Cuyahoga County Property Tax Appeal
Is the purchase price higher or lower than what the county has it appraised at?

Cuyahoga County Property Tax Appeal
I challenged mine but I didn't have to go to a hearing. Bring your appraisal and ask your real estate agent for comps. The most important thing, assuming it was an arm's length transactiom, is that the market dictates the value - I.e. what you paid for it is what it is worth. I think I got a check back, but I don't remember for sure.

Fisheye Lens (incl Ohio City and Terminal Tower Views)
Yes, it is still there, just out of view. I joined the Cleveland Photographic Society and they had a field trip to observation deck with access to outside deck. Winds were like 50 mph up there. Too bad it wasn't a nicer night.

Cleveland: Random Development and News
Man, come to think of it, I'm an idiot. I rented a fisheye lens a couple weeks ago and took some shots from terminal tower observation deck (pics coming, bad weather day, but got to go on outside deck) and my bro-in-laws new restaurant (SoHo on W 25th - only got some before shots since construction hasn't started), but never stopped in at my building for some good fisheye interior shots. The lens had some serous wide angle. I will take some regular ones before the demo anyways.

Cleveland: Random Development and News
So things are moving along for me, albeit slowly. I got an architect working on storefront renderings, just had a plumber fix the gas leak, and have some demo guys coming next weeks. I've also had some calls and a few tours. I get a lot of calls about nail and hair salons but I want something different. We have enough f'in salons in CH! Matt Fish is trying to get a tattoo shop in the neighborhood. I have had talked to a few prospects that would be awesome for the neighborhood, but nothing yet. We shall see, hopefully I can bring some cool tenants to the neighborhood! If anyone kwons any good tenants, let me know.

Cleveland: Recommendations for a bike sale/repair shop
Hey you should also check out Cain Park Bicycles in Cleveland Heights. I have used them for tuneups and a new spoke and they are great and seem like good prices. I didn't buy my bike there so I can't speak to that, but I did get my bike at Cycle Sport in S taylor in Cleveland Heights and they also repair.

Cleveland urban exploration
Does it qualify as urban exploring if I was allowed in to take picture? Either way, the following are pictures of the Moreland Theater. The local CDC was selling a bunch of stuff to raise money, lucky for me I had my camera with me. The address is 11810 - 11824 Buckeye Road, Cleveland, Ohio and it was built in 1927. The Buckeye Neighborhood Arts and Cultural District is working to restore the theater and turn it into the Buckeye Cultural Center, which would provide a permanent space to display local talent.

Technically, I think the Baron Davis got them the #1 pick. That was the clippers pick.

It's time for a new camera
By the quality of the shots I have seen you post, I am surprised you are only using a D40 - I guess it just goes to show what can be done with even entry level cameras. I use D3000 and the more I use it the more I realize its limitations. I don't know much about the color issues, but I was at Dodd last weekend and played with a D7000 for just a couple minutes and it seemed like a pretty awesome camera. Compared to my camera, my interest in it would be the ISO range, auto bracketing, and internal motor (or whatever it's called). The guy told me it is their top seller right now. Also, Howard Stern uses a D7000. Probably didn't help you too much, but I want to get one myself.

Professional Prints
I use myphotopipe.com. I have been very happy with them and they usually ship fast (except this week when they had a broken water pipe). Their prices are very reasonable and they always have something on sale.

Photography/Photoshop tips and tricks?
^ I've been wondering how to add the copyright. This seems pretty detailed and slightly confusing, but I will have to give it a try. I have a question for you guys: So I just rented a Nikon 10.5mm Fisheye lens from Dodd. It has been pretty fun to play with. Here is my issue - The lens does not have a built-in motor and since I use a D3000, I have to focus myself. I was thinking about getting a different wide angle lens - Tamron SP 10-24. My question is - how do I know if this lens has a built-in motor? I can't find anything online. Thanks. For fun - here are a couple pics I took with the Fisheye so far:

Cleveland: Random Development and News
I would have no problem with a single tenant, but since it is more likely to find 2 tenants, I am not going to combine the spaces now. If someone wants both sides, they can be combined later.

Cleveland: Random Development and News
Alright guys, I got a (small) random development to announce - I just purchased this building on Cedar Road in Cleveland Heights right near Melt. I am going to replace the storefronts and gut the inside. There are two storefronts - one is about 1,000 sf the other is about 2,500 sf. I am having a "commercial garage sale" this weekend to get rid of the stuff that was left inside. I don't have tenants yet, so please let me know if you know of anyone looking for space in CH. Here is the link for the garage sale: http://cleveland.craigslist.org/gms/2331889603.html

Cleveland: Crime & Safety Discussion
I'm sure the talking heads on PD.com will have a field day with this, but this is seriously ridiculous. How can someone steal this much money and only receive probation? If it was say $5k or $10k I would understand, but $173k? Westlake woman sentenced to five years probation for stealing $173,000 from Cleveland State University By Karen Farkas, The Plain Dealer The Plain Dealer CLEVELAND, Ohio - A Westlake woman was sentenced today to five years probation and ordered to set up a payment plan to reimburse Cleveland State University $173,000 - money she stole by creating and processing requests for cash from traveling athletic teams. http://blog.cleveland.com/metro/2011/04/westlake_woman_sentenced_to_fi.html

What are the rules on downtown building advertising? Obviously you have the wall ad above the lizard, but wasn't there a big stink about putting up that Lebron ad years back and it was not permitted since it was an ad but they were able to get it classified as "art" thus allowing it?

Cleveland: Random Development and News
Very cool, but I'm a person who likes wall murals. Any word on what it's gonna be for? I feel like usually when you see that (no windows), it is because there was a building next door (which we know in this case there wasn't since the church predates the building). I wonder if when they built it, there were plans to tear down the church or something.

The "Apple Macintosh" Discussion Thread
So I'm going to get a Macbook Pro. My question for fellow mac users is this - should I get the AppleCare warranty? I plan to get the educational discount so the cost would be $183. I have one friend that says it works out to only $61 per year so I should just get it and I have another friend who says not to. I typically don't buy warranties because I feel like they are a waste of money. What do you guys think?

Cleveland: Richman Bros. Site Re-Development
anyone have any idea of how to get a hold of Derek Ng? I would love to be able to get inside and take some pictures of that building. I actually did a marketing plan on the building when I was in grad school.
