Ronayne was on 92.3 on Sunday also. He is of the view that if Brook Park happens it'll just be the stadium and some surface lots which will double as overspill airport parking. There has been very little asked of the Haslams how they plan to lease 1,000 apartments and 500,000 square feet of class A office space in an industrial part of town.

Agreed. Even if it was not their initial plan it gives them something to fall back to and I strongly suspect this is enough for them at this point. It looks like there has been very little demand in the mixed use component of this. Which is sad as I think Downtown there would have been significant interest. Look how many tenants the failed Stark Nucleus project had signed up in advance and that was nowhere near as far along financially nor with the muscle behind it as this.

Assuming Dee remains, what would GCP's response be if for arguments sake, a mixed use sports anchored development was proposed in the Gateway District? Would the emergence of a competitor suddenly create "concerns"? This is a huge conflict of interest. These things should impartial and based on facts not cronyism.

Another thing I want to bring up from this recent news. despite the very bullish public statement, are HSG actually going to cover the county funding gap? Or are they instead going to lean on things such as PSL's? The sense I get is they would be reluctant to announce this until the state guarantees their chunk of funding as its likely to bring negative press at a crucial time. The Bills stadium, 60,000 capacity open air venue is hoping to generate 225m in PSL sales, currently the lowest priced is $2,500 and it seems like they are struggling to sell. Allegiant in Vegas seems more comparable in design (indoor and similar capacity) raised 549m ranging from $500 for the cheapest seats to $75,000 for top end corporate tickets, the Raiders had targeted 750m. Sofi Stadium attempted to raise 800 million in PSL sales between both teams although I believe the Chargers did not hold up their end of the bargain and fell short by $300m with the shortfall having to be made up by Stan Kroenke. Then there is the NFL G4 loan programme for stadium funds. I am sensing the 600 million gap from the County/Brook Park may not have much cover from the Haslam's. Any sense of the plans at all @KJP ?

Common sense would have you think a sizable portion of visitors are going to instead choose hotels or bars which aren't 13-14 miles from the venue especially if it provides the convenience of being close to the airport, and if you have ever visited places like Barley House or Dive Bar before a Browns game where people cram in like sardines, you would see that sadly there are going to be some establishments who are going to seriously suffer from this move. This is not going to be a death sentence for Downtown, but this is also not going to be a business as usual situation for everyone and the region is not in a position to add another major node which dilutes what already exists. Chris Ronayne is completely right in that the stadium and surrounding development pose a serious threat. The region does not have the growth to support these Atlanta Battery style suburban developments.

This seems to have been glossed over. Brook Park wants 80m in surrounding road infrastructure. Nothing about sidewalks, street lighting, public safety etc but we all can work out why.

The one rendering of the actual stadium renovation we have seen I am not a fan of, but if truth be told I am much more interested in the mixed use development so I do not think that image really we have does things justice. You can see what looks like some sort of mid rise tower peaking out on the right hand side. I would like to see more. The social media responses are entirely predictable. It's the same crowd who probably scream taxation is theft.

Hotel owners do not support Brook Park plan. “No worries here:” OH lawmakers shrug off questionable Browns stadium revenue projections Senate President Rob McColley admits in this article he hasn't even read the recent financial projections! Ultimately the comments from the likes of McColley are why I think this passes despite all the various concerns. Many of those in the halls of power have made it clear they do not care or know about the economics surrounding this.

I agree hes sort of playing both sides of the fence, but I also think hes been wise not to rush into a veto other. Theres a lot of things that have happened since the house included the stadium funds in the budget. In the last week or so alone we've had two state affiliated studies shooting down the feasibility of it, we've had the county exec laying the foundations for a more economically feasible request and we've now had the DC dome announcement poking in holes in the angle they are coming at to get the concept over. I think its sensible to let things play out, it will almost defeat itself naturally the way things are going. Its much easier to justify when you let all of these things play out first to build your argument.

Doesn't appear to have been humbled at all by the Deshaun Watson drama, the team's failings or the stadium nonsense, the flying J legal problems. He is just sounding like more of an arrogant, silver spooned, piece of work than ever.

Brook Park: New Cleveland Browns Stadium
The furthest east dome, enclosed stadium, stadium with a roof or however it is termed was such a feeble method of persuasion and it's already looking defunct. I would also wager one or both of the New York teams will eventually play in a similar venue. Still, I don't see any evidence that the powers that be do any research on this matter and bar a last minute surprise I expect this to pass.

I think the timing of this meeting is interesting with the looming decision on the state bonds. I am sure one of the rebuttals and at least the initial public statements from the city if the move ends up being confirmed will very much refer to reinforcing their civic and financial support for the remaining teams and venues. The teams will almost certainly smell blood too I think and be in a very good position to capitalize from a leverage point of view. There is no doubt in my mind if the Browns move to Brook Park the city will be stinging from it. Probably at County level too. Chris Ronayne regularly references existing investments in the Gateway District. I wonder if infact the Cavs and the Guardians are also teeing up to ask the state for hundreds of millions if not more in bonds to build their own development. Just kidding. Maybe. The precedent is now set.
