  1. SubUrbanOhio?
  2. The writing is clearly on the wall about this property. Looking at their existing outlets, this is Lodi on the Lake: Horizon's Gettysburg highlighted tenants: Aeropostale, American Eagle, Brooks Brothers, GAP, Justice, Old Navy, PacSun, Tommy Hilfiger and more Fremont, IN: Aeropostale, Coach, Gap, Tommy Hilfiger, Under Armour and more Oshkosh, WI: Brooks Brothers, GAP, Old Navy, PacSun, Polo Ralph Lauren, The North Face, Tommy Hilfiger, VF Outlet and more Oklahoma City: Nike, Coach, Brooks Brothers, Under Armour, Banana Republic, Gap, Chico's, Tommy Hilfiger Here's what they also have to say about their centers: Atlanta: The site is highly visible from Interstate 575 with daily traffic counts by the property that exceeds over 94,000 vehicles. Oklahoma City: Over 1.4 million people within a 45 minute drive. 112,000 cars cross this intersection daily. Junction of 3 major national interstates i-35, I 40 & I-44. 178 million customers live within a day’s drive Burlington, WA: Situated on I-5 on the only north-south route between Seattle and Vancouver, Canada. More than 60,000 cars pass the center each day as Canadians and Americans travel between the two metropolitan areas. El Paso: The Outlet Shoppes at El Paso is easily accessable from I-10 and draws customers from a 300 mile radius including Mexico and New Mexico. There's no mention of transit in any of their selling points. They like this property because it's close to I-90 and the Shoreway. Let's not fool ourselves into thinking the developer cares about the local foot traffic or will transform this project to fit in with the rest of the neighborhood. I know some of you like shopping but this an exurban project somewhat near a rail station on the edge of downtown. Litt is right. Site is here: http://www.horizongroup.com/map/default.aspx
  3. Just to refocus: -- There's no plan for outlets at Tower City. -- The city seems to be onboard with this strip mall in a box concept. I'm sure potential tax $$$ are clouding their vision. -- There's nothing from Horizon to make it pretty or have it function with surrounding area. Looking at their existing projects it's unlikely they know how to design/build something like that. Is there some sort of design review? If not, outside of not getting enough tenants, there's really nothing stopping Horizon from building this exurban dreck right next to the RROF.
  4. ^Thanks Ken. That was great to see he retweeted AAO. Geis is going to have to spearhead this because reading Horizon's materials it's all about the car trips. For example, Horizon claims their East Hartford location is a great spot because it's next to an asphalt heavy Cabela's. The only foot traffic they care about is inside their facility, that's all.
  5. We really don't have that much readily available Lakefront property though. Sure waterfront retail is great! But this developer doesn't specialize in waterfront building, as far as I know. Looking at Horizon's existing projects it specializes in locations right next to expressway interchanges. So the Marginal Rd. location right off of the Shoreway is perfect for them. No need to worry about pedestrian access to the WFL or other parts of the city because I'm pretty sure the developer could care less. Drive in from the suburbs and drive back out. On the bright side maybe Cleveland will have Ohio's first Carl's Jr. :-D
  6. I'm honestly surprised at the amount of support for this on here. I'm glad Litt sees how bad this will be. Has anyone looked at their other properties? It's mostly very, very bland exurban. No reason to think this will be something of high quality or even remotely urban even if stores are on top of the parking. It will look even worse if it's half full which is somewhat likely considering all the retail in the region.
  7. Parmatown was converted into the Shoppes of Parma or whatever. At least the conversion reduced the retail footprint in the process. Ridge Park is actually doing OK. Looked up Horizons' existing outlets -- GNC, Gap Outlet, Nike Outlet, Carl's Jr., Costco. Nothing really upscale. This will be bringing the excitement of Lodi right to the edge of downtown Cleveland! :)
  8. Too much retail in the Cleveland metro already. Now another 350k? I know the office market is still difficult but Ken's stats have shown repeatedly that retail is way past the saturation point.
  9. I assume you mean the west side of the map... right? It seems like you could leave those tunnel entrances alone, make minimal changes to the configuration further to the west, and still make the roadway more compact between the tunnel entrances and where the road has to begin the bridge approach (at Rue Wellington). Essentially I would take the redesigned layout and swap the green space with Rue de Nazareth. So the tunnel ramp for Rue de Nazareth would simply approach from the opposite side of the street. You are right about going west. I'm left handed. Always think in reverse. Visually I'm thinking "north" anyway because AutoRoute 10 is labeled N/S through there. The ramp for AutoRoute 720 is going under the city so a simple switch isn't that easy. Like I said, it's complex.
  10. Your idea is great but it would be very difficult to implement. This map doesn't show the whole picture. Duke and Nazareth Sts. end just at the east side of the map and become University St. another median "boulevard" that runs through the center of commercial Montreal. Also, just at the east end of the map, the Bonaventure connects with the Ville-Marie (AutoRoute 720) that tunnels under most of the commercial district. It's a very unique and complex interchange. There is a tremendous amount of traffic that flows from the South Shore suburbs on AutoRoute 10 (the Bonaventure) and then splits between people using University and AutoRoute 720. People will be doing a lot of lane switching. These roads are being split so that it can enter/exit that configuration evenly. It's hard to explain unless you've driven this stretch of road. Than being said, I'm glad to see Quebec do this and eliminate the elevated portion. They struggle to maintain existing infrastructure due to the harsh winters.

