Especially the building that was Hamilton Co. JFS can be redeveloped into some condos/apartments. I live close to the East Walnut Hills building that will also be included in sale and I could see that being turned into apartments as well. Overall, seems like a net positive from a s**tty situation.

Gotcha that makes sense. From what I’ve read it seems like the hotel is an eventuality but there have not been concrete plans on the timing of it.

It’s been like 4 years and they have almost no commercial tenants. I heard the developers were trying to charge prime OTR prices which is just ridiculous. Article said that the apartments are 93% leased so they really shouldn’t have an issue filling commercial space if they are more reasonable with their valuation of their property.

As far as I know it’s still happening. Courts did delay this project by about 2 years. It takes a while to get projects off the ground.

It’s a slow process but I bet in about 10 years, north of Liberty will be unrecognizable. Would be really cool to see the brewery finish up in the Mohawk district and start seeing some development connected up that way.

Idk what is going to change from the previous tax credit requests. Not sure if they are expecting more money from the state this go around or what but yeah doesn’t sound like there’s a lot of urgency on this one.

I live about a couple blocks away and I’m very interested to see how this will fare across from the Marathon. s**t gets super sketchy there as well as the Top Up gas station.

Very excited for it. here’s a snippet from the article “There will be two concepts under one roof. The lower level of the Mellotone space will be a neighborhood bar called Undertone. It will have mid-century modern design elements along with a small stage for live music. The main floor will house Mellotone’s restaurant with a golden hour-like glow and views of the brewery. The mezzanine level will be transformed into an indoor beer garden with communal seating, abundant greenery and space to watch sports and play pool or darts.“

Have a buddy that works with 3CDC, and he confirmed that a new tenant signed a lease at the former Taft’s brewery in OTR. Unsure of details other than it also being a restaurant/bar. Happy to hear something is going in there though, too nice of a spot to be vacant.

Covington, KY: Central Riverfront (IRS) Development
Hoping the continued decrease in inflation and decline of interest rates will get some developers back in the game. I know quite a few that wanted to build but have been deterred/delayed their plans because of the high costs due to inflated interest rates + inflated costs of materials.

As far as I know, it’s still a go, but could be wrong. Project got delayed by over a year due to NIMBYs suing to try to claim the building to be demolished was historic. Didn’t know that about base camp, that would be pretty awesome if we could pull Germany. 2027 is likely a more attainable goal for hosting all star game as the Central Parkway phase 1 “should” be developed as will some FC mixed use + boutique hotel next to the Pitch.

Well we aren’t hosting anything for FIFA so that doesn’t really matter tbh. Only way we were going to be eligible is if we made millions of dollars of temporary changes to Paycor stadium. But that makes sense that they would do this in phases and increase scale of project ad hoc if additional funding is secured.
