Toddguy replied to buildingcincinnati's post in a topic in Central & Southeast Ohio Projects & ConstructionI really hope they just reconsider this and leave those buildings that add a bit of character even though I believe they were built in the 40's so not really "historic architecture" or anything... but maybe so in a city that has demolished so much of it's older buildings. Plus the city needs every bit of affordable housing it can get(or keep)especially downtown.

I just read it and kind of agree. He just ignores what does not fit the narrative he has established in his mind. The whole idea of "booster bros" is ridiculous especially since the city IMO still grapples a bit with an inferiority complex, and much of what may seem to be boosterism is just the response to those who mindlessly attack the city over every. single. thing.(people like that Minneapolisite guy on CD forums-and he is not alone). If you look at sites like CD forums, or hell even this site, Columbus has a distinct lack of supporters compared to cities of it's size. It has a distinct lack of discussion or topics compared to it's peer cities IMO. And we all know the weaknesses of the city: the city schools, lack of public transit options, the city having one of the greatest divides between the haves and havenots, The Hilltop, Linden, The aging post-war corridors(Hamilton road, Brice road, Far west side/Broad, etc), the lack of a "brand", etc. etc. He simply cannot speak of the city without taking a swipe at it, and when he can't come up with anything, he just makes something up. He did not even define how this supposed "booster bros" group will make things tougher besides 'not being able to take criticism'. Much of that group only exists as a counter to those who have an agenda and who continue perpetrating a false narrative of the city-including Renn himself, as you so well pointed out in your own criticism of his methodology in domestic migration. Of course in his mind, correcting a false narrative is being a "booster bro" lol. He also does not seem to get that the city has a relatively young population(younger than that of Ohio as a whole as well as the nation as a whole) and that the majority of population growth is natural increase of births over deaths-demographics that are just the opposite of say a city/region like PIttsburgh(not knocking that city). Renn is just Renn-he is often spot on, but he has his own blind spots and limitations just like anyone else.

True, but I still think this northeastern one would be the best. And it might even help them hurry up and densify Easton as well, as that process seems to be moving at a snail's pace.

You can get 2000 square feet easily with a two story home with built in garage on a smaller lot than that. 60 by 120 or even 50 by 100, which would be an eighth of an acre(sort of like how they cram them together in middle class new suburban developments in the LA area and similar areas). If only people could let go of the idea that they need large yards and 50 feet of space between their home and the one's next door..."privacy" and all..as if they can't just draw the curtains/turn the blinds smh. Communities could build less expensive housing and still get the same property tax dollars because there would be more homes on smaller lots, and less infrastructure to be maintained with more density than less. And people just don't seem to need or use "yard" like they used to back in the day.

If they are going to do this, they might as well get the rights to extend it up along 270 or Stelzer to then have it connecting three important nodes: downtown, the airport, and Easton. Would make it easier to go carless downtown too with the Easton access. If only though, right? This is one place where I think a rail corridor would work.

The original announcement for this in March had it at 300 feet and 22 floors. https://www.columbusunderground.com/new-20-story-convention-center-hotel-proposed-downtown-we1 The diagram is hard to read/see but the article says 22 floors and 300 feet. I would imagine it would be pushing 350 by now if that is the case, especially since one of the floors added was for meeting space and those tend to have the higher ceiling heights as opposed to hotel room floors. *I am assuming that a floor was added for meeting space since it went up in floors and added 14,000 square feet to the meeting space although I did not see that specified.

Looks good. Glad they increased the meeting space from 61,000 to 75,000 square feet. Just curious...but if the last notice we got was that it was to 26 floors, and this latest update shows 28 floors, then didn't it grow by 2 floors instead of just one as the article states? Well anyway I really like it. And this one will get built and it is my favorite of the 3 proposed towers. The north side of it is looking better as well in the renderings.

Yeah but the recession is over and we have a housing shortage now. I don't get why they don't start up? Yeah this area Yeah called Shannon Green...that whole area north of 33 and centered I guess around that World Harvest Megachurch. Also there has been almost no building on the west/southwest side of Columbus in years. Grove city is building, but most of it is sprawly stuff to the south. Hell even West Jeff has been building in a small condo development, and has plans for a mixed use 400 acre development (that will include a much needed Kroger) along Broad east of 142.

Yeah especially with two story homes-you don't have to spend on expanding the foundation footprint and all of the cost is already in the bathrooms and kitchen. But a way has to be found. There are only so many people who can afford McMansions and something has to give at some point. And of course the rise in material costs and the shortage of construction labor does not help one damn bit.

It seems to be a particular problem in the wealthier areas, up north. Cbus has pretty dense development in the sliver between Hilliard and Dublin, and also up north east of Hoover dam. other areas up north(especially southern Delaware County)need to start building more of these and less huge houses on acres lots. Even that Evans Farm development they have planned will be somewhat less than 5,000 persons per square mile I think. I hate these just really wasteful huge lawns that really are not used. Front yards are really never used and never really have been and large backyards are not used like they used to be because kids just don't play in them all the time like they used to since they became permanently attached to their various tech devices. *What ever happened to that large area in southeast Cbus around that Shannon development? It looks like building in that area just ground to a halt and that seems like a good area for ore of the small lot house and apartment development?

