Question re South Euclid and Euclid
Its just that in a region with an overabundance of really affordable housing, the areas with the cheapest housing are going to be areas with the most future issues. Also with that abundance, and once an area goes beyond a certain point, it would take a lot and a long time for it to come back (if indeed it ever does) Look at areas that would be within a viable area (city with a diversity of housing and incomes, housing that has character you wont find in many of the 1950's suburbs, etc...) There are some very interesting houses in fairly stable areas of Cleveland Hts selling for next to nothing.. Some may need some work of course. To protect your investment, stay away from streets that have become predominently rental and certainly section 8.

Question re South Euclid and Euclid
Agree with E Rocc. You be better off staying in an income diverse community such as Cleveland Heights (one with varying degrees of housing which could be somewhat sheilded from what is happening to the less diverse housing areas (like Euclid)). There are some great looking parts of Cleveland Hts and Shaker Hts that have deteriorated somewhat, yet not that far gone/very close to much pricier housing. I would expect that the greatest chance is with the employment of University Circle and the Colleges, that there will be more of a future market for homes in these areas. I think things may be similar for some of South Euclid, but Im not as familiar with that area. *Schools being the other thing though, I guess I dont know what to tell you, since schools pretty much always go hand in hand with what is happening in the community. Most realtors would be happy to talk to you about this. Ours indicated that Schools were the biggest issue for Cleveland Heights, which is why we would be able to get such a nice house there affordably (and heck we dont have kids so what do we care), but on the otherhand, unless we are getting a bargain in the first place, may have trouble getting our money back out of it if we were to sell down the road. I think the cheap housing everywhere has really thrown things out of whack in NE Ohio.

The continued spread of crime on the West side. I guess if there was a bright side, with the shifting demographics, the east side should be getting safer. Unfortunately, as I had been warning, some of these west side neighborhoods were really the last remaining stable neighborhoods of Cleveland. Otherwise its just the pockets of up and coming areas that we talk so much about on here. Steris Corp., Philips Healthcare to move total of 200 jobs to Northeast Ohio By CHUCK SODER 3:01 pm, December 20, 2011 Two of Northeast Ohio's biggest medical technology companies plan to move a total of 200 jobs to the region, with some help from state and local incentives. Steris Corp. this morning announced it is adding 100 positions in Mentor. And there never will be any of that so long as it stays a limited access 50 mph freeway... I don't understand the obsession with development in a park area anyway. The idea is to open up this great asset to the development that is already occurring nearby or is in the works in the neighborhoods adjoining the shoreway route. This is Cleveland--a city with a continuing population decline and plenty of vacant/open space. Just up the bluff there are plenty of vacant lots and abandoned warehouses ripe for development. Conversion to a boulevard and improving access is about those places--not putting new commercial development inside Edgewater park. Thank You!

Also, nobody's going to make the mistake and think that we were never down on our luck as a city, with the national media as well as the local reminders. So yeah to the many people that wouldnt give Cleveland a second look with the expectation that it is just a rundown rustbelt city, it at least gives them reason to consider otherwise or even see for themselves.

I put the yearly crime trending reports on previous pages, and they basically reflected what Skor and others are saying. Crime has generally spread overall (less concentrated in the east side neighborhoods and more as a reflection of the dispersement of the traditional east side black population). This also accounts for the very noticable increases in crime in many of the west side neighborhoods such as Cuddel, Clark Fulton, and West Blvd areas. Some of these areas were still rather stable when I left.

I don't understand why they are using Vegas as a cited source considering they have some one of the worst outlet malls and with the strip right there, there is a different customer. MTS I think it was referring to the convention they have in Vegas that you go to to sign tenants. I remember how Stark did this for the Pesch project and got letters of intent from all those chains. Oh here: A convoy of Northeast Ohio real estate companies traveled to Las Vegas on Sunday for the shopping-center industry's largest annual gathering. Retailers, lenders and brokers expect to focus on redevelopment, a trend they say could reshape properties across the country. Convention attendees with a stake in downtown Cleveland hope growth-hungry stores and restaurants will look at the center city, where projects including a casino are reviving retailer interest in Tower City and renewing talk about a high-end outlet district along Euclid Avenue.

Big deal. Thats a loss of $22,000 a year...... After the first year I would think they would more than make up for that with a new tenant. Throw in the remainder of the payrole tax share and they should be coming out well ahead of where they would have otherwise.

Blutrich indicated that Skyline will put money into the property, though he said it's too early to discuss details. The company owns several historic properties, including the Le Meridien King Edward hotel in downtown Toronto.