He had back surgery last year so his stats are off due to health issues. That being said, I'm not excited by this either. I know LeBron has always wanted to play with him but he's 35 and coming of an injury. I hope he can still be effective on some level. It will be interesting to see if the Knicks or Bulls make another move to try to grab the #2 spot from Toronto in the East. Nobody is talking about the fact that DeRozan signed a long term deal with the Raptors.
  12. So it is possible, in theory, that after 8 pm for instance, that one vendor crew is handling all the arrivals for Delta and United? It's possible but not likely. The crews can be handled by the same vendor but the employees are split amongst airlines. This division has to do with specific training requirements of each individual carrier. United employees handle United flights at Hopkins. Not sure about Delta.
  13. Nurses, orderlies, data processors etc in those communities don't have the political voice to get a road built. Clinic doctors and execs do. They live in the outer suburbs. You're missing the point Ken. E Rocc thinks Parma and West Park are outer suburbs. Not exactly. I even know WP isn't a suburb.... Right, I admit I was being a smart ss[/member] but you do mention I-480, I-77 and I-71 and not I-90. Yet the easiest access for the OC will be people living along I-90. But on UO we hold Lakewood, Rocky River and Westlake to a different standard than West Park and Parma even though plenty of folks in the former communities will drive on the OC too. It is what it is.

You're missing the point Ken. E Rocc thinks Parma and West Park are outer suburbs. Funny how he didn't mention communities along I-90 considering it's a complete direct shot via I-490. Clevelanders crack me up sometimes, same old biases.
  15. Didn't somebody die inside one the pilings when they were building the bridge in the 70s? Or did I bite on something that was made up?

Like everyone else, he's mainly looking at GSW. Will Rodman come out of retirement to play for them? Is Kareem available? What about Bill Russell? Durant will take the ball away from the only guy who showed up in Game 7 of the Finals: Dray Green. And KD slowly faded away in the OKC/GSW series passing up shots and forcing Westbrook to act like a Lebron/Kyrie combo. GSW is still soft in the paint. KD won't help them there is no inside presence like Steven Adams on GSW like he had in OKC. Upgrade, yes. Unstoppable, no. Dang, you beat me to it! Though in regards to your other point, Durant's presence should help Curry and Thompson get even more open looks...and I don't think we can expect them to play as poorly over such a long stretch again. Unless you believe that the Cavaliers really did "solve" them. Who knows. The Cavs played great defense when it mattered and GSW collapsed. The Durant move, to me, is an necessity and not an "embarrassment of riches". The Warriors now know they would not have won a title yet if Kyrie and Love were healthy over the last two years. If they want an asterisk free title they had to make this move. I also love how Harrison Barnes is being thrown under the bus. All these stat guys loved Harrison Barnes role on GSW until he flamed out in June. Barnes and Bogut's move to the Mavs makes winning the Western Conference harder, not easier. Glad they stayed over there.

