  1. Math ain't mathing. We're short 4MM units nationally, and like 20k here, yet demand is soft. I understand maybe in the downtown submarket - as rent expectations have outgrown lower demand as the amenities promised with those developments have not been built out or followed through, but I find it very hard to believe that the region or country is overpriced in rents. I was just on Costar yesterday and they're projecting a massive 5.1% rental growth in 2025.
  2. Between this and Spring, if one has to stall with a trailer on the lot I hope it's this. It's about as dull as a marble.
  3. I'd say residential at street corners is just a waste and bad planning. Leave that inside the blocks, keep the corners open and inviting.
  4. Wide bodies are team, equipment, and band I believe.
  5. With the federal back-to-work mandate, downtown retail should pick up with more people working in the city again. Hoping for the best on that front!
  6. That explains like stuff like Kroger Bakery and such are crawling. Basically means that 22 story tower, Estrella, etc. aren't moving forward. Astor Park and Library Park are the only two I see moving. Given how little we've heard about Riewald's project on Spring, I'd say that's on hold as well.

  11. They close it down after the games, so its really just people getting to the game. If OSU gets smart and starts using shuttles on the buckeye lot loop for games, I think they could close it down completely.
  12. They're better than most in the city but no, these are horrible. Architects aren't taught classical styles, and so when they attempt to use them, it ends up like this.
  13. I agree - I think the city needs to do more to go back to the original grid and plot layouts.

As an out of towners that almost went to the stadium for an event this past year, I planned my entire trip around staying at a hotel downtown, walking through the arcades downtown, and dining downtown and off the lake. It's cool to be in the city when I'm used to suburbia or my smaller (and much less) urban experience in Columbus. There is nothing motivating me to go to Brook Park, and if I did I'd end up staying at the cheapest off-highway hotel or just making the long 2hr drive back. Just my two cents but I really don't think BP is going to attract anything. Also, I live right next to one of those 5/1 "mixed-use" urban developments called Bridge Park. It's nice for sure, but after a few times walking around it kind of loses its allure and there's really not much to do except bowl at Pins and eat somewhere. I think the urban environment of downtown sells it - for those of us who don't live in that its kind of like living in an alternate world for a few days, and at least for me, I find that super cool.
  15. Land planning - great. Architecture - just strip their licenses. I mean seriously, nothing but soviet russia is more depressing than that.
  16. I actually hope the lot owner holds out. I hate buildings that take up a whole block. This will lead to more unique facades and a better street experience in the long term. I wish the city would start being more active on such things, but sadly not, and you end up with stuff like the Nicholas.
  17. Love myself some delicious, tasy classical architecture. Down with the modern, ugly boxes! Hello character and human experience!
  18. Structurally, a nightmare. Also, the facade doesn't have much character or identity to it - its one of the blander historic buildings in town. I'm not a fan of tearing down old stuff most of the time, but if the city forces a classical architecture style akin to what they've sketched out I think its a massive upgrade.

  20. I believe connect owns that lot - not sure though. I know they owned the garage years ago at least.
