It is not dense in any comparison to Columbus really. And that is not a knock on Newark, it is just the facts regarding the part of your comment that I bolded. I am a fan of Newark and want the best for it and I think it has a pretty bright future based on if nothing else it's location and transportation ties to the rest of Central Ohio. The area also offers hilly terrain that most of the rest of Central Ohio lacks-that should also be in it's favor. You just don't have that kind of topography in Union or Delaware Counties, right? Attractive natural surroundings do count. *Newark should play up both it's proximity to Columbus and it's more hilly terrain and greater proximity to hillier areas and places like Buckeye Lake, the Dawes Arboretum there(LOVE! that cypress bog!), etc. I really wish they would go ahead with some of those plans for recreational/amusement expansion on Buckeye Lake. It is a very pretty area IMO. Newark needs to be more aggressive in stealing more of the Columbus metro population growth for itself.

And 20 square miles at 50,000 people is only 2,500 persons per square mile. Columbus is densifying and is over 4,100 per square mile at this point. Newark is significantly less dense than Columbus.

CLEVELAND - getting the Goodtimes in
Great pics and there is so much potential for more development of the Cleveland waterfront and riverfront. The Key Tower is my favorite "newish" Ohio skyscraper. And the new SW headquarters will really help fill in the skyline(I think the design is pretty good really).

What is that little neighborhood on the southeast that gained? Near downtown and the 'hot' west side would be expected. Not being that familiar with Cleveland I don not know what that neighborhood is. "off to google"

Compared to London England it is tiny; compared to London Ohio it is large. Both of the Londons mentioned are cities. Newark is certainly more of a "big city" than some of those 326 US cities over 100,000 that you mentioned. Spokane Valley, Washington, Downey, California, etc.-those are just suburbs with no real downtowns. I would say that Newark is "bigger" than the ones like that. But I also get your point that he is a big fan of the city and tends to go overboard a bit. I can cut him some slack though.

Toddguy replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionBeing relatively cheap and with the connections to Columbus and with the area growing and North and East being the favored quarters, will that not eventually help Newark and maybe get some of the older inner areas redeveloped? If(and I mean "if" as we don't know how these projection will pan out)the region adds the half million or so people it is expected to to reach that three million mark predicted by MORPC, won't Newark be in a good position to gain significantly from that? Besides the obvious Marysville and Delaware, won't Newark and Lancaster also have to significantly add people at some point? I would imagine that not only new people coming into the area might choose Newark or Lancaster, but some actual Columbus "refugees" who feel the city is getting too-big, crowded, crime ridden, "dense", "urban" etc-take your pick-will move to places like Lancaster and Newark to get a slower pace but be near the bigger city and it's amenities? I am just pleased to see Newark healthy and growing-not that many places in this state can say that.

A Columbus Sunrise - 9/7
I remember actually seeing floating feces in the river downtown with toilet paper attached. And in the summer it could really smell. Still, brown, not very clean water with forbidding concrete barriers lining it. I will admit I was mostly around it in the summer which would make conditions generally worse I would think. And I think some of the sewage problems upriver that had not been addressed at that time have now been addressed. The pics you posted were absolutely wonderful in showing the improvement-congrats on that! *and yes, lowhead dams = drowning machines. I don't get why it is not mandated that all of them have the boulders and riprap right below them that break up the drowning machine problems?

^^ Well if the office space is in the northern section we know it is being used as a buffer. I am just glad this project can move forward. It really will be mixed use with office, residential, retail and amenities. I guess the 84 units lost would be in the 46,600 feet of office gained? I hope the office part(and all of it)works out. It should still have about 450-500 residents I would think.

So that was the old Clarmont, which in 2007(February)on this thread had a proposal: Well if they were thinking about it then, why should someone not revisit this idea? Apparently from the comments it was ugly but there is no available pic. And they could always go higher(to better annoy the GV "whalers".)

Wonderful pics! I can only wonder why we waited so long to do something about the river downtown. The Scioto Greenway is an example of the city doing something and doing it right-getting it just right. We sometimes complain about the city not doing this or that-not doing something or not going far enough and sometimes rightly so(public transit is an example) but the city does get some things right and this is a good example of that. It is hard to think back about how nasty and forbidding the riverfront was before this. It at times was just a sluggish sewage sedimentation pond. Again, beautiful pics! And you managed to hide the patent ugliness of the Rhodes Tower in every shot! 🙂 Miranova has never looked better than in the seventh pic. *I really want a world class cultural institution of some kind on that triangle south of COSI in the last shot, as well as a building fronting Bicentennial Park.

Some of the more tame NIMBY'S that are not completely off the rails can be used for good at times...contact Clintonville and suggest it is just part of the inevitable road to the Manhattanization of all of northern Columbus-them included! and then watch out! developers. Maybe someone will start a "Northern Whale" campaign?* *this may all backfire as they may use the knowledge/experienced gained to go after ALL projects so be forewarned!

Also they will hopefully still be on track for the early December opening and can incorporate some kind of holiday/Christmas/Hanukkah/Kwanzaa/Festivus/Winter Solstice-Pagan celebration, etc.etc. into it all. Hell celebrate them all and invite EVERYONE! lol December 21 is National Sangria Day as well as National Coquito Day so they can serve those!-can any part of this development serve liquor? I can't remember and do not want to look it up. *I will be there to buy something spend some(small)amount of money-as long as I have my Covid booster, there is not snow or ice on the roads, and I am not dead yet of course.

Hopefully they will try and focus on the ends of COSI-where there are already vehicle and pedestrian passages. And where there is already a "place to go" on the one side with the Vet's Memorial, and hopefully another one coming(some cultural something or other) in "the Triangle"-not to be confused with the soccer stadium triangle-to the south of this. Activate the existing passageways first. I like the large versatile atrium/atria idea better than 'the retail passageway' idea also.

The "why it's too big" with the WHALE cartoon!- and then the pics of those people in whale suits! LOL!!! I swear they need to make the retail part a bar/seafood restaurant with a "Nantucket" nautical theme! I almost want to wear a whale suit and walk up and down by the site(when it is cooler!) with a "SAVE THE WHALE!" sign.

Dump Millennial and get something similar(but better) on the Main and High lot(RIP The Main Bar)or the lot across from Bicentennial Park. I really never like the design of that thing in any iteration.

There are plenty of ugly lower density sites within a few blocks of this site with crappy apartment buildings and non-descript crappy houses that can be redeveloped.

I hope they build a very dense mixed use development that rivals what is being done in Dublin.

While I agree, I am glad that this "relatively minor" thing is what is the most troubling thing here with this new design- and it is probably easy to remedy as well to make it look less "naked and exposed". JMHO. *So happy they dumped the "offset window jumble" of the main tower and decided on glass. *the mural they used looks like a psychedelic Jesus about to be eaten by a psychedelic shark. lol And I would be ok with that...controversial and all lol.
