  1. A week or so I ago, I heard that the city is still committed to the project and moving forward with it, despite the state of the city budget. But as far as any real news about it, I haven’t heard anything.
  2. Wow. How did I miss that rendering! I guess it looks ok, but I was really expecting something much, much more from this project. It's too bad because this really seemed like a great opportunity. Thanks for the updated pics, RiverViewer.

According to my retail marketing class at UC and the International Council of Shopping Centers... Power Center: A center dominated by several large anchors, including discount department stores, off-price stores, warehouse clubs, or "category killers," i.e., stores that offer tremendous selection in a particular merchandise category at low prices. The center typically consists of several freestanding (unconnected) anchors and only a minimum amount of small specialty tenants Lifestyle Center: Most often located near affluent residential neighborhoods, this center type caters to the retail needs and “lifestyle” pursuits of consumers in its trading area. Ithas an open-air configuration and typically includes at least 50,000 sf of space occupied by upscale national chain specialty stores. Other elements help make the lifestyle center serve as a multi-purpose leisure-time destination, including: restaurants and entertainment; design ambience and amenities such as fountains and street furniture that are conducive to casual browsing; and often one or more conventional or fashion specialty department stores as anchors And these are not to be confused with: Neighborhood Center, Community Center, Outlet Mall, Festival Center, Fashion/Specialty Center, Regional Mall, Superregional Mall. So glad my education is finally paying off.
  4. From 3/16/05 Toledo Blade: Deal reached for Philips plant in Ottawa OTTAWA, Ohio - A Virginia investment firm said yesterday it has a tentative deal to buy the 1.2 million-square-foot plant and 60 acres of land vacated by LG Philips Displays, which displaced 1,200 jobs in Putnam County when it closed in late 2002. Collison "Chip" Royer, a lawyer and spokesman for Pilot Fish LLC in Charlottesville, Va., said the firm entered into a 90-day pact with LG Philips USA Inc. March 2 to explore the possibilities of subdividing the complex for warehouse, industrial, or commercial-park uses. Putnam County, with only about 35,000 residents, was hard hit by the closing of the Philips plant, its largest employer, which made TV picture tubes. 6. Here's some more discussion about it from some locals: http://www.gochampaign.com/discussions.html?topic/13 I like Summit Street's idea :-D
  7. Wow, looking good. Other than The Barrellhouse, was there anything else in the building?

:-o A rejected subdivision in Warren County!?!?! :-o Umm, actually, I think it's the growth in Warren County that is out of control, Mr. Phillips.
  9. Pretty much the same things that every other city is doing--especially every other city in Ohio. UPS had absolutely no intention of keeping this facility open when they bought Menlo. If they won't even meet with the city leaders, there's not much the city can do.
  10. UPS to close Dayton hub Center to remain in full operation until mid-2006; 1,400 will lose jobs By Timothy R. Gaffney and Jim Bebbington Dayton Daily News DAYTON | About 1,400 people will lose their jobs next year when United Parcel Service closes its freight hub at Dayton International Airport. The announcement comes barely two months after UPS closed a deal to buy Menlo Worldwide Forwarding from CNF Inc. Spokesman Norman Black said UPS plans to keep the hub in full operation until mid-2006. It will offer workers severance based on years of service and position in the company and will offer career counseling and assistance, he said. Black added the company plans to build a new heavy freight hub near an existing UPS package hub in one of six cities — Dallas; Philadelphia; Ontario, Calif.; Rockford, Ill.; Columbia, S.C., or Hartford, Conn. UPS' main air freight hub is in Louisville, Ky. More at http://www.daytondailynews.com
  11. A few pics from lunchtime... A picture of the building under construction. Before they put the siding on, I was hoping it was going to be something kind of bold, but of course it is turning out to be bland. After reading the article again, I can't really tell if this is part of the project or not. The Miami Apt. Building that is going to be torn down. A few houses at the end of Emmet Street, near Linwood. Sounds like some of the East River Place development will be directly across the street from these homes. I think it is an empty, semi-wooded lot now.
  12. I decided to take a few pics today while I was out for lunch... The current Milano's building, which will be torn down for phase 2 Current progress on phase 1--right next to Milano's A picture of the rending on the sign
  13. Construction is anticipated to be finished in November.
  14. Haven't heard or seen a thing about this lately.
  15. Books & Co. plans store at The Greene By Jaclyn Giovis Dayton Daily News DAYTON | — Books & Co., one of the Miami Valley's favorite bookstores, will open a new, two-story store at The Greene. The retailer is the first tenant to confirm it will open a store at the $186 million mixed-use development at the southwest corner of Interstate 675 and Indian Ripple Road in Beavercreek. Developers from Columbus-based Steiner & Associates have been mum on what stores are planning to open in the project. www.daytondailynews.com Contact Jaclyn Giovis at 225-2348.
  16. Yes. The old Skyline Chili/Mark Pi's Express is no more. They are moving quite quickly on putting up the new building. Once that is completed, Milano's Subs will move into the new building and they will tear down the old Milano's and begin on phase 2 of the project. Pictures coming soon.
  17. Sorry about the crappy pic. I took it a few weeks ago--end of January (I think.) Looks like they've torn down a couple houses on the north side of Emmet Street. That is where this current building is going up. Doesn't look they've done anything on the south side of Emmet--including where that current apartment building is. I'll have to try and get some new pics soon.
  18. Nice job Rob. Noblesville seems like a really nice town. I checked it out one time when I was in Indy and was pretty surprised. The courthouse is very nice. Although, Noblesville really seems to be turning into sprawl-central. All the development in Carmel, Westfield, and Fishers really seems to be spilling over into Noblesville and the surrounding area. At least the downtown seems pretty vibrant.

