  1. A nice park with some public art and a water feature would be great.

  3. Parking lot in this type of location is not a forever thing. And I agree, they look better even though they're still value engineered to hell.
  4. Labor is going down due to more projects finishing and none taking their place. More oil production should greatly reduce operating and logistics costs and bring prices down. Tariffs are not a concern - we've got what we need here apart from lumber, which we'd just grab from brazil anyways.
  5. Looks like a church rec center. Architects just keep getting worse..
  6. You need to set quality standards so they don't look and end up built looking like value-engineered garbage. I think you need to let them be creative, but things like 75%+ masonry facade (or at least main facade) should be enforced.
  7. I am working on a different venture to bring similar small-format homes to the city. Think the 1980s brick ranches in Dayton.

  11. No one will rebuild it makes no sense to. We don't need a larger one, and arenas can only be configured so many ways.
  12. That and clearly missed details. No limestone accents. No roof pitches. We need to pump the brakes on all this modern crap going up in the city - we'll end up losing any identity or character.
  13. Open gathering space, business center (I set that one up haha), kitchen, laundry services, etc. Really working to figure out programming and ways to activate the space to benefit residents. I am also going to be redoing the website to make it more clear and updated as we finalize things. I'm only donating my time though and between 18 credit hours at OSU, trying to get back on my feet in life, and working with a potential partner to pencil out some deals downtown, I only have so much I can put towards it a week.
  14. The streetside is an abomination. This architecture does not match the existing german village and lacks and identity and character. They must redesign and resubmit!
  15. There's positions like customer support that don't need to be in house. 100% agree with that. I'm not paying for a lemming to take up space they can take up at home, and their pay won't be that much anyways if they slack a little. Not a big loss. Higher paid, more creative or leadership based positions need to be in office though to collaborate. I do believe that. But I also think its important to have a culture where people enjoy coming to work, and they need to provide some sort of compensation for transit, as most people don't live by their job and due to rates are not going to move closer. A lot of people picked up jobs further in the city living further out over the pandemic and I can't blame them for not wanting to add ~$200/week in drive expenses + parking and time.

  18. I'll one up you - I've got conceptual renderings of Phase 2 interiors. Will pull some better ones friday - most of existing are punchout related and show the worst lol!
