The pool lift is scheduled to start around 10:00A Thursday (perhaps a bit earlier or later depending on how things go) We’re told the whole thing will take less than 5 minutes from lifting to setting. I’ll be there with some coffee from Ready Set around 9:30A - planning to post up across the street, if anyone is interested enough to swing by and watch. Maybe a hard hat/model unit tour to follow…? (Wear long pants and no open-toed shoes) Hope to meet some of you tomorrow!

A lot to unpack here… Overall, the development has replaced ~1.3 acres of unused private surface parking and two vacant buildings (“not an architectural gem” is certainly one way to put it, Ken…) with 127 new apartments, 17,000 sq ft of street-level commercial space, and a 5,000 sq ft public courtyard… To clarify, the resident parking lot is not temporary and was never described that way. The 3,000 sq ft landscape area (or "very tiny park" 😉) that separates the lot from the sidewalk, however, does two things: 1) meets the intent of the Pedestrian Retail Overlay setback requirements, creating a visual barrier between pedestrians and parking, while (2) also being the footprint for a potential future small-scale commercial structure. We agree with and appreciate the premise, though, that we shouldn't be complacent - we can always do more, and we can get better. We're working on that...stay tuned! While I'm here...the Welleon pool will be craned up to the roof a week from tomorrow (5/18), for anyone interested in swinging by to watch. Coffee on me (except for you, Ken....just kidding!) I'll check back in with more specific timing on the lift when I have it. Thanks! -Justin

A few construction pics to kick off the weekend... 1. This week, poured stair that connects pedestrian path from Tillman Ave up to the courtyard and through to Detroit 2. Framing 2BR unit overlooking Detroit, with views west 3&4. Views from 6th floor courtyard balcony 5. View from "inside" the 7th floor rooftop pool 6. Looking back into 2nd floor studio from the unit's terrace, windows/terrace doors going in 7. Brick working up to the 6th floor along the south (Detroit) facade 8. Here's the wall section for the typical unit demising walls at Welleon. See note at bottom of detail, that the wall is designed to minimum STC rating of 59 (note 60+ is considered completely soundproof). The key is the double-stud construction, creating the sound break in the air gap between the insulated walls, and separating the studs to prevent sound transmission through the materials. This construction detail is not standard practice in most infill multifamily projects.
