  10. It's used to convert rentable square feet to usable square feet. It accounts for the common areas of the building. So if a space is 5,000 rentable square feet in that building, it is actually only 4,700 usable square feet. You pay rent on rentable square feet. 6% is pretty low. You also have add-on factor which converts usable to rentable. So in the above situation, the add-on factor would be 6.38%. 200 Public Square probably has the highest add-on factor in Cleveland - it is north of 20% last I heard.

This is exactly right, which is why I believe that the decision to build more big box retail on that land when we already have so much in the near eastern suburbs (heck concentrated in that very vicinity) was a hasty and poorly-thought out decision. That's the best they could come up with? Really? As for putting a park there, I think the funds and support to do so could have been raised given the appropriate amount of time. As residents of Cuyahoga County, do we not all pay taxes that goes towards the Metroparks System? As of now, there is no Metropark in Cleveland Heights or South Euclid, so I'm curious as to why they couldn't be persuaded to come in and run (and secure) the place? I could be mistaken - so someone correct me if I am - but I think this property was on the market for a year before it was sold - that's plenty of time for someone else to have purchased it for a different use. Also, The current use pays a lot of money in property taxes and the new use will as well - I don't think they are asking for any tax abatement. Turning this into a park would cost a ton of money for maintenance. So instead of making money off this property it would be costing us money to maintain it. I'd argue that this area already has a ton of parks - Forest Hill, Denison, Cumberland, Shaker Lakes. The metroparks were apparently not interested. Now as to poorly thought out - that's on the cities to have master plans for their communities to ensure poorly thought out developments don't happen. Look - I'm not a fan of big boxes and the thought of adding tenants like Olive Garden and Red Lobster makes me ill, but the market demands what the market demands, and I bet you those stores would be busy - probably just not with many people from these boards.....

  14. Yeah, I've only seen a text message pic of the signage - they should have lights on it any day now and once it is illuminated, I plan to go snap a few pics of it at night. As to the interior, they had some unfortunate delays with the city, but I hear they are really on track now and things are really coming along.

Others known to be coming in the first phase of the new Cedar Center’s development are eateries Five Guys Burgers, Jimmy John’s Gourmet Sandwiches and Chipotle. Rubin would not yet divulge the identities of the other tenants to come, stating merely that they are an Italian restaurant, coffee house, women’s salon and a pet supplies store.   17. Man, that's a big loss for Larchmere. Too bad. We need to find a way to turn Larchmere into Tremont East. They have the best patio in Cleveland over there - Felice Urban Cafe.

    Okay, so every bar will allow smoking. Whether or not one goes to a bar is a personal choice. We're not talking about the post office. OK cool, I'm with you. Let's go ahead and let malls, sports stadiums in your seat, airplanes, barber shops, and office buildings allow smoking again. I don't HAVE to go to any of those places, it's my personal choice.

    I'm a non smoker and a bar employee, and I also have a pretty extensive occupational safety background. Workplace chemical exposure laws *all* take concentration into effect, establishing a permissable exposure limit (PEL), except this one. Because the referendum was so poorly written, there was a six month moratorium on enforcement. Some bars voluntarily enforced it anyway. Others did not, and they gained business at the expense of the former. The fact is people who are open about their "vices" tend to be quite tolerant about the "vices" of others, and even non-smoking bar patrons were tolerant of smokers. The best approach would be to dump the nanny-state current law, establish a scientifically supportable PEL and require that bars which allow smoking post this fact on their doors, perhaps in place of the snitch-line posters. Especially with the casinos coming. Non-smokers were tolerant because they had no choice. It was either be tolerant, or not go to bars. I don't have numbers, but I'd bet there are alot more non-smokers out there and if you polled the current population, it would overwhelming be against smoking in bars.

    I disagree, and I am a former smoker. The ban was in effect when I was still smoking and I preferred it then too (not at first, but I warmed up to it). The problem is if smoking is allowed, EVERY bar will allow it. There might have been a few that didn't pre-ban, but overall, the vast majority allowed it and I remember, as I am sure many do, how smokey a crowded bar can get.

    Here are a few I don't think I have mentioned before: DVR - how hard is it to end recording when a show actually ends?? Office fridge - I swear people have lunch bags the size of suitcases. Way to leave some room for the rest of us.

  23. Not sure about rents, but I can easily see them being mid $20s. Chains like Chipotle and Jimmy Johns should definitely have enough business to afford that. Dry cleaners, not so much. Now if I can only figure out what successful east business opened west....
  24. Actually I might have to take back my comment from the Cedar Fairmount thread - the building in #32 is probably my favorite building in CH. And it looks like you went down the street I grew up on in #25 - I assume that's Compton.
