  1. No one can afford to rehab it. That's the point I'm making. Financing is tight and these projects are higher risk. I love saving the old but the fact of the matter is the proformas just aren't working in anyone's favor right now.
  2. Spoke with a major developer yesterday. The numbers are really tight on all projects right now - as upsetting as it is they really have their hands tied. Most projects aren't even feasible as it is...
  3. As a taxpayer, I don't think anyone should be paying for private corps such as football, soccer, etc. teams. Even convention centers and the like should be privately funded entirely. I understand easing up on their property taxes or the like because they are an economic pull, but outright paying for them is absurd.

  8. It's been that way for forever. Maybe Wood has a smaller position - Schiff I think is just out of the game entirely, and I say that in regards to all projects.
  9. Just met with a developer today. Some big names in the city avoid Dublin at all costs because of how bad they were with this stuff. They’ve really dropped the ball in the last decade or two.

  11. This is nice, but I'd really like to see a "skybridge" like in the Hilton run in a more retail-oriented part of town. With these miserable winters it'd be a great and useful feature - plus I've always found those things to be super cool.

  14. By the way, oil isn't running out. Despite what everyone's been told, it does renew itself (and not in millions of years). That's a supply and demand farce used to increase the price. And, because its so far underground and requires special technology to find, its very hard to "fact check" that claim without being in "the club." We could've had renewable with water, but that was too plentiful so the inventor conveniently "passed on." Also, if we want to keep slapping solar farms up, we should be restoring equal amounts of farmland to forests, which purify the air and provide natural habitats for a variety of local species.
  15. If salt is such a concern air entrain the concrete. Secondly, and to your point, these problems are maintenance issues. Like at Roman ruins. Concrete can certainly last that long with the proper mix and maintenance. Sadly, most owners don't maintain their garages or pay attention to the warning signs of failure. At 30-60k per space for a new garage, it's a costly mistake. It's the same paradox with anything - spend the money now or spend 10x of it later.
  16. A dome would make the stadium suitable for year round use and events.
