The building you like is the River and Rich building complex: https://www.castoinfo.com/shared_assets/property_brochures/cef-overview.pdf There is info on here about it from concept to completion. They are going to extend from it with a second phase to the west: https://www.columbusunderground.com/12-story-building-part-of-new-franklinton-proposal-bw1 . Franklinton has different parts, an East, West, South, etc. I think that many of the streets that look like the ones you linked to will remain as most of the development will stay in East Franklinton and into West Franklinton along Broad Street around the old Mt. Carmel hospital complex there. I don't think it will spill out much more like along Sullivant Avenue and such, and I would imagine if it did it would be limited to infill and such. *those particular locations are right by the area being developed though. I hope that the clusters of small homes and commercial buildings like the group near the dead end of Sullivant are preserved, but other short rows of old wooden houses have been torn down in recent years.

Of course it looks like an alien landed when you present it like that. I think this could be more refined, but all of the objections they have posted are about height, density, parking, etc.-which are NOT problematic for me and should not be for them. They want something iconic they can be proud of, yet at the same time want it to be indistinguishable from the rest of the neighborhood and that is not how it works. Hopefully this goes through as planned. *And if not then let them come back with a two story proposal with plenty of parking-but for something like Section-8 housing or a home for wayward minority youth or a halfway house for those just out of prison or something along those lines...just out of spite of course. Does German Village/Shumacher Place have it's fair share of Section-8? If not then why do they get a pass on it? We know among other things they don't want renting riff-raff(even if they could afford the high rents)so it would serve them right to get something like one of these things. Maybe they can move the Beitel Open Shelter here? Someone should start an opposition petition based on the need for Section -8 housing to be included in this proposal

Toddguy replied to Summit Street's post in a topic in Central & Southeast Ohio Projects & ConstructionHonestly when I was about to submit my post I was looking at google earth on that very area north of this site along Broad and thought the same thing. I thought the same thing when I saw the Broadwin especially. I always liked that there were these highrise apartments out East Broad to Franklin Park and I agree that the whole stretch could use an upgrade and retail along Broad could also benefit from infill to the north and the south. And again this infill and new building would be primarily on empty or dilapidated lots so as not to force current residents out. They could also include some new workforce units and all as well. This could be a chance to have a truly integrated neighborhood-there are not enough in Cbus. Just like High has been rehabbed toward OSU, Broad could have at least something similar(if not as intense)out to Bexley. A neighborhood with a mix of incomes, races, ethnicities, etc. would be so good for the city. And if this succeeds it could move south toward Main-again with infill and not wholesale displacement. Building up these corridors will also help with mass transit usage. There is so much potential in these areas. One can hope at least.

Sorry I had to do it on that post-I hate Koons. Post some more city pics so I can give some thumbs up! lol I also don't like the expensive austerity look. Glad they were able to at least repurpose the space though. NYC is our #1 city and must be promoted as such IMO. Can't wait for what is to come-and so glad 9 Dekalb is rising!!!!-I would happily not only use poor door, I would crawl through a doggy door to live there! lol. The views from the top of that will be AMAZING.

Toddguy replied to Summit Street's post in a topic in Central & Southeast Ohio Projects & ConstructionWell I don't know but this kind of development is exactly what is needed in these larger parcels available in OTE, KLB, etc. Where they have the land they need to go fairly dense. It will be alright for the neighborhoods as there are not enough large tracts available for these larger projects to overtake the feel of the neighborhoods too much. The rest will be smaller infill stuff. It adds units which will help keep people from getting gentrified out, or provide units where there simply aren't any available(like in the Shumacher Place/Giant Eagle site). It is a good thing that we are seeing development on all sides out of downtown, and not just between downtown and OSU. Whether these residents realize it or not, more residents will actually allow retail to be more likely to remain open and available within walking distance, and they will get used to the changes-it won't be as bad as they think. I am sure if they need some more retail they can probably add some somewhere nearby-that is part of the appeal of the area-there are corridors nearby that can accommodate additional retail if needed because the area is older and has a more diverse land use pattern. I am sure the 200 plus residents coming will help the businesses already at that corner-it will help that little "node" there. It also looks like a decent design with decent materials. I am glad these developers are proposing "relatively" dense projects all around the neighborhoods outside of downtown and seem to not be backing down so much. I am glad it is just not Weinland Park/Short North that are getting pretty decent sized proposals. *keeping my fingers crossed for the Scioto Peninsula and East Franklinton* The city is not perfect but I am so proud of how far it has come and how it just continues to slowly progress-slowly but steadily it is moving in the right direction...and I am one of the few on here born and raised in Cbus to have seen over a half century of it. If y'all could only go back to the early 70's and compare then to now!

