    My info is that MRN actually owns the building and Circle Group handles the leasing and I THINK it is under contract. Not 100% sure if this accurate, but what I'm seeing.
  4. Very legit issue. I'm an eastsider so that's what I know, but C.H. retail has certainly lost its shine over past 15 years as downtown, Ohio City, Tremont, etc. have taken off. Look at what Oakwood Commons has done to Severance. Look at the struggles in University Circle. Look what Pinecrest WILL do to Legacy, etc. We've been oversatured for a while.

  6. Nighttown owns the Zoss building and 5/3 owns their site. Can't say about 5/3, but I would think Nighttown would want to partner with the developer - maybe take an ownership in the overall development for giving up their buildings.

    As a frequent business traveler, it's bad enough when I've got an early flight out of Hopkins, there's no f'in way I'm going to an airport in Portage county.
  8. I seriously mean no offense, but duh! If you finance and pay interest as opposed to cash, you are going to spend more. What I am saying is take advantage of cheap debt. If I can borrow at 3% and make 5% plus in the market or some other investment, I get the benefit of that spread. Of course I fully realize you have to (1) actually invest the money and (2) actually make a decent return on that money. Just saying cheap debt ain't a bad thing.
  9. I'm looking to buy a car soon and would likely buy slightly used, i.e. a certified used vehicle. While I like the idea of paying cash for it, if I can borrow at 1.9% - 2.9% (depending on current specials), I'd be better served taking the debt and investing the money where I'd hopefully exceed 3%. Hopefully. That said, I do hate having a car payment and would try and pay it off early.
  10. Of course, but they are city owned and you have to work with Cleveland Heights. This is a huge red flag to developers who have to spend a bunch of time and money up front before a project even breaks ground. Disappointed about Top of the Hill to be sure. I'm interested to hear what exactly the issue was. Lee/Meadowbrook is a different animal. With that location, I can see that it would be difficult to get the rents that would justify the cost of construction, but I would have thought Cedar/Fairmount could justify it. (oh and I know it's a topic for RTA thread, but CH is served well by rail ("well" being relative to Cleveland))

    Thanks KJP! I'm in Cleveland Heights and love it. I am about a mile from the Cedar/Lee area and frequent it regularly. Besides the great restaurants there KJP mentioned, also there are a few other great places to go - The Wine Spot, Tavern Company, Bottlehouse brewery and Cle Urban Winery. Plus coming soon will be a another brewery. I also used to rent in the Cedar/Fairmount neighborhood and I love that neighborhood. They just added Barrio Tacos and Luna Bakery is great there too. Of course elsewhere in Cleveland Heights you can find the BEST bread in town at On the Rise, Melt, Mr. Brisket and we haven't even gotten into Coventry yet. I have 6 nieces and nephews in the Heights schools and all are doing good. I live very close to Shaker Lakes, which is great for running and taking the dog for walks.

  13. I may have misspoken. Forgive me, I am not overly familiar with the procedural aspects of construction. What I was told is that all of the players are in line, basically They very well could have both a CM and GC. Construction Manager could be internal to Stark, who would work with, oversee, and manage the General Contractor.

  16. Again, looking for an easy way. Topic for another thread, and I recognize this is a free website and I realize there is a cost to storage, but my biggest gripe is the difficulty in posting pics on this website. Anyway - toured the building today. In rough shape to say the least, but very cool to see. Definitely a lot of potential. Like all Cleveland projects, they are still working on the financing, which they feel they are close and hope to have secured this summer for a late 2018 delivery of 165 apartments and some office space (not sure how much). Given current condition, late 2018 seems aggressive. Pool will stay, can't remember about the bowling lanes, but don't think they were staying. But a very cool project and I'm optimistic they'll pull it off.
  17. If you can reduce the photos to no more than 1.2 mb each, then click "preview" next to the white reply rectangle at the bottom of the page. When the preview page shows up, you'll see the "attach" feature appear as one of your options. To add more than one photo, click the "more attachments" below the "choose file." No idea how to reduce file size. Doesn't this site get enough clicks on the Trump thread that it can afford to let people post pics directly from their phones by now??

  19. CH does not seem to realize how much it's hurting itself with those traffic and parking policies. We all know about the tickets but the needless parking problems are rarely discussed. People don't carry around change like they used to. Parking meters in Cleveland take coins other than quarters and there are very few meters in Ohio City at all. And "no overnight parking" policies belong in places like North Royalton, if they belong anywhere. If you're staying with a friend in CH you actually have to call the police and beg them not to tow you. Can't complain about lack of visitors when you're hostile toward them. How often / when was the last time you visited CH? Not asking to troll, simply want to know because sometimes I think the parking and police complaints people have are overblown and not as bad as they used to be. I agree that they need to move to more modern meters, which I heard they are in some areas. I heard the issue with that is the infrastructure required to get power to the meters. Also, they city does have free parking weekends. This may be rolling the dice, but I frequently will run in somewhere without feeding the meter and I haven't gotten a ticket in a while.
  20. I don't know of anything recent. That said, as much as I love CH and love some of the places on Lee Road, in particular the movie theater, The Wine Spot, Anatolia, and Tavco, I wouldn't describe Lee Road as hot compared to Ohio City. I would love to see that block developed, but clearly we've yet to find a developer who can get the numbers to work.

    I've been reading this bookhttps://www.amazon.com/dp/B00F21WW6W/ref=dp-kindle-redirect?_encoding=UTF8&btkr=1 and one point it makes is that punk started in the US, but there was always a tongue in cheek aspect that the Ramones largely personified. The Brits took it seriously and made it more intense. I'm semi-suprised that the Bosstones are considered sellouts, but my tastes have always been eclectic so I have never really even recognized the concept. I've always particularly liked style mashups so one of my favorite ska-type songs is Reel Big Fish's cover of "Take On Me". I've been wanting to read that. I heard the authors interviewed by Marc Maron last year and have been meaning to pick up a copy.
  23. No but the wheels are turning for the transformation of that block. Pomodorie's went out of business in 2015 and the lot is under ownership that probably wants the nearby houses on Lyon and Adriatico's + Mr. Tuxedo + whatever else it can get. Meanwhile during the recession the owner of Adriatico's got the current location (former Shirley's Laundromat) + one house further down the block for a parking lot. Then around 2013 or 2014 he got the house next to that parking lot which he is renting out. So there are several players on that block. Gotcha, good to know! Adriactico's has come a long way! The first location was a TINY hole in the wall across the street from Daniels Hall on Jefferson.