  18. People were stopped on the Innerbelt westbound over E. 9th when the parade got going.
  19. At most airports (including Hopkins AFAIK) each airline does their own ground handling including delivering bags to the claim area (or selects a vendor at agreed-upon staffing levels.) So rather than being a sign of a rookie airport it's likely a sign of bare-bones staffing by the carrier (or the carrier's decision to contract for minimal staffing from a ground handling vendor.) I'm not sure... The wheelchair guy made it sound like there was literally only one baggage crew on duty for the whole airport. And given that the Atlanta flight was the only Delta arrival at that point in time, I'm inclined to believe that. Seriously? You actually believe what those wheelchair guys tell you?! I can tell you with 100% certainty that an airline employs (or contracts) baggage handlers. It has nothing to do with Hopkins. There is no such thing as "a baggage crew on duty for the whole airport".

The Lakers better hope he gets into better mental and physical shape or that is truly money wasted. I'm guessing Sasha will get more playing time as the backup true center.
  21. Cities that currently have 3+ teams with a complete title drought I believe it's now: 1. Minnesota/Minneapolis 2. Washington DC San Diego has the longest drought in terms of total seasons since their last title. Cry me a river Chicago. Six NBA titles in eight seasons. Come to think of it, has San Diego ever won a title in anything? They had the Clippers for a hot minute and, I think, the Rockets some time ago, though I'm not certain of the latter. I believe San Diego won the AFL title in '63. You are correct on the Rockets. Started in SD then moved to Houston.

  23. Nate Silver's site has the Cubs and Indians as the two best teams in baseball. Gives the Cubs a 20% chance to win the WS and the Indians about a 15% chance. Of course the same site showed the Cavs having a 9% chance of winning the Finals while the Warriors had a 45% chance when the NBA Playoffs started. So there's that too.
  24. Well, you know what happens when people assume … For the record: I was as impromptu as the parade. I left a meeting late Tuesday in Philadelphia and then ran to the dealer to get my car from an oil change and hit the road for Cleveland at around 8p (last min airl8ines tics were just too expensive – could have handled it, but why?) Arrived in C-Town at 2:15a; to bed by 3a and up at 7:45a. As a vet of these trips, I know the Zombie thing doesn’t set in till around 5p, especially this day with my Cavs adrenaline rush…. Some in-town friends we planned to meet downtown, departed early. Me and another friend who I ended up going down the celebration with, was in the same boat (he’d driven in from Chicago) so obviously we were not going downtown early. My intent all along was to attend the rally, only, not the parade. I figured, correctly, that the parade and rally would be seriously delayed by the crowds; we were following it on radio and, then, TV. I know that going to the parade meant standing in one place watching people go by and not going anywhere else because of the crazy crowds. Again, I was correct. By the time we waited for the crowds to die down and the Rapid somewhat normal, again, we departed around Noon and STILL got there to see the parade coming down Lakeside and into Mall B where the rally view stage was, where we stayed for about 5 hours… So that’s my personal story from last Wednesday. As for RTA, as one woman mentioned waiting for the Green Line said on the platform yesterday: if they had provided the level of service for St. Paddy’s day, it would have been much better. She, like me, was wondering why RTA ran 1-car Blue/Green line trains around every 20-30 minutes all day… My major issue with RTA is this: if there are just enough available, working LRT trains to run a normal rush hour and not something of the parade’s magnitude, which of course is a massive limited-time event, why not just say so? The budget woes are old news, but RTA management is ducking and dodging the question about LRT replacement and the apparently dire situation of possible Blue/Green shutdowns because of it. If that’s the case, just say it. Then folks like me would be a little more understanding instead of RTA acting as if all systems are a go while encouraging the parade multitudes to utilize their trains. You used the Rapid and, as you just said above, got to accomplish what you wanted to do. So where is the problem? As I said above, I had to wait until the crowds died down as they were running 1 car around every 30 minutes for a crowd that began leaving, taking buses or driving. That's a problem. And as I just stated, I wasn't aiming to see the parade but did want to get downtown just to establish a location but couldn't... and my problem wasn't nearly as acute as those who simply gave up and went home (or crowded buses). Surely you're not saying this is: OK? I'm going back to my original point. This is a once in a half century event. Even Metro here in DC would have trouble handling those crowds on a weekday. Yet local governments here would still encourage people to use transit if there was parade in DC. People gave up because they got going late. It happens. Could RTA do better? Sure. Could people have planned better? Sure. It's a complex situation but RTA, on the whole, didn't do so bad.
