  1. Excuse me for being a dumb piece of s**t and not reading this thread all the way back to 2006 to get my answer. But what happened to the great plains of parking lots and barely-in-use-buildings that make up the large lot of city blocks in and around downtown? I get they would need to buy out some owners, but the city could have went to bat using the ole faithful eminent domain. Controversial but with browns backing I don't think a parking lot owner and a barely in operation warehouse would have much community rally behind it to oppose the elf.
  2. From my limited understanding of urban economics: Cleveland has struggled to bring people back in from the suburbs where almost all the metro's wealth is. Market rate housing is more appealing to people with some money to spend. It often comes with better construction build and nicer/more amenities. Mixed income communities are some of the most robust communities there are. The wealthy have better access to workers, and workers have better access to wealth. We can see when the extreme opposite of this happens elsewhere, like in San Jose or Martha's vineyard. These places are struggling to simply operate as the working class has been pushed so far out. The wealthy are also far more effective advocates for their communities. Not only can they pay more in taxes, but they have more time and political capital to push local government into action. Now for this particular lot? There's already no housing on it. There's no removal of other housing to add supply to the area.

  4. Good write up. Thanks for bringing us this news. All housing is good housing. However, I just don't think this is the type of housing Cleveland would benefit most from specifically in this location on this lot. It should be market rate five-over-one with retail below. I understand why projects like are so enticing, but they really miss the forest for the trees on long term and cohesive economic gain.

  7. What instruments prevent LVT? From what I understand Ohio was fairly involved in the original push towards LVT back during the Henry George days.
  8. Just found this thread so pardon if I don't match the tone. 1.) Consolidate Cleveland and Cuyahoga county 2.) Replace income and property tax with Land Value Tax. The common man sees no difference in his taxes but still feels the incentive to make better use of land. Mad react if this has been discussed before.
  9. The gridding, narrow streets, and proximity to downtown should make this Cleveland's Over-The Rhine. If I were a billionaire developer this would be my area of focus.
  10. Something I've had to come to terms with in my developing hobby in urbanism is how much the market dictates what a city is and can become. Policy can produce powerful sticks and carrots but ultimately its up to the market if it can produce such a result. I don't think its out of the real of possibility that DC inc. can push the needle in the right direction, but larger/more forces will likely be needed to see a change of substance. Small victories do add up however.

  15. Cleveland City planning threw an absolute fit today and denied housing being built because they didn't like that the roof was flat and that they weren't told a good enough "story." I find this completely unreasonable. The architect showed exactly what the building would look like and what its foot print would be. Am I missing something? They delayed a housing project by weeks because they just didn't like the presentation. This "character" thing is out of hand when we're in a housing shortage.