Well once again one of the usual suspects gets the new Apple site. And to think Raleigh/Durham thought they had it all wrapped up. Lots of new expansions also...but not in Ohio..sigh. ^^ Could not agree more. Especially with the point about building in the 'uncool crescent' south of 70. If anywhere can take and needs affordable housing it is this area. And yes there needs to be more infrastructure improvements. There are jobs locating in this area as they are throwing up warehouses as fast as they can around Rickenbacker. It just seems like smaller new homes just stopped being built in the last 20 years. We really also need to have some of these suburbs rethink the 'minimum lot size' crap and not be so afraid of apartments, rowhouses, townhouses, etc. as if smaller lots and apartments will being 'the wrong element' into their communities. And Columbus really needs to double down on the damn NIMBYS. We have known for years that housing construction has not kept up with demand, but nobody is willing to do anything about it.

Urban Food Deserts
This is also a huge problem in rural areas and small towns. Being stuck in a town(I am just outside of West Jefferson) with only two stores-a Dollar General and a Family Dollar-I have to drive 8 miles one way or nearly ten the other to get to a real grocery store. Thank God they are going to build an actual Kroger in this area at some point. Part of the problem with smaller towns is not income, but population. They need a certain population level for a real grocery store. *There was an actual grocery store here but it closed maybe 5-8 years ago I think.

Now what kind of comment is this? Now it is 11-2 teams. And we better savor it with Urban leaving. What kind of talk is this anyway?-I thought you were a fellow uncool crescent resident lol. This is blasphemy! Seriously though, this is something that I do agree with regarding Aaron Renn-we can't just try and crap on our history and where we come from as a city. There is nothing wrong with our long history of OSU football and we should embrace it like any other city embraces it's pro big league teams. Maybe update it and transform it, but embrace it and not deny or denigrate part of our history. * I don't see OSU football in the same way as some things we have let go of, like the Penitentiary or the huge asylum that was on the west side. Dark and ugly institutions that are not exactly on the same level. Not saying we should celebrate concussions or drunken hooliganism or couches being immolated either, but there is more to the OSU tradition than that. I went there and did not torch a single couch, nor get into a single drunken fight(at least around OSU) ?

59 comments on this at CU. And naturally some complaints about the relatively small amount of money going toward infrastructure improvements smh. This is a huge win for the city to not be spending money for a stadium, to get a whole district with up to 1300 workers and maybe as many residents, and to be able to turn the Mapfre area into a sports complex for the public along with keeping the original second stadium as well for any possible events. When you look at what other cities have had to do with regards to spending untold hundreds of millions of dollars on teams (some of which then abruptly left), and you look at the economic benefits of keeping this team and the $$$ that it will bring into the city, this is really a steal for the city. I just don't get the complaints in this regard. This is a win for the city in keeping this sporting institution in the city, and making the very best of the save at that. Yes neighborhoods(like the Hilltop)do need investment dollars also), but I really don't think this money is going to take away much from that, and this will bring more money into the city in the long run. I just can't see this in any other terms other than a huge win. This also sends a big message to the rest of the country that the citizens, the business community, and civic leaders can and will come together and make things happen for Columbus and that is an important message that we should do everything we can to make clear, just like our being in the top 20 for Amazon-take advantage of this and market the hell out of it as how this area can take a lemon(Precourt and and what he wanted to do) and turn it into sweet sweet Lemonade. I wish we still had Coleman around-he would eat this up and market the hell out of the city-he thrived on that stuff. * I am also not seeing a lot on other forums about this really. Other cities would be proudly beating the drums of their success. We need to stop being so shy about our city and get out there and put our insecurities aside and boast with the best of them-successful cities do that.

I am not sure, but I have a feeling it will be very challenging. I can see something from the White Castle site south to this Confluence Village, but it looks like it would be difficult to connect the triangle area to any of the areas around it without some serious $$$$ unless you just have at grade crossings. Isn't that one of the reasons that Schottenstein dropped their proposal?-because of the difficulties in connecting the areas? The damn area is so divided by the tracks and the freeway. It would be great to see the areas interconnected though I agree with that. *and even the link from White Castle area to this would have to have a hell of a long and expensive underpass I would think...and that close to the river?

Good plan. Creating a whole new neighborhood and not just the stadium. This is very close to what I thought would be the very best-only the road connection across the Olentangy is missing(and they still have a pedestrian crossing). Looks like there is a sliver of parkland along the river and also connnected to a patch across. The number of residential units is way more than I would have expected. This should really be a vibrant mixed use neighborhood! Good job Cbus!!!!!
