That last part is my point— whatever the process is, it’s not working. There’s been ZERO new housing built despite incredible demand. There’s been developments proposed on vacant land that is still vacant and the project is dead (not just the pit!). Instead, they’re worrying about what they can do to increase property values of already well off folk who own houses near Lakewood Park. It is about priorities.

Lakewood is doing the unfortunate thing where they concentrate all of their energy into improving what is already considered two great parks in the region. Where are they on adding badly needed housing? Why has every development plan proposed fallen apart in this city?

Could you share your insight on why you think it’s one entities fault for a rent increase from a completely different owner? Why is a CDC the only entity that can step up and be decent? Or is the expectation different when it’s private ownership? Greed is greed. On Pearl Street, it really didn’t seem like it was doing too hot long before there was a rent increase.

I have to ask, have you ever been there without using a car? It is certainly isolated in the most true sense of the word. I am sure that the improvements they are making to the district are helping it feel like it's less on an island, which is great.

That grade change alone is enough to stop alot of people from walking there... Again, don't think this is likely, and would be a potential nightmare without better RTA service.

Agreed, but there is no transit route currently that extends in the Flats West bank. Now, with potential residential development coming online in the next years that could change. But I'd prefer a site that has great access to transportation at it's doorstep.

All im saying is every peer city, even Youngstown Ohio, is building far less expensive bike infrastructure at a quicker pace. By the rate we're going, we won't even have 5 miles by 2030. All we really need is a thin strip of concrete and some basic traffic engineering plans to do this stuff. Doesn't help that the city keeps resurfacing main roads without considering low-cost solutions like these.

Yep, this area is such a sad dead zone right now. Office buildings and parking lots. Having a stadium would surely increase food options in the district. Plus high frequency of transit on Euclid and good vehicle access off of Chester!

How about when you get to East 55th, which is the most dangerous street in the city? Not having a plan for this and beyond is just so silly. 50 million dollar bike infrastructure that just ends. We could do so much more with that money if we weren't over-engineering this thing.

Demo permit filed for 3784 Pearl/W 25th St. This is a one story retail strip, actually fairly decent building with good street presence. Does anybody know if this is part of the developer of the Lofts on Pearl's plans?

The OP said East 40th just north of Euclid. I think that could be a good spot. Not exactly sure about requirements for stadiums. If you have more knowledge please share.

So much vacant land on Euclid in general that it could be a good spot. Im still firstly in favor of sharing with CSU, but Euclid Ave seems like a good spot for it.

Finally! Another example of the east side being neglected historically. GP is a treasure for that area that needs love badly. That aquarium should've been demolished 40 years ago, and it's a failure of consecutive city admins that didn't get it done. Metroparks controlling it means it can only go up from here.

And that's all a fair guess. But we lost population, which the other user said we didn't. I am also not entirely convinced that just because we are gaining pop in hot neighborhoods, that it will offset the losses in neighborhoods that are on the brink of non-existence.

Im all for rebuilding our existing infrastructure when necessary. What exactly is the benefit of this new road going under the bridge? Where has it been outlined why this is a necessary expense?

I think thats part of the new plan that is currently going through MOCAP. But it will be still be 6-7 lanes of course.
