Agree to disagree on the retail. The immediate area is already badly over-retailed and there are seemingly always a couple of vacancies in the adjacent plaza. Based on my observation of path users most are on a mission (out for some type of exercise/walk) and not enough are using it to get to a retail destination or to commute. I am skeptical that the ROI could work for a developer. I do think the ila location probably could have made some type of retail/restaurant work as there is a lot more foot traffic in that area. A restaurant with a good outdoor space right on the path that serves decent food and beverage would do really well I think.

Oxford / Miami University: Development and News
A rich price for a school that hasn't put a team in the NCAA tourney since 2007 and hasn't won a tournament game since 1999. They almost made it this past Saturday and I was cheering for them. Hopefully this is accompanied by a plan to provide some NIL funding in order to compete in the changing landscape of college athletics.

Those homes aren't my cup of tea but I never understood the neighborhood outcry over this development. It was a patch of overgrown brush and honeysuckle. These are an improvement. Separately, the stretch of Wasson Rd just past these homes toward Marburg is in desperate need of resurfacing. I have driven on dirt roads that are in better condition.

Agree with most of your points but the square could be a lot better. The square is real tired and has not changed much for the better in a decade. It does have some crown jewels: Lulu lemon, Graeters, Delamere and Hopkins, a solid coffee shop and a couple good restaurants at varying price points in Parkside, The Echo, Alfio's and Al Posto (this last one is pretty debatable/polarizing). The Farmer's market on Sunday is of course a staple during the warmer months. Then there are the head-scratchers, like why is there a Coldwell Banker office that is always empty sucking up valuable real estate space in the middle of the square. Same with the Berkshire Realty office space that is just always totally dead. Sibcy Cline has an office there too but it seems to have some activity at least. How is it that this rug business on the square has been open the last 20 years but I have never seen a customer in it? Then there are the vacancies like the old estate jewelry store next to the now defunct wine store that has been vacant for years. The restaurant space that used to house Cock & Bull, then Mesa Loca and now some other soon to be out of business Mexican Cantina. That space hasn't had a decent tenant in a dozen years since back when Vineyard was there. Then there are a smattering of salons and bank branches and random medical services which are fine and then some vanity businesses. I may have actually convinced myself that the square isn't actually that bad as I was typing this post but I think it could be more vibrant and have a few more restaurants a couple bars and even some more diverse retail. I personally find the business districts along Woodburn/Madison Rd and Obryonville to be more interesting and compelling that what Hyde Park currently offers. Oakley too has a better mix of businesses IMO.

To be fair I don't think it's too difficult to figure out if people are lost when you are driving around town especially with the ubiquity of the food delivery services. I find myself behind people in the city all the time that are clearly clueless as to where they are and where their next turn is because they are so reliant on their phones.

At what point does UC student housing get overbuilt? I did not attend UC but I am in the area about once a week and it is starting to "feel" like it is getting there but I don't have any numbers to support that. Are current UC students less interested in living in a house with roommates like the did 20 years ago and more interested in living in these plastic towers? You would just think at some point with all the construction demand will have been met. Are small time landlords that may only own a couple/few/dozen SFH's still able to rent them out against this new competition?

Can anyone really present a compelling argument that HP square and its collection of current businesses is as good as it could be? It's terrible frankly relative to what it could be and has so much potential to be better. This project could be a real game changer.

With well established clubs like QCC, University Club of Cincinnati and Metropolitan Club and to a lesser extent the CAC is there really a market for something like this? I am skeptical.

Ohio Ski Resorts
I have skied at all of Ohio's "ski resorts" but I never made it to Spicy Run or was ever even aware of it before this thread (grew up in NEO). Does anyone remember Clear Fork just down the road from Mad River? It was a nice little ski area with a family run feel to it and I always felt like it had some big time loyalists that would choose to ski there instead of Mad River. Think it was pretty big with the adult club racing crowd too. Whatever happened to it and why did it close?

Fair point I should have clarified. I am more referring to the general area especially observatory which is a major thoroufare from near east side neighborhoods to 71. Anything that discourages traffic in this area is a good thing. The square itself is no picnic though at certain times of the day especially school pickup. Recall there was a pedestrian killed crossing Erie by a metro bus several years back as well.

I support this project but the unfortunate reality is the construction period if it gets approved will be a nightmare due to the amount of traffic flowing through that area. I wonder if stores like Peace Love and Little Donuts will even be able to survive the current road closure for the work occurring on Edwards.

Edwards Road will close in between Observatory and Erie from July 22 until September 9th per the sign I saw when I was driving in that area earlier today. In Hyde Park, Edwards Road was repaved and re-striped with unprotected bike lanes. This connects Wasson Way to HP Square. A good idea but we will see how long the paint lasts as drivers sometimes treat portions of this area as two lanes.

You are correct. It was actually kind of a bizarre set-up because you were free to roam those few floors. I was up there once on a weekend with one of my kids when they were younger and we were able to find an unlocked bathroom.

FC Cincinnati Discussion
Count me in the crowd that considers the AAPL deal a bust for fan engagement. We go to the occasional FC game and I have a couple kids that play rec-soccer at their schools because soccer for them is just for fun and not their primary sport. So we know the sport, we like it fine, but we are not diehards. Still, we would watch a lot of the games if they were on local TV but we can't so instead we watch zero. I was out at a bar in DT Cincinnati during the game prior to dinner on Saturday night and they had the Alabama/GA game on all the TVs probably because they couldn't access the FC game. It is a real problem for the casual fan. There is a reason that other sports leagues structure their rights so that they still have access to linear TV audiences. On the MLS TV deal: AAPL paid 2.5bln for 10yrs. This compares favorably to the old MLS deal which was $90mm/yr relative to the $250mm the league gets under the new deal. With 29 teams playing 34 regular season games that gets AAPL 493 games a year, plus playoffs we will round that up to 500 to make the math easy. So MLS gets paid 500k a game. It is important to note that AAPL gets EVERY SINGLE GAME including playoffs. That is a big deal for AAPL to get everything but it is nothing to them in the grand scheme of things due to how much cash they have on the b/s. Now for context....AMZN is in the midst of a $13bln deal (through 2033) for Thursday night football. This is Thursday night ONLY. It may include a playoff game or two late in each season, you can look up the details if you really care but AMZN is paying $67 million PER GAME relative to the MLS deal of 500k per game. Just to put things in context of how little MLS is actually worth. Now we are comping MLS to the 800lb gorilla that is the NFL but if you comp it against NBA, MLB, NHL, you will find a shocking disparity in the value it receives as far as the rights are concerned. MLS is very popular in local markets but it simply is not that valuable on a national or global scale and it may never be.
