  1. Space is listed from $17.95 - $19.95 /sf. Optima likely put debt on the property - at 75% loan-to-value, they would probably be paying somewhere in the neighborhood of $2.5m-$3.0m annually in debt. Add, $1.1m for taxes and as well as utilities, maintenance fees, management fees, etc., it will be much longer than 7 years to pay off, if ever. Typically they would amortize the debt over 25 years with a balloon payment after 10, at which point they would refinance, probably again at 75% loan-to-value where they can pull some equity out and use for other deals.
  2. Wasn't there an Arabica on Euclid many years ago in the ground floor of the City Club building? A loooong time ago, there was an store in the Halle Bldg if my coffee memory serves me correctly. I've swear I've seen Arabica open and close more than any other local restaurant. They never last. Are there even any existing Arabica's that have been open for at least 5 years?

    Disregarding the effects this could have on potential seasons tickets sales, people have already begun to pay for (or have fully paid for) their seasons tickets for next year. Even if it's legal at this point to force them to give one of those tickets up, I sure think it would be terrible business. It sounds like a funny idea, but if it were to actually happen, I think it'd be nothing but an embarrassment to our city and our own team. The best we can hope for out of this game is to magically find a way to pound the Heat and have our fans roaring with excitement and jeers throughout the whole game. Bah. Empty I say!! So with the T-wolves waiving Delonte, does this mean we might consider bringing him back, or is his baggage just too much now? Windhorst said 0.00000 percent chance. Face value of tickets for the game has to be $1,000,000, not to mention concession sales. No way Gilbert would willingly give that up.

    My brother in law is the chef at Tartine in Rocky River, which is delicious by the way. I highly recommend it.

  10. Yeah, tickets were sold out by 2:00 the past two sundays. How about they extend the hours past 4:00? It seems to be a popular thing to do. How about they even do it at night so people can get views of the city after dark? Also, it looked like people were just getting in line without knowing they had to get tickets. I wonder how many people waited over an hour to get to the front of the line to find out they needed to go somewhere else to buy the tickets. They need to post signs directing people to the place to get tickets.

  13. Good point. But am I wrong that I think there is a negative stigma to parking cars on the street overnight? I don't know where I got that from. Either way, I'd certainly argue that they are more interested in the revenue they make off of tickets and parking permits than having clear streets for plowing and sweeping. I lived on Lennox for 6 years and paid my fair share to the city coffers in parking permit fees and the occasional ticket if I wasn't parked in a permit spot (not that I'm complaining, I loved living there). The Cedar/Fairmount area has between 250-300 permit spaces. That's over $7,500 per month. And there are other parking lots throughout the City.
  14. My guess is that is not so they can plow/sweep streets. I'd say number one is that the City feels there is a negative stigma to having cars parked on the street overnight (i.e. "ooh, look at us, we're CH, we have such a nice community we don't want to ruin the image of our city by people parking crappy cars on there streets overnight" blah blah blah). Number two is that it is clearly a revenue center for the city to issue parking tickets.
  15. 1. No on-street parking except for a few, select streets. And those streets require parking permits. Next time find a meter in the back of that garage or the big city lot. Some of the meters are 2 hrs. for 0.25 last I checked. Just load up 8-10 hours of time. 2. Not sure. Probably has to do with outsourcing the payment of tickets.

    Seen and like both. I even went so far as visiting the pawn shop in Pawn Stars last time I was in Vegas. The store is smaller than it looks and it essentially was a tourist spot and they were doing more business in the back selling shot glassed, t-shirts, etc. Chumlee came out and every was getting pictures with him. I doubt any of the "stars" actually do much work there anymore. The old man was behind a desk but you were not allowed to take pictures in that direction.

    So annoying for us tall people when people recline the seat in front of us on an airplane! I just want to kick the back of the seat and sometimes will give a little push back with my knees.

    It is my first and only DSLR. No live view doesn't bother me too much. I do wish it has automatic bracketing for HDR. You can definitely tell it is an entry level DSLR both in size and controls, but being new to them myself it does the job for me. I feel like for the most part anything I can't do now isn't because of the body, just that I need to get different lenses. I shoot mostly in aperture (which I keep telling myself to get away from as I'd learn more shooting in manual). It does have a feature that teaches you the camera, but you probably don't need that if you have experience using the D90. Overall it does what I need it to do but maybe in hindsight I would have spent a little bit more on the D5000 to get a larger body and additional features (live view that tilts, auto bracketing, etc.). All of the pictures in my blog below were taken with the D3000, so I like to think it still takes some pretty good pics.   21. That's what I figured, but as I said I didn't plan to take pics of those buildings so I didn't feel like making an issue with some rent-a-cop who thinks he's tough.

I was on the Superior Viaduct a few months back shooting the downtown skyline and some security guard came up to us and told us he would confiscate our cameras if we took picture of those condo/apartment buildings that are adjacent to the viaduct. I didn't really care because I wasn't there to shoot pictures of those buildings.
  23. EC - what was the average wait time for people? I went down around 2:15 yesterday and was informed that they were done selling tickets for the day. I guess I will have to try again next weekend. Too bad - it would have been a good day for some pictures.
