Weiler a building 30% cheaper than what he’s budgeting for right now - allowing him to go taller. I’ve got connections doing awesome things in the space that would love to break into the Columbus market.
  7. Watched the meeting. Very good commentary. Especially with the backhanded inn comment. This project looks like flaming pile of crap and whoever designed that should seriously be reconsidering their career choices. The windows don't make any sense in terms of scale, the arches are out of place and for whatever reason watered down to a degree I didn't know was possible. The use of that many various materials and even worse, the "long facade" is just horrid. Even worse, they add the amenity terraces on the wrong side! You have a multimillion-dollar park and river views, and you think residents want to see the side street? This whole project is not iconic, and quite frankly is one of the worst buildings I've ever seen designed. The plan views are fine, but the elevations are absolutely horrible. And that path to the river is just terrible - it really does feel like an afterthought. I saw it and immediately visualized someone getting jumped there. Put some string lights, activate it with a commercial use, and widen it. That would make such a cute quaint dining space or pocket park. Furthermore, get rid of the metal panels altogether and use larger windows. Hardie Board is not appropriate for their project either.

  9. Yes! I drove through this for the first time and almost went down the wrong road. Super confusing.
  10. Ground floors need major work. Once those are redesigned with more natural elements I agree. Upper floors need a little more variation as well. It’s not a fully baked design, but a great step in that direction.
  11. This is better. However, the main structure is still a giant box with no depth or detail. Furthermore, the front facade needs broken up. I like the design on the corner but that shouldn't continue to the actual main structure. It needs variation. They need to continue to move back to the original design details.

  13. I've spoken directly with the companies that specialize in this stuff. There's always a cost. Personally I don't think that's a good site for a massive supertall. I think a "village" approach with 1-2 taller structures is much better and will help showcase the culture of Franklinton. It will also thrive with the introduction of passenger rail.

  18. It will. What was released was a very, very rough concept meant to convey massing. Normally projects don’t scale up like this one did, which is why a less finalized design was presented.

  20. This could be a great mixed use, walkable development. There’s garages not far that can help with the parking load.
  21. If they’re holding out for rate reductions, than just wait.
  22. This is just stupid. It’s giving them a free pass and incentive to sit on the lot for 10+ years.
