Urban Planning and Related Careers in Ohio
I have the MUPDD degree from CSU with a focus in Real Estate Finance and Development and can definitively say I wouldn't be where I am in my career without it. That said, it is not necessarily from what I learned, but connections I made, although I really did learn a lot. I had an amazing real estate teacher that helped me get my first internship, which led to a full time position. That first job I had would probably have been right up your alley - it was a local real estate brokerage company that also did public sector consulting, which is something that I fit right into given my planning and real estate backgrounds. Now I work in corporate real estate.

Real Estate crowdfunding
The accreditation part of crowdfunding really is contradictory to the concept. The whole “you can invest with as little as $1,000 or $5,000” doesn’t really matter as if you are accredited, you can likely invest a lot more than these low amounts and those of us who would be interested in investing at the amounts are not accredited. This is required by the SEC though. One way around this perhaps (and I’m no attorney) would just be to create an LLC with investors as limited partners, but that can be a headache as you’d likely have to create an LLC for each property.

Real Estate crowdfunding
I am very fascinated with the concept of real estate crowdfunding. As far as I know, the biggest player is Fundrise. The thing is, you have to be an accredited investor to invest, which I most certainly am not. Below is the definition from Fundrise. I did however invest in an eReit that Fundrise started where you don't have to be accredited. I just put a small amount to test the waters and it pays out quarterly. I've gotten about 10% annualized on it YTD so far I think, so I'll definitely consider investing more. My only complaint is they don't let you reinvest your return. There was a Cleveland startup called Vestor, but I haven't heard anything from them in a while, so I think maybe they aren't around anymore. From Fundrise website An accredited investor is a term used by the U.S. Securities and Exchange Commission (SEC) under Rule 501 of Regulation D. In order to qualify as accredited, an investor must accomplish at least one of the following: - Earn an individual income of more than $200,000 per year, or a joint spousal income of more than $300,000 per year, in each of the last two years and expect to reasonably maintain the same level of income. - Have a net worth exceeding $1 million, either individually or jointly with his or her spouse. - Be a bank, insurance company, registered investment company, business development company, or small business investment company. - Be a general partner, executive officer, director or a related combination thereof for the issuer of a security being offered. - Be a business in which all the equity owners are accredited investors. - Be an employee benefit plan, a trust, charitable organization, partnership, or company with total assets in excess of $5 million.

Makes sense. Long story short - at least for me - I wouldn't have an issue buying a house with well water.

Thanks for the info. So you never had water issues like running out of water or low water pressure? No issues with water pressure but I guess did run out once and have to retap a new well. That said, I think that's relatively rare. Plus, with well water you don't have to pay for monthly water, right? so maybe it evens out in the end.

I lived in Hudson in high school and we had a well. Of course it wasn't "my" house so I wasn't responsible for it per se, but my dad would come home from work with 80 lb bags of salt we'd have to lug down to the basement for the water softener. One time my dad did have to get the well "retapped" (if that's the proper word), which I am sure wasn't cheap.

It makes business sense for them, but as a fan, their ticket pricing structure is pretty bad. I had heard that they are charging fees when buying in person now - perhaps as a was to encourage people to buy ahead of time, but this does not make any sense. At worst, the cost should be the same. I think it stinks that you can't buy cheaper at the box office, and if anything, to me would discourage walk ups, which seems pretty dumb given their attendance issues.

LBJ sat down as he was going past me and was saying something to his wife, so I definitely didn't get any good ones of him. Agreed on wishing the players weren't in convertibles. They all should have been in one truck, which is how I think parades usually go. The very last truck looked like it would have been setup for all of the players to be on it. But I'm guessing some players wanted to be with their families.

Well that didn't work! The trains were empty but wouldn't stop. That said, I basically hit the jackpot. I had just gotten to the corner when a bus stopped at the light waved us on. It was an express bus and had just enough room for us and didn't make any more stops. Took us almost to CSU transit center. Could not have gotten luckier. Ugh, won't be me. I'll have a few pics to contribute, but I was mostly in one spot in a crowd so most of my pics have 30 people's arms with cell phones in front of me. But I'm sure someone will have some amazing ones. This is Cleveland planning, something will be botched. Part of me is understanding, there r a lot of people working their a$$ off to plan the convention, and a week ago at this point it looked like there would be no parade, it's almost kind of shocking. The Rapids/buses will be capacity, I assume most workers that have designated parking will try for that (at least I will). Also I bet there will be a lot of parking and walking in OC, tremont, asiatown. Hell, biking may be the brilliant idea Yeah I thought about biking but going with friends and my brother and his kids - none of which would bike down.

Regardless, I sure hope they make the announcement soon as we are roughly 24 hours away. Clearly the didn't have a plan ahead of time. Not that I'm complaining about not having a plan. I took the red line to Ohio City yesterday. I got on at the Cedar/University Circle stop and BOTH of the pay machines were out of service! So I just got on the train with my friends and a lot of other fans. Most people got off at Tower City so I assume they had to pay before going through there, but I got off at W 25th and we never paid. I mean I would have, had the pay machines actually be working!!

What are you watching?
We finished the first season, and two episodes into the second. So far, we're liking season 1 better. We finished Revenge on Netflix about a month ago. We both liked it. Keep it going, I think I'm on E6 or 7 and it's intense. Just finished E6 of Bloodline. Definitely intense! Those Rayburns sure are dysfunctional.
