Toddguy replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionIt stands out so much because we have become conditioned to accept as "normal" the beigeification of our built spaces-whether downtown or in those new planned upscale communities-we have become used to beige and gray, uniformity-imposed by commissions and HOA's who demand a numbing uniformity. At least the planned suburb i grew up in had all sorts of different house designs, colors, heights, etc. These new buildings(residential and commercial) are so monotonously boring and often depressing. And I spoke out against that red building just south of E. Broad and was proven wrong. At least I learned from that.

Sorry, but these are the worst of the worst. Very suburban with big setbacks-completely at odds with what our downtown should be and has historically been. These were a mistake. If they were somewhere else(and there are plenty all around the city)it would not matter so much. I like some mid-century 50's and 60's stuff-even some of the commercial stuff. But this is just awful and in a terrible place. It should go. Preserve this stuff where it does not matter as much.

Maybe use that as a template for upsized versions. We don't want to replace the uglies with stuff that is nice but too low. Maybe a nice mix of low and tall would do to make the area not look too 'manufactured'. The buildings here are among the worst in downtown. I loathe the area between State and Town. After they levelled the area, did it stay empty for long and did they panic and just accept anything just to have something? Kind of like how we just accepted Columbus Commons because it was the first step in getting things going on an empty site?

What was there before should qualify for 'historic'. But the 'district' now? What district? They leveled it and put up 50's and 60's uglies-just because it is over 50 or 60 years old does not make it historic. That this "district" as it is could qualify as historic just seems crazy. Look at the horrible buildings that dominate it. Just wow. Level all the mid century modern uglies and commemorate them all with little tacky plaques. "Here is where hideous ugly 209 East State Street used to be. May it's ugliness rest in peace, and never be repeated."

I remember when we were converting...then you know who got in power. We should have converted decades ago. At least this does not have "The Tower at" or "Ye Olde" or "The sky residences and office suites at", etc. The actual conversion and the elevated park look like they will be really nice though.

It really does not look bad at all to me. I would say competent but nothing outstanding or anything. Good materials will help. I wish the balconies were recessed though,.

Exactly-when you compare it to the mix of small buildings across the street it is even worse. That kind of stuff should never have been built downtown. That whole little area is a terrible historical error that needs correcting.

I detest all of that crap built after the Market-Mohawk demolitions/clearance. They need to knock down the stuff north of the alley as well. Maybe save the old funeral home but the other two need to go Kevin the attack lawyer will need to find new digs(if he is still in that building). 209 East State is an atrocity and a crime against humanity IMO.

😲😮🙈....My Gawd. Why would someone rent at that price. And 2160 square feet is an average suburban house, smaller actually than most new builds(closer to 2,500 square feet). Pushing 4 dollars a square foot now? Wow. It must be nice. damn. *I hate when I look at floor plans and see errors. Unit 908 appears to have the smaller of the two bedroom measurements as 25 feet by 18 feet 9 inches. I don't think so lol.

Absolutely to the bolded. Maybe someone should notify the "State of Downtown" people of exactly what the definition of the downtown is geographically as defined by the city itself(as noted from the several postings of the map that was defined in I believe 2013). A lot of new development, jobs, and residents will be left out. 1-2 thousand residential units eventually on the Peninsula alone. Who needs to be emailed about this???

This and Franklinton are exactly where we should have some funky "extra" stuff-the place will be full of and surrounded by us gays for the love of all that is holy! The building should be funky, different, and cool, not some boring box. This commission is guilty of attempted LGBTQI+ erasure! Escandaloso!

Ok so I saw commuting patterns when splitting large agglomerations. So if Newark grows together into Cbus it would depend on commuting patterns as to whether or not it remains it's own entity. Got it. So Middletown does not have a commuting pattern that would lump it in with Cincy as noted a few posts above. So what towns around Cbus are a part of it's urban area? Is Delaware part of it? Is there a map of it somewhere? I am used to Demographia definitions...are they much different now or similar?-I should check it out. lol. * why am I having a thunderstorm right now...this was not predicted!

It looks like cheap trash that could be found on 161 and even there it would look liked dated trash architecture. It has no historic or architectural merit whatsoever. Even for buildings of that time it is an ugly eyesore. It should never have been built to begin with. * I gotta log off for the night. This is just too much lol.

Are they insane? This structure is an abomination! Historic my a$$! What drugs are they on? Nearly everything they built after the Market Mohawk teardowns is GAWD-awful and hideous. Does the fool who is responsible for this line have a name? They are actively working against downtown development at this point. Outrageous.