I live in the Patterson Park neighborhood in Dayton, which borders both Kettering (the old Gentile Station) and Oakwood. It's a pretty typical post-WWII neighborhood. I live in a 2 bedroom garden apartment building that was built in the late 40's. There's a number of other apartment buildings around me, but most of the nighborhood is cape cod houses. It seems to be a popular neighborhood for city employees because of the residency requirement. Somehow, I can still manage to get lost in my neighborhood at night. Maybe it has to do with the fact that there is a Broadview Blvd and a Broadview Blvd. South (two separate streets) or that every streets also seems to change names around every bend in the street. Also, I'm not sure what's up, but there are a number of streets that just end...it looks like they were planning on connecting with other streets or maybe they used to. I dunno.

  21. Haven't been there recently. Another thread about the Cincinnati Mills http://www.urbanohio.com/forum2/index.php?topic=931.0
  22. For my previous job, I had to go to the Lincoln Heights city building a few times. Everyone I came in contact with there was unbelievably nice and seemed to be dedicated, unfortunately it just seems like they just don't have the means. The city building itself is pretty clear evidence of that. I certainly wish them luck and hope some of their plans become reality. Also, while we are talking about Lincoln Heights, maybe someone can give me a little background about a couple stories I've heard about the city. First, I've heard that Evendale more or less "stole" GE away from Lincoln Heights. Is there any truth to that? Also, I hear that Lockland built a fence between the two cities for racial reasons. What's up with that? Is it still there?
  23. Hmmm.... a 10,000-seat church or more sprawl. :|
  24. Premcor plans would vault Lima to top tier LIMA — If a proposed $1 billion upgrade is completed at the Premcor Lima Refinery, the project would vault the plant to among the top refineries in the country, the company believes. “There’s very few refineries that could take this crude oil and refine it,” company president and chief operating officer Hank Kuchta said. “Even Port Arthur (another Premcor plant) would have a tough time processing this material. This will be a first.” The crude oil in question is a heavy, or sour, crude melted and pumped from the wilderness of northeastern Alberta, Canada, to Lima. The oil is a very low quality, and has roughly seven times the sulfur content than the oil the plant now refines, Kuchta said. Premcor and EnCana, which operates the Alberta oil field, are proposing a joint venture to upgrade the refinery to be able to process the heavier oil. They plan to spend the next year studying the concept. MORE: http://www.limaohio.com
