  1. So doesnt that lead into a bit what EC was saying (your talking about things that likely wont be in place in 2012 (that need to be)? I know Im glad the gay games wont be in Cleveland till 2014*, so that (hopefully) at least there will be a Kimpton in place and maybe something else (aloft in the flats...), but since some of these events are life time opportunities (in our lifetime), I certainly wouldnt want the gays coming until we have more than our "lame" hotels, and hopefully some of the cities current holes filled in. Ultimately I feel the same about the DNC event if its going to be these peoples one and only impression of Cleveland. *I wanted to again mention how bitter the Washintonians are that they were not awarded the gay games and Cleveland was. These are people that think Cleveland sucks and have never been there. One thing DC does have alot of is hotels (and many cool ones), but also when it comes time I really want them to be blown away by Cleveland.

And when you figure in the people that have bought (expecting to be part of something larger) thought it would make it a desireable place to buy, but given the current and unforseeable state of incompleteness, I dont see people rushing to purchase the remaining units (especially given the steep prices). Hopefully, that doesnt end up being the case, and credit eases up, and enough people appreciate the expensive construction methods.......
  9. I definitely agree. The current building should remain on the market as condos, and if a developer (any developer) has a shot at building the adjoining buildings as upscale apartments, it should be done. As far as the townhomes vs. the condos and getting a loan for either, the loan regulations for a townhome are actually more akin to a regular house than those for condos, so getting a loan for a townhome is much easier. Also, people should remember that this is an expensive building built with post-tensioned concrete instead of steel. The construction is magnificent and solid and makes for great sound privacy, but it is expensive, which results in a higher price per square foot than comparable units in other buildings. This forces a lot of people (like us) from even considering one of the condos. Yes it really is probably the most expensive building in Cleveland (per sq. ft) (except for maybe the Park building), as cheap as we thought everything is in Cleveland, we looked at this building and with the fees, it was nearly on par with prices in DC.

  12. I would bank more on the new convention business than the numbers given for the casino. Pittsburghs is performing more than 40% below expectations, and that includes the Ohions going over to gamble (In factt it likely wont be able to make its debt payments). When ours open.... well casinos will really be everywhere so not sure how many hotel visitors there will be because of them. New convention business in the city should certainly be reason for the increase in need for rooms. The casino will serve as a piece....

  16. So the other good news from today's announcement is the 1836 Building on Euclid Avenue. This is also a big deal. It sounds like they already have some things lined up for it! Four Northeast Ohio projects, including new downtown Cleveland hotel, win state tax credits for historic preservation Published: Friday, June 25, 2010, 12:45 PM Updated: Friday, June 25, 2010, 1:40 PM The state awarded nearly $3.3 million in credits to Liberty Development Co. of Westlake, which has a contract to buy the largely vacant property from developer Gordon Priemer. The property comprises two connected buildings, with eight stories to the north and six stories to the south.   17. So that means either a Hotel Palomar or Hotel Monaco (or one of a few other small brands they have) I dont believe there is anything Kimpton currently in the state or region. MTS should be happy with this!

About half the credits went to Northeast Ohio projects, including the renovation of the Schofield Building at the southwest corner of East Ninth Street and Euclid. Kimpton Hotels & Restaurants, based in San Francisco, has committed to opening 140 hotel rooms on the second through 10th floors of the building. An investor group led by Steve Calabrese plans to turn the ground level into a hotel lobby, a specialty restaurant run by Kimpton and retail space. They can become permanent residents two years after receiving the conditional visas if the $500,000 investments create at least 10 jobs each.   22. Besides the economic impact, the people that it draws to the city. The other week we were reading about the Cleveland group that was started by a group of young Clevelanders, many that only came to attend college and fell in love with the place. These very people are the ones that bring some outside perspective and often greater appreciation for the city than you often find with the natives. An appreciation that a visitor might miss. I meet alot of people that know about Columbus, because of Ohio State (and have nice things to say), but dont know much about Cleveland, and as someone that lived in Columbus, the things like food and culture that they appreciated there, would more-so impress them about Cleveland.

OMG, we all commented on the racial segregation of the restaurants (Not one white person in HSW and not one black person in Melt (although there was a big guy with nose rings).... and yeah, in Hot in Cleve, it may grow old real quick if they just try to make Cleveland look like a bunch of hicks compared to LA.... As long as they balance it with positives, like the Cleveland guy that Jane Leeves went out with....
  24. Man VS Food was awesome. It included the West Side Market (Gyro's) and Hot Sauce Williams as well as the Melt challenge. That Matt Fish is a star. The crowd at Melt looked pretty rough though. Must have been Matt's friends. They have additional footage on the "Man vs Food" website. Hot in Cleveland may have been better than last week. I will keep watching though. They showed the house that they are renting, and it looked like that giant white victorian at the corner of Lake and Nicholson in Lakewood (although I guess could have been any house anywhere)

Optima is working with the New York office of noted architecture and engineering firm Skidmore, Owings & Merrill LLP on plans for the mixed-use project.