And then there is that 40 acre area right in the middle of Worthington but it also will not live up to it's potential. Also Hilliard has some significant parcels and Grove City could have gone much denser with the Beulah Park development.

Maybe send these ideas right to the German Village Commission? lol. This could be a showplace that could be an example of how to do infill in historic(or near to historic)neighborhoods. I also think given the rents they will be able to get that they could put more of the parking underground and increase the retail space-that is something desired by the residents and could help get this going. I also think that they could even increase the parking(as much as I know people hate that, but it could be mostly underground) somewhat again if it is underground to accommodate the increase in retail space and help alleviate the parking concerns of residents. Those are serious concerns the residents have-not enough parking and not enough retail. It does not matter what we think-the residents are dead set on that and it is in their backyard and I don't think those are completely illegitimate complaints. Why not try to appease them in that regard? This project could really be something special that after some time passes could be loved and accepted by the community-and maybe they would not immediately oppose other projects on the perimeters of German Village. I mean it is the city's most beautiful and historic unique neighborhood IMO and I guess I can empathize with some of their complaints(which I almost never do for GV). We will just have to see how this plays out and hope for the best.

You can go 3 or 4 floors with another one setback this way and not get that overbearing look and make it seem not quite as large. More detail like this, maybe incorporating some German touches(who knows, maybe a half-timber look on a building or two?)would make this more appealing and less monolithic. They could probably do it this way and also avoid the "too busy" look that you can unfortunately get going this way if you go too far. They should be able to make it work cost-wise as we know this will fill quickly and people will pay $$$$ for this location. Something closer to Neighborhood Launch looking, just a floor or two taller(with setbacks)and with those quality materials and landscaping(which could be done in the insets they already have for this site). Right next to and almost indistinguishable from German Village I think they can come up with Neighborhood Launch type of quality-I don't think the residents of that area would be asking too much for that at least. I certainly could not afford to live there, but I don't think that type of quality project is asking too much given how much residents there have had to pay out for their properties. This latest iteration is an improvement, they just need to work on it more. JMHO.

Toddguy replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionGiven the proximity to German Village, it would be nice if they would break the mass of it down to look like smaller individual buildings, and maybe get some ideas for how those would look from traditional German Architecture-maybe making it look like a block of 3-4 story houses in an old German town center or something. They really should go for as much of a "period" look as possible compared to something modern given what the people around there apparently want. I also just don't get the grey panels with this. That is not a look that goes with the neighborhood. JMHO. I think the overall massing and density are fine, but they have to sell the design to the neighborhood. *Also I think they could afford to make it look like that given they will have no problem filling this thing up and charging premium rents.

Toddguy replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionThey should expand this along the entire "High Five" from Arcadia to Greenlawn-it would be a nice visual identifier for the whole strip sort of tying it together in both directions on High as in North/South and from one side of the street to the other. This would be especially good up through the University District and Old North Columbus. JMHO. *I know I have seen old pics with arches across other streets as well as High.

I also grew up in one(just one floor and much bigger than the Levitttown type though)and I like the style(or a variation of it. The home I lived in in Wilshire Heights in Western Columbus was also a version of a Cape Cod, but had two bedrooms down and two up. I kinda liked the little bit of sloped ceiling in the upstairs bedrooms and I also liked the fact that there was another attic section that could have expanded with a shed dormer and one or two regular dormer windows. I liked that there did not seem to be so much "wasted attic space". They do need to be built with finished space, adequate heating and cooling, insulation, etc or the upstairs will be problematic. They also work on smaller lots if you don't want a straight up two story home. I despise sprawling ranch homes and the McMansion crap with huge two floor spaces that serve no purpose and are just empty wasted air space(and they are usually overbearing, ugly, or both).

Soo glad they took the advice so many proposed and saved the front of those older buildings and set this back a bit. It really will help the streetscape and the "feel" of the street. I commend them for this and hope that other developers try and take a similar approach if possible and when appropriate.
