  1. I showed those plans to SHPO. They'll never get approved. It MAY be the plan set from 2021 I never saw - they made one last run at it that year with a different architect. However, if you can't afford your property taxes, there's no way you can make that development work. If there is, by chance, a real buyer - I will approach and make an attempt to partner.
  2. Slashed the reserve, rejected our cash offer of $2.2M, and probably bought it back themselves. It'll continue to rot. Tried my best y'all - these people just suck
  3. Honestly this whole thing makes 0 sense. Parking is expensive to build.
  4. This whole development is great but the architecture is soulless. It really just doesn't have any identity, purpose, or character. Don't know why stuff like this keeps getting approved - its harmful to the community experience.
  5. I'm doing a building that's a full shell buildout and we're at about $350/SF. So totally believable.

  8. That won't happen. First, there's not much funds in the trust. Second, apartments don't pencil.

  11. Walked the building today with my GC. Oh man the things I saw... gotta keep my lips sealed for now but I am optimistic...
  12. I hate the windows. Otherwise, fantastic looking buildings. They needed to mirror the Smith Bros. building.
  13. The problem is everyone that's tried to do it recently has no idea what they're doing. I just got off the phone with a potential bidder trying to do condos. The historic tax credits won't let you do that, and trust me, you need every bit of that $7.5M to get this done.
  14. Back in February I had tried to pencil the deal as a 95 room Marriott Tribute Hotel with a different partner. It was going to be very similar to Junto but higher end.
  15. Yes. I've been in love with it since I started working in OTE years ago. I've got floorplans, numbers, quotes, designs, everything for it. Here's a "teaser" of what we're doing
  16. I have spent the last three months accruing the capital and due diligence to purchase and renovate the property. I have everything from every previous owner. I have spoken to previous development partners. I have completed our own internal designs for the property. I tried to stop the auction a week ago to no avail. We have been preparing to bid but it appears something very illegal may be going on with that property which has given us pause. I've got everything you could ever want to know about that building. I will say more if I can post auction as I am still receiving offers to partner with other bidders as I have figured this whole thing out and gotten it to pencil at 21% IRR.
  17. I've made some calls. Guys, this is the current owner selling this. They're behind on property taxes. I have these plans, will post. This would never get approved and is not even financially feasible.
