Cleveland Heights Part IV - Fairmount Historic District
Love love love the houses in this neighborhood. I think #41 was recently bank owned and going for something like $300k. The house is 9000 sf, but from the pictures I saw it needed a lot of work.

Nice thread(s) Hts!!! I really like this one as it has my favorite commercial building in CH - the Howard Hanna/Starbucks building and my old apartment building in #36. I loved living in this neighborhood.

Pet Peeves!
1. Netflix. Seriously?? Now I have to go to two different sites?? Why are they trying so hard to piss off customers?? 2. Am I the only one annoyed everytime I go to Cleveland.com to see all these "Cleveland remembers" stories? I don't care about the time someone I never met got an ice cream cone at the carnival and it was oh so special.

I don't have any trips planned, but I went to Pittsburgh, Louisville, and the Outer Banks this summer. Also, I just went to NYC last weekend - pics will coming once I download off the camera - I hope I got some good shots.

Well I supposed you'd have to get it on the ballot - not sure how many signatures you'd need to do that. Once it's on the ballot you would need a majority of residents to agree. Residents of other cities that would annex it (Cleve, CH, Euclid, etc.) would object. They would argue that annexing EC would strain their already strained resources. Whether this is true or not....

SoHo Kitchen and Bar had a preview pop-up at Momocho last night. Food was fantastic. Their chicken & waffles and shrimp & grits will both be big sellers.

This article references that the city "will focus on finding funds to foster growth in the Cedar Fairmount, Cedar Lee, Cedar Taylor, Coventry and Mayfield Warrensville business districts. Other priorities include crime prevention, brownfield cleanup and infrastructure improvements." http://clevelandheights.patch.com/articles/city-council-considers-seeking-help-from-lobbying-firm-for-streetscape-improvements As a property owner in the Cedar Taylor business district, I would argue strongly against funds going to both Cedar Fairmount and Coventry. These are thriving business districts and as a city funds should be diverted to areas that are in more need - like adding parking to Cedar Taylor! I mentioned it in the Cleveland Random Developments Thread, but since we now have on for CH - I recently purchased 13433-437 Cedar. I have had the spaces gutted and I am looking for tenants. I will have to put a fair amount of money into the building - waterproof basement, HVAC, new storefronts (which hopefully I will get some funds from the city to help with this). I will continue to update you guys when I get some good news about finding a tenant. If you guys have any ideas of types of tenants I should be going after - I am all ears! You are probably referring to the Tavco building with those awful signs. I agree. Unfortunately, the guy that owns that building has owned it for literally something like 40-50 years and probably does not put too much money into the building.

He said it can add unwanted color to photos. I think specifically he said you can get a yellowish tint, particularly in pictures of people.

I have not - I use myphotopipe - they are great. So I thought someone told me to just put a UV filter on my lens and just leave it there as it will also protect the lens glass. I was at Dodd yesterday and they told me I shouldn't do that. Do you guys have filters that you leave on the lens at all times? What kind?

Cleveland: Cuyahoga County Gov't properties disposition (non-Ameritrust)
400,000 sf would be too much for 1,000 employees, even with the common areas you described. A good rule of thumb is to add 15% to usable square feet to get rentable square feet which will account for common areas. I'd say it should be under 250,000 sf. Side note - I believe 200 Public Square has the highest factor in Cleveland to convert useable to rentable. They are over 20%.
