Housing Market & Trends
My place is only about 650 square feet but is big enough for one person. The 13 by 17 living room helps. I just don't see how people really need houses that are 3,500 square feet, 6,000 square feet. Even if you need the extra rooms for home offices, fitness rooms, guest bedrooms, etc. those rooms do not have to be that big and can be on the smaller side. Why does every room like these need to be 15 by 20 feet? People tend to not "make the most" of the spaces they have anyway IMO. Also rooms can be multi-functional. How many people are in your household? And yeah at least a half bath or extra bathroom would be nice, even in some one-bedroom apartments- just so you can avoid the "captive bath" scenario. And a family of four or five all trying to utilize one bathroom on a weekday morning?...nah.

Cleveland: Downtown: Sherwin-Williams Headquarters
It is kind of sad that this 23 story building is the most prominent one in an urban area of about 1 million people. Something like that would be nice as a mixed use secondary structure though. Nice but something that would take a backseat to the main structure and let it shine.

Housing Market & Trends
I wonder what people here really think optimum house sizes and room sizes are for them. How many rooms are needed? What size of room? As far as bedrooms go, I have an absolutely tiny one now(the other bedroom was opened up as a sort of open space with added storage). I think that 10 or 11 by 12 or so would be the smallest I would want for a secondary bedroom. ten by ten or something like that is just too small to me for a bedroom. I would want a minimum of 130 sqft. for a secondary bedroom(if i had the money to get another place that is). I would say 12 by fifteen would be the smallest I would want for a master bedroom(and I live alone). The current living room here is about 13 by 17. I guess if I had my way I would have a place just for me that had a master bedroom of at least 12 by 15 or 16 and one secondary bedroom of at least 130 square feet.

It is just really...well..an ugly stretch of High street. It could be so much better than it is.

These commissions(especially the Clintonvillains and German Villains of these commissions) have gone off the deep end and the lunatic fringe has taken control in some cases of what were supposed to be good ideas for neighborhood involvement in development.

I think they could go taller/denser in-between some lower, especially on the North and West-it is going to be open to the east(the most important view being between the stadium and downtown IMO)and they should keep the southern sections lower(if they develop that)so I think it could be done. I mean they had proposed over 800 units originally. I am more concerned about the number of units and density than the height, but it could have both-more units and a few taller parts as well. I would not want it to be surrounded(including on the triangle to the east)by a monotonous 75 foot high wall of buildings. Ideally they could incorporate a tower like the Northbank Condo Tower but I know that is not going to happen. I wonder what they will ever do with that triangle to the east of this site-that parcel of land is so problematic with the limited access and railroads almost completely surrounding it. --------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------------- *edit* nevermind... I completely forgot that the 440 housing units is only referring to the five five-story residential buildings to the west/northwest of the stadium north of Nationwide Blvd. Those buildings seem like they will be large enough to account for all of those units. That leaves a big area north of the stadium open and everything south of the Stadium. Duh! on my part.

Thanks for posting these. And I have never heard of the Columbus Navigator until this post so thanks for that as well. With such a nice area being developed I wish they would reconsider the density of the residential part of this and go higher and have more units. They can go five floors(six if the first is concrete and say used for parking, retail, commercial, etc.)and up to 75 feet with it being stickbuilt before the big jump in expenses comes. I don't want them to "underdo" this.

I did not realize until I looked at the pic again just how completely white the buildings are-they look like naked albino buildings-just everything is covered in white paint. They look like ghosts of buildings or something. They actually look a bit creepy to me now.

Yeah it will be a bit of a monolith but the existing one is not that bad and if the new one has similar fenestration and setbacks and all, it won't be so bad really IMO. If it connects all the way to the existing medical and forms one building, it will look massive. I want more height along the 315 corridor! ?

Those houses could have some cool and distinctive color choices to liven the whole thing up. They need to take a look at parts of Victorian Village, etc. Overall I LOVE the idea of keeping the houses and infilling behind them. I guess it could be called the "Pavey way"? *I am so in support of more color after that 9 story red building(can't remember the name of it)turned out so much better than I thought it would. Ironically if anything it is the lower non-red portion of that building that is less than desirable.

It has a 1% chance of recovery but most likely will succumb to, if nothing else, Covid-19. *This is basically how I am looking at this particular proposal.

Some shrubs, small trees, ornamental grasses, lilies, etc. would really help that strip. Who owns it? -The city or the developer?

I had kind of wondered too. Thanks for the explanation. So I guess around 20,000 Columbus residents live outside of Franklin County then? I wonder what the densities are for those areas outside of Franklin County.

Too bad they are so damn expensive and way out of reach of most households in the area. I wish they could offer urban infill like this, maybe without the "highest end" elements that would be a bit more affordable? It seems like unless it is specifically targeted as "affordable" almost all residential new construction of single family homes is for the upper end of the market.

Thanks. I was hoping it would not be anything very impressive. I was wrong. That page as some good pics-I especially like the one looking up High Street with the Chittenden Hotel right about across the street from this point shown. *It would be cool if some developer built an apartment building somewhere around there that looked like the old Chittenden-they could even call it that.."The Chittenden".

Well in the CU article Schiff states that it would only need to have 15-45 units so it would not really have that many residents. I would think maybe 100 or so at most. The office and hotel would provide more people than that. I would hope that lower stuff off of High like the Neighborhood Launch area with much of that not having much of any retail might add to more residents for High street retail which would only be a few blocks walk away. That Industry building alone will provide probably 300-400 people in 234 apartments.

I remember those. So if it ends up being a ground floor of retail then some parking levels...then 12 floors of hotel with 12 more floors of condos/apts. on top of that...I won't complain.. ?

Yes. I would like this Harmony Tower to get built here. But is it too much to hope for to want a Harmony 2 Tower matching it to be built on the lot at Elm and High across from The Nicholas? I mean there is a big parking garage right there behind the site and all already....just sayin' and all.

Just going by the renderings and speculating and all, with the Atlas at around 165 feet high this looks in the 350 up to maybe 400 foot range to me.

Yeah I would prefer something similar to the other side...but still GREAT NEWS!! Overall I love it!!!!! It would help fill in that gap between the Capitol Square towers and the cluster farther up High Street.

I usually don't head down 670 through downtown before turning north on 315(usually going north)but today I needed to go through all the way on 670 to Gahanna and there was so much to gawk at! lol I had to be careful to watch the road. Rise! Columbus Rise!!!!
