  2. I looked up some of the townhome units....*sigh*. A mistake. I don't want to know about the SFH amounts.
  3. The single family homes look lovely. I am afraid to ask about how much they will be selling for though. I can't see much regarding color but I can see they at least have some tweaks in the rooflines and gables and all to have some variety and they have that nice older "sturdy" look to them. I am sure they will look great when the landscaping fills in.

    This is such a problem in so many areas. Parts of Columbus look like they are almost new neighborhoods-houses that are 100 years old looking like they have just been plunked down in brand new areas. And it is not just the trees. It seems that when older homeowners die too many homes get bought and turned into rentals and every tree, shrub, etc. is cut down to reduce maintenance and the places look bare and naked. And it is not just in the oldest areas. On the street I grew up on(homes built in the 60's)the number of trees has dramatically declined. Where nearly every yard had a shade tree, now there are stretches where there are a half dozen homes in a row with no trees in the front(and often none in the back), and limited shrubbery or greenery except that worst of greenery-suburban lawn. It is just sad to see it. *and of course it seems to be the worst by far in lower to middle income areas, neighborhoods that have undergone socio-economic change and have become poorer. It is just another reminder of how the middle class is disappearing. Wealthier green lush areas, and increasingly barren not so wealthy areas.
  5. You did not ask for a "third party" analysis, and I don't think the 2.8 billion addition will be irrelevant at all. You also never specified what you exactly meant by Ohio "recouping" that 2 billion. In taxes? In wages? In economic benefits?...??? If you want something specific, maybe ask for something specific? Have you seen anywhere where anyone is saying the state won't "recoup" that 2 billion, or if it will, it will take an unacceptable time in which to do so? Can you quote some articles? I think most on here think this is a win for the state. It will certainly be a win for us here in Central Ohio. Don't know where you are, but if in the state I hope your area benefits as well.
  6. From Bloomberg: Well it looks like it will not be long at all, and that is just with the initial two fabs apparently. And a big chunk of that 2.1 billion will be tax credits spread out over 30 years, so yeah, I think this will be a financial win for the state.

It was also shoddy of them to include housing costs along with dropping population in the headline, as if that was the factor-it suggests correlation/causation, when the "drop" could be related to other things, like COVID-19!!!! Just terrible journalism from them. I mean what was the thing that changed from early 2020 to 2021? Housing costs were already rising. Maybe it was the introduction of a pandemic the likes of we have not seen in over a century? smh.
  8. The metro grew here in Cbus and Cincy. And with Intel moving in and hopefully Covid getting the f*ck out, I don't see how this little "trend" is going to keep up really. Could this reflect the wave of retirements and people heading to the sunbelt? University populations headed back home for now? People fleeing cities to the countryside? WFH? Housing prices too high, incomes hit, kids moving back home as you mentioned, etc. etc. etc.? It could be an number of things. We don't really know yet.
  9. Oh for God's sake, this is one year-a year unlike any we have had in 100 years. One year is an instance, it is not a pattern. Anyway the Cincy and Cbus metros did not lose, so there. lol. *sorry Cleveland.

  11. If IIRC, wasn't this intersection supposed to be the relatively dense"town center" they had planned out there way back? I guess those plans have changed. Parkland will be better.

  14. It sounds like from an urban development standpoint, this area needs to be largely written off. Maybe the focus should be on just a few things, like better bike and pedestrian access and safety? Health and safety issues should get the highest priority if the rest is just a total sh*t show-and it sounds like that is the case here. Some areas just can't be saved for a number of reasons.
  15. This sounds like an absolute nightmare. Are meetings usually like this? I am starting to feel for the developers. Does the city needs to revamp these commissions and exactly what they are able to do? Why are they like this? It really sounds like they don't know what they are doing. *I will say that over 700 beds does sound like a lot. Other than that... How could you just sit there and not stand up and start taking them to task and get thrown out? lol. The developer should give them their setbacks, condense the site more, and go to 25 floors. Reach out to former mayor Coleman to gather city(not commission)support for it.

  17. As long as it is a bridge I would imagine you would be able to get under it. They have that bridge going over the street directly in front of one of the exit/entrances to the garage. I also think they would have to show the street as terminated if that was the case(no access)on the map. It would require a parking podium to lift anything above the freeway which would be elevated and right there very close. It would not be over the property but right next to it. Can ODOT just block off access to a property that is wanting to be developed? Could there be a fight? Too bad they can't have the end of Mound just turn south along the tracks under the freeway and continue South to connect to Short street around Liberty. I don't like that big parking lot there.

  19. To the bolded, I would have to think so at some time. They would not offer some glitzy PDF over a contaminated site, would they? I wonder if they would be able to access the Miranova parking garage or would have to have their own parking? Would be great site for a tall residential on a parking podium to bring it up higher from the tracks/freeway. Whatever they build I hope the south side is more than a giant concrete wall like Miranova. Maybe someone can borrow some ideas from the proposal for the Whitter Peninsula and have something cantilevered toward the river, something dynamic and interesting? One can hope.
  20. Kind of off the current topic, but does anyone know what the heck they are doing on the North side of 40 across from the Murnan Rd. intersection past Alton? That area is all torn up and has been for awhile and I have no idea of what they are doing out there.

  22. Not all California farming is the same. The Salinas Valley and Imperial Valley are very important, especially during winter, but growing water hungry almond trees in the Central Valley? And we are not exactly eating inexpensively when it comes to fruit and vegetable. Been to the grocery store lately? Maybe we need to rely less on California for certain things? They also have very little other sources of water. California will need desalination plants to help with their water supply, not to replace it. And yes, the planning has been horrible. And it will be Nevada and Arizona needing that water the most. Las Vegas and Phoenix. The bill for those plants will have to come from those areas as well. Do they pay for our natural gas for winter heating? They have the water problem and they need to get out ahead of it soon for their sake. With increasing droughts their economies may depend on it. And good luck "stealing" water from other areas. The interstate Highway system was nationwide. We are talking about discrete desalination plants with some pipelines in one area of the country-that is not a reasonable comparison. And this is to supplement the water supply, not replace it. They can continue to enact measures to reduce water consumption. You don't think they will be able to come up with some other measures to drag that water from Lake Mead up? by 2030? If faced with turning the great spigot off? Really?
  23. Yes. The west can just blame Canada! And I don't remember them doing anything for Ohio when jobs and people moved there and left us in the dust? And if we ever did offer them water(which I don't think we should), it would only be at a price that would absolutely enrich us. If the Saudi's and the UAE can build expensive desalination plants, so can the they. Or maybe they should give up trying to farm in a desert?-that is where so much of the water goes.
  24. A park would be good-that would be something instead of just vacant shrubby nothingness. They could add some evergreens to match what is along the tracks on the other side. I mean the railroad is really not using it for anything, right? Maybe a small cheap pedestrian bridge over the tracks to connect it to Jeffrey Park(yeah I know this last part won't happen).
