  3. This is the first time I've seen specific names for retail in the Watterson-Lake apartment plans. A coffee shop, and tacos and beer? Sign me up! Looks like both of these have locations in Shaker Square that just opened as well. I'm hoping all this new housing also inspires someone to buy/lease those two empty restaurants across the street as well.
  4. Not to pile on, but I do think they need more retail here. I visited Nashville in 2019 for the NFL Draft, and as a beer nerd I visited Bearded Iris Brewing. It was in a very industrial area, full of warehouses, and kind of run down. As part of our move from New Orleans to Cleveland last August, we stopped for a few days in Nashville and went back to Bearded Iris, and that area is now loaded with brand new apartment complexes and tons of restaurants and retail. The neighborhood is right on the river and is extremely vibrant and populated. The Germantown area of Nashville is kind of how I'd like to see the Scranton peninsula develop. I mean, I know Nashville is seeing a huge population explosion, whereas Cleveland isnt... but I think if the apartments here get rented out, the consumer base is there.

  6. I agree that this would be slightly more palatable had they designed and pitched it as a transit hub. I know it would cost a ton to do, but it wouldve been cool to have an underground tunnel connecting to the airport's rapid stop, leading to the stadium area with access to the tunnel from hotel lobbies, apartment building lobbies, and into the stadium itself, all without ever going outside, including an underground retail area maybe for a few small gift shops or fast service food stalls... Though I was basing that last bit on the Crystal City Underground area in Arlington, which I just read closed all their shops last fall... so maybe forget that last part...
  7. I do think the Starbucks is more likely to draw people who are visitors to the area for things like West Side Market that probably wouldnt be visiting a local coffee shop anyways. Or people who would usually just make coffee at home before leaving for work, now that there's the convenience of a drive-thru. And then maybe people coming to / leaving the rapid stop right there. Based on Starbucks' price and quality, I cant see anyone who frequents a local shop choosing Starbucks instead. I dont think the customer bases will overlap that much, hopefully.
  8. I dont even think it makes sense though. Their presentation had the upper range of spots at 14,000 parking spaces. Let's say they somehow get 30 events per year that fill all the spots, and they charge a ridiculous $75/spot. That's still only $31.5mil/yr They're selling out a legacy-defining opportunity for parking spaces that will take over a decade to pay off?

The 7-10yr band-aid lakefront stadium renovation + Burke land just seems like such an obvious win for everyone, especially with the planned landbridge, adding a waterfront line extension, and the Shoreway becoming ground level right there. The Burke land could easily fit everything they have planned for Brook Park and more, with the added benefit of drawing in a lakefront park along the water. I just dont get why they wouldnt want to be a part of completely reshaping and revitalizing the lakefront for the next couple decades, and would rather shove their stadium into an industrial park sandwiched between the airport and rail lines (that they dont plan to tie in to), and interstates (that they cant build extra exits off of). It cant just be to control the gameday experience of all 70k people *forcing* them to only use parking/ patronize businesses on their land, can it? It just sounds insane to me.

  11. Having moved here from New Orleans, I've seen something similar all the time. People visit New Orleans, fall in love with the vibe, buy a house, then get annoyed the local bar is playing music until 2am, and try to get it shut down. What did they expect? That these establishments only exist for the one week they visited, and then are quiet the rest of the year for the locals? If you move somewhere for the walkability and amenities, it means *other people* get to walk around and use those amenities too.

My friend lives a few houses down the street from this, and I know theyve been wanting this to get built for a while, as do I. So if there are going to be NIMBYs, I want to let her know so she can show up and give a voice in favor for this, from people who literally could see this development from their house.

Interim repairs while Burke takes a few years to close & then a few years for the new stadium has been my #1 option that I've been pushing on here for a few months now. I'm going to manifest this through sheer will power. Seems like its an option that is realistically on the table!

  17. This may also be one of the best things going for Cleveland in terms of stopping the Haslam's from moving the team out of state, potentially forcing them to sell instead if no solutions can be found. 3/4 of owners need to approve a relocation too.
  18. I think thats the exact type of thing we could get if the Browns leave the current stadium and we move forward with the current land bridge + lakefront redevelopment plans, adding a large hotel and some retail where the stadium was.
  19. I've posted before about how Cleveland just doesnt have the hotels for a 50-70k person convention, much less an event like the Super Bowl. There's only 5000 downtown rooms, whereas a city like Indy has 9000. Cleveland and Indy both have around 23k rooms in their metro areas. New Orleans has 26k rooms downtown alone, and 41k in the metro area. A domed stadium in Brook Park would need at least 3-4 large hotels with plenty of convention space and conference rooms built in the Football city just to provide for the teams and all support staff required for such an event. They would definitely need better connections to the Football City from the airport and brook park rapid stops. (Not to mention the doubts we all have on how active/profitable this area would even be outside of football games and the few events it steals from downtown) The odds for getting a Super Bowl would increase a tiny, tiny bit with a domed stadium in the current location, or Burke land. My previous post in here was that if we get another name brand hotel or two downtown, move the stadium and Football City to Burke (figure 3-5 years to shut Burke down and prep the land, 3 years to build the stadium and another hotel or two there), and then replace the old stadium with one of those sprawling mega-resorts with its own set of attractions like a Gaylord Hotel on the lake, connected to the convention center via the land bridge, and upgrade the waterfront line... then we'd at least *technically* be able to host a Super Bowl. This would also let us start getting those 50k-70k person conferences from cities like Indy, especially if the Hopkins upgrades happen. But like someone replied to me last time, we shouldnt base our development plans on getting a Super Bowl. I'm just pointing out what it would take, not saying this is what we need to do. If anyone pitches any development and a key point is "and then we will host a Super Bowl", it should be immediately discounted. LA, NOLA, and Miami already host it a ton, and now throw in Vegas as a new frequent host, and the amount of other brand new stadiums still fighting to get one as soon as they can... It will be virtually impossible to get a Super Bowl to a cold climate city like this, and I think the amount we would need to build to get one would be serious overkill, bordering on negligent, considering how much stuff would become vacant soon after.
  20. New page, new comment from me that the timelines for a small/med renovation on the current stadium aging out, along with closing Burke then building a new one there all line up at around 7-10 years. Let the Haslams build their Football City there.
  21. from the Reddit thread on Chipotle, from someone who knows the PM at SoHo Sounds like a mutual decision to let the lease run out in 2026, giving SoHo time to find a new, larger space, along with Chipotle getting a cheaper build out. Also, regarding Banter, sounds like MAYBE it will be the location of the new W sports bar. One of their recent instagram pics was taken outside Banter's side wall.
  22. Between carriage co and the apartment complex planned behind it, that building shouldnt be vacant for long once they go up. Although you would think with Intro right there it already shouldnt be empty.
  23. Having moved here from New Orleans with a 53 year old Super Dome, I think its possible... but a domed stadium in whats basically a suburban office park isnt gonna do it. The chance to put something iconic and lasting on the lake would be a legacy-defining achievement. Instead, as of right now, it seems like most Clevelanders will be happy when the haslams are gone.
