  1. Yeah, do what Columbus did and put a giant a$$ warehouse downtown for Rogue all while Abbot keeps clogging up Vine Street with its truck traffic. 🙄
  2. Even worse is they're going to use the equity from this project to finance the one next door (I'm assuming). They'll need to hit 90% soon unless they're planning to refi the Gilbert. That being said, a steakhouse, the garden, the coworking, etc. Its Edward's effort to create a high-end portion of downtown - and I'm all for it!
  3. I bet it’ll happen with the naming rights. If not then, definitely when Amtrak comes through.
  4. The Junto is raved about by everyone I know. I haven’t been yet but I certainly think the convention center will be able to support something like that. On a side note, as I looked at the convention center/Hilton more closely, it appears like they are planning expand the CC upward. There’s a very large windowless region on the Hilton that lacks any character/detail at all on that side.
  5. Once the foundation is done, it’ll rise pretty quickly. With winter there’s challenges of keeping the concrete warm enough to cure, hence the blankets. They have sensors within the concrete ensuring it is curing appropriately and if not, crews are immediately dispatched to recover it, etc. It’s an extremely delicate phase - especially since this is the very base of the structure. Given where it’s at now, I’m thinking it’ll be around March-May when we see the above-grade structure begin to rise. They are already curing a significant portion now - and it seems we have a few more pours to go.

  9. Soil and utilities are probably the biggest unknowns on a project. You just never know for sure until you start to dig...
  10. Downtown needs this as well in the AD. It's a massive eyesore and waste of land.

  12. I assume a detention system is being installed under the old surface lot. The hole was pretty big when I passed it this morning - I can’t imagine what sewer they’d be connecting to that large.

  14. I think we’ll be surprised. That being said it looks like the Broad St. access won’t happen - thankfully.
  15. So the fifteen includes parking. Will probably have the commercial on each end with garage access in middle. Seems like the garage will take up almost the complete footprint of the building.

  17. I have been informed today that tower 2 is a go. There's apparently been more going on behind the scenes than we thought, and they are further along. I'd say we see an announcement sometime this year.
  18. We will, but it will be sparse. Residential can build out in multiple 1+5’s rather easily. There’s no incentive to clustering as many people in a building as possible - with the exception of a hotel or high end apartments/condos that want views. The Estrella, Peninsula, and Merchant all fit such criteria. But for most residential development, it doesn’t make sense. I think we’ll continue to see more 12-15 story developments closer to the heart of downtown as land along hot corridors becomes more sparse, and as banks feel more confident they will lease out, but I don’t foresee any new large towers past what we’ve seen until a commercial tenant enters the downtown market.
  19. It is and isn’t. They COULD add a few more floors possibly, as structures are generally over engineered, and I’d assume with a tower such as this they went even further overboard. However, the change order costs and obtaining more steel and materials essentially tomorrow would make it cost prohibitive versus just adding those floors onto a completely new structure.
  20. We still don’t have the demand for new office space downtown - we won’t see many towers until then. However, the nearly complete occupation of the Astor Park office building by a single tenant is encouraging we’ll get there soon. Once the residential population goes up and more college educated, white collar residents are downtown, I think the large office towers will return.
  21. No - I wish I knew him. He's a remarkable guy from what I've heard, and pretty humble as well. If anything, his ego seems to forget he enters the room, unlike other developers in the city...
