Kinda surprised the seller got such a nice return if it is in that bad of shape. According to the article they paid 2.8 in 2012. I suppose the surrounding investments had some to do with it.

This does sound great! Bruell has a habit of saying that... Yet he seems to keep opening places.. At least in this case his son is returning from New York to help. Plus he seems confident that the location and concept will be a draw.

Exactly Sherman. I did the same analysis of the area and spoke to various residents of the area, and as I said previously, given the state of things and the state of the city overall, this is a win win for all involved. To suggest "we haven't learned anything from our mistakes from the 50's 60's etc. in this regard, has no relevance here and is an absurd comparison at best.

This really sucks imho. Anytime people are thrown out of their houses for a commuting highway it sucks. I thought we learned from those mistakes of the 50s, 60s and 70s... And that absurd OC interchange at E. 55 is a waste of money, chops up the neighborhood and makes walking to the Rapid station that much more difficult. Terrible. Well fortunately there are almost no parallels to back then. Most of the homes that will come down are abandoned, and if not likely should be. If there are any that are occupied, there are plenty of other homes, better homes (nearby even) that they can move to. I assure you the homeowners will be compensated WAY MORE than they could ever get by putting their houses on the market. Which I know for a fact is the case for at least one of the few homeowners that this would actually affect. I cant see it not being a win win.

Shaker Heights: Van Aken District Transit Oriented Development
Shaker has shied away from such a place in the past and I think they were hoping for something a bit more unique. But a new store to the this market is unlikely. Perhaps with the new format and given the size of the lot it just may be what we get.

It is interesting that as you read that announcement that Chipotle is no longer part of the listed tenants. There was a rumor in one of the Shaker Facebook groups I'm in that Fresh Market wanted to renegotiate the terms after the takeover so thet there would be a lower cost per sq ft. RMS said "nope, see ya later." and that was why that portion fell through. Also from the article: "Palmisano said an announcement about a replacement retailer might come early next year. "We've had a half-dozen other grocers out there in the market looking, and I think we're going to land on one that's really committed to Northeast Ohio and Shaker," he said." Well the only Grocery Store within Shaker is Heinen's, and (again rumormongering) if they were to go there it would be a smaller store and they would have to have fewer employees and even higher prices. True, Fresh Market didn't do well enough there to justify the rent RMS wanted to charge and when you consider the buyout it didn't make sense for Fresh Market's new owner who was looking for a higher profit margin. Supposedly they already approached Heinen's, but they would have had to cut their space in half, lay off most of their workers and pay more rent...? unless of course they are going to try a second new concept small format store there, maybe one with more of a prepared food section like you see at the one in Pepper.

Shaker Heights: Van Aken District Transit Oriented Development
David I'm not sure I understand where your coming from. I don't believe the project has been held up by people complaining that it didn't fit in with the community. There were many residents that thought this, and the city was allowing for community input as they should, but it didn't have much of a bearing on the timeline of this as it was built into the process. Also, the idea was to redo a tired, mostly empty shopping center into something more in the attempt to enliven the area, give the community more of a gathering place, and to diversify the tax base as shaker was designed without businesses, and therefore home owners have been disproportionally stuck with the huge tax burden. All while there are several somewhat similar projects going on within just a few miles. There have been several "foul ups" with this project, but I never saw the design process as one of them.

Agreed. Same lighting as the Hanna building. Would much rather see the continuous, recessed cornice lighting with well placed spotlights.

One that has mounting unpaid property taxes. Levi Scofield's Cleveland mansion, long vacant, grabs preservationists' attention (photos) ...local nonprofit groups are mounting a last-ditch – and admittedly risky – campaign to save the Scofield mansion. The Cleveland Restoration Society has applied for a $10,000 Ohio History Fund grant to kick off a preservation push. Here's a story channel 5 that was done last year. . Its in such bad shape the neighborhood is calling for it to be taken down. Nominating it for Landmark status is good and all, but not so much if there is no means of stabilizing it and nobody interested in taking it on. In its current state, even with a Landmark designation it would receive approval for demolition due to its unsafe condition. MTS you should consider this..... And are way too susceptible to the whims of the local politicians and the developers who donate to their campaigns. I was told by someone on a local design review board that they were told by their councilman that they were going to vote to support a certain project or they would no longer serve on the board. Honestly, I think they should just disband them all. None of them are really keeping the bad designs out, garbage is being built all over the region. This had to be Detroit Shoreway as a certain councilman is known for doing such things (although I'm sure there are others doing it since the city still seems to operate that way). Amazing this stuff continues to go on. But under Jackson you will not see any improvements.

I've been in Columbus for 10 years and nothing like that has happened other than a crowd gathering at 13th & High after the national championship victory. Nothing was damaged, no cars were flipped, couches burned, UDF's looted and most importantly no innocent bystander was shot and killed like in Charlotte.
