  1. It is sad that our hopes rest on Easton and New Albany-given what is coming out of Licking County itself regarding development. We have to hope that New Albany just annexes everything in sight and has at least some vision for modern smart development. smh.
  2. But what do you define as "your community"? All of Licking County, your township, your neighborhood, subdivision? The vast majority of the place is not consistent with that type of development anyway. The goal is to get it where it is appropriate, as in by transit corridors, relatively small nodes, etc. where it can take advantage of possible mass transit in the future. Close to the freeways would make sense, rather than farther away. You don't need to develop that kind of density in very many places to make a big difference. Nobody is envisioning mile after mile of 25-50,000 person per square mile development. The problem is when you get people with the "NO APARTMENTS" thinking. Renters are "transients" who are to be avoided at all costs-while SFH's are increasingly out of reach and half of the metro rents. There is not one size fits all solution-but that goes for both ends-you will have large lot SFH sprawl as a given but will you have the 5 over ones where they actually make sense?
  3. Also many people in Section 8 housing are elderly and/or disabled and are not going to be problematic. Classism in alive and well in Licking County.

  6. It may be a bit long but it is a nice design and it has been built with quality materials-that goes a long way in making things more "palatable" I think. The ins and outs of the facade also help *why is spell check telling me that something is wrong with "facade"? Does it need that stupid squigly thing at the bottom of the "C"? smh.
  7. We really do need these denser nodes popping up all over the metro area-particularly along existing corridors so maybe some real mass transit can connect them-just like you said. Hopefully Intel and all it brings will only fuel the fire of growth and the needing housing(in addition to the that will come with it. Although they need to meet the growth and the backlog so they need to really get moving and building.
  8. Now now...as Dublin has already defined it, "transients' are renters(even if they are paying several thousand a month or more in rent). These are "for sale" so Arlington is "safe" from the dangerous transient renters lol. * the name change-they removed something with the word fair(middling)in it to now have "villas" as if these were overlooking the Ligurian Sea or something.

  10. Right. A Windmill Palm Tree. Hardy to zone 7b at best. In Columbus-zone 6a at best. Well we at least know that they don't know what they are doing in at least one part of this proposal.

  12. I hope the landscaping is good. That can make a huge difference. It can really soften things and tie the building to the ground somewhat and is generally well received by neighbors.

  14. I am so glad they are filling in around the freeway. The Martha Morehouse tower does not look so out of place on it's own now. What is the ultimate color of these going to be?
  15. Once it opens one of them needs to wander about aimlessly and then drop into a water tank to seal that deal. They can have their own "Cecil Room" and all.
  16. Then you zone some areas for that inevitable single family housing and zone for the denser areas that will fill in. The denser areas will never materialize where they need to be if you do not plan for them in the right areas(so they can access future mass transit and can serve as nodes for larger areas. Let more of that sh*t happen up near Northstar and more away from 71 or near Granville and such. They should not be building single family homes just wil-illy all over. Maybe New Albany just needs to annex another 50 square miles or so. and come up with a plan.
  17. Whalermeister/Walmeister Square lol. Walmeister's would be a good name for a pub for the building. Any suggestions for a "massive flag" for the building?
  18. I hope they end up coming back with something even bigger(taller). If these people ruled everywhere and had always been like this, Manhattan would still have windmills and farms. smh.
  19. They need to have at the very least a number of linear "nodes" of dense development that could at least justify a light rail link from downtown-the airport-Easton-New Albany-on out. I think that is about the best that we can hope for on a macro level. Maybe a number of Bridge Park type places not only along that linear line but scattered about? I think that is about it. That there will be large areas of sprawl and cul-de-sacs is a foregone conclusion-it is a matter of how much ends up that way. See posts about current attitudes up there and the piecemeal jurisdictions currently existing. This is suburban-exurban Ohio we are talking about. Maybe Newark can get a shot in the arm for it's downtown as well?

I have no idea of what neighborhood it belongs to however. Let the discussion begin! I think it is either Milo-Grogan, or the aforementioned "No Mans Land" neighborhood. Or Maybe it can anchor a "Fort Hayes" official neighborhood?
  21. There is an official map of downtown per the city itself/city council resolution/etc., but I don't have it anymore and can't find it, but jonoh81 has posted if before somewhere on here.
  22. With the boom coming and all, they really should consider their long term needs-think of all the new children that will be on the way. I would go at least 20 floors-just to be sure and get that space now-they will probably need it in the future so best to go big lol. A nice landmark building that really stands out-why should they let OSU hospitals get all of the spotlight? Amirite?
  23. Rather colorful for Cbus, huh? Where is the overwhelming Cbus new-build grays/every possible shade of brown? lol. I hope the materials are good. It seems to be taking the place of a big parking lot too.
  24. I still feel the same way as I did then!-I am just trying to...well..."contain myself' lol. Do I want ten rather than eight? hell yeah lol. I also stated that not only do I want anything possible from Intel, I want their competition to locate here as well! That is still pretty greedy I think haha. And yeah, I know you were just explaining things and not making some definitive statement, I guess we know we are getting at least two, and we will just have to see what happens... *Let that area just EXPLODE with jobs, fabs, data centers, ancillary services, housing, traffic, etc. etc.-I live 35-40 miles or so from there-it won't bother me lol. It is for the good of Central Ohio so residents in that area should look at it that way. If they don't want growth, they can move to certain other parts of Ohio(not going to call out any particular stagnant area though).
