I agree with our resident Cavs sage - how Love goes, we go. I sold my game 4 tix as I'll be out of town. I'll be pissed if we sweep them! ha! I mean I'd be happy, but pretty pissed at myself for selling the tickets.

What are you watching?
Mad Men and The Wire are both generally great wire to wire (no pun intended), although if I recall some people didn't like one of the later seasons of The Wire that focused on the local newspaper. No interest in NCIS. Friday Nights Lights was very good, that's a good binge watch. I really liked Sons of A, but it fell off somewhat and got repetitive as the seasons went on. Early seasons were awesome. I'd say same of House of Cards. I absolutely love Better Call Saul, one of my favorites on TV right now.

Uh... Somehow they hit their goal. Guessing they covered it so they wouldn't lose the contributions people made? I totally want to keep this business open, but in general I'm not sure how I feel about kick starters to fund businesses. If it was worth investing in you shouldn't need the money and if you don't have the money maybe you shouldn't get into the business. Of course people get rewards, but it would be different if people got ownership in the business. I don't know, it's kind of free money and I don't know that I like people asking for that.

Cleveland Heights: Development and News
Can't say definitively, but if I was guessing, I'd guess the later. While the site has sat vacant for 50 years, they've probably looked at development in one shape or form 4 or 5 times. I was involved in a 2007 study of the site for the City where mixed use was recommended. Of course we know what happened after 2007. There were similar studies done in the 80s and 90s (I think). Those previous efforts were met with push back from local residents, which hopefully will not occur this time.

Man - I want to get on your level! That's great. All I have is a 3,000 sf retail building and 2 single family owns, one of which I live in and and I am about to sell the other. Looking at something next week though, so fingers crossed.

Exactly - the guy from Stark talked about how a retailer can look at an national restaurant like Yardhouse (pretty sure he said Yardhouse isn't a tenant) and say "ok, we know that Yardhouse does $X million a year typically in sales, so that means we can look at this location" where they can't look to say E 4th and know what volume the local restaurants do.

Yep. While I enjoy seeing/reading plans, I withhold a greater excitement until I see shovels in the ground. But it's still fun debating the plans and I don't get too disappointed when they don't pan out. It's not my money! :) They've certainly spent A LOT of money so far! Not sure as I don't know that I've seen everything. He had a PowerPoint that he went through pretty quickly - I think the stacking plan may have been dated late 2015. They did have a nice rendering or two of the outdoor space, particularly for the residents who will have their own pool and dedicated green space, I think above the garage. Not sure if that has been shown or not.

I'd say it really does seem like this will become a reality. As to the residential finishes and balcony issue - he said the top floors if they are condos the buyers would essentially be given an allowance for their improvements and they could obviously go beyond that if they want to pay more. He said if those condos didn't have balconies and a buyer wanted one, they would let them "move back" the exterior wall to create outdoor space - i.e. give up inside space for outside space. As to the apartments, they haven't designed the finishes on them yet.

I'm not fully aware of everything that has been announced, but I don't think anything new was unveiled. That said, here are my notes. I don't recall the name of the presenter, but it was a guy I'd say in his mid 30s, so obviously not Bob Stark. He did a good job. This is all to the best of my recollection / note taking, so please forgive me if I got anything wrong. They expect to break ground middle of this fall. Delivery will be late 2018 / early 2019 and they are expecting a two year absorption from there Financing - the equity is committed and the financing is just about done, but there are a lot of components to it. The presenter talked about getting it all wrapped up soon so they could break ground mid fall. He referenced that maybe he was being a bit aggressive on getting everything tied up quickly on the financing to be ready for a mid fall ground breaking and one of their attorneys in the audience nodded in agreement Office - I think he said they are 65% preleased with Benesch taking 90k and they have another 60k committed Residential - said the top 5 (I think) floors are being underwritten as apartments, but they'd like to sell as condos if market will bear. Residential unit numbers and size are not finalized, but the apartments right now would be around 1,000 sf and those upper 5 floors would be 2,000 sf. Said they are going back and forth on whether there will be balconies. Also waiting on wind studies that could impact this. Retail - I THINK he said they were 65% preleased on this, but I may have misheard so I'm not 100% sure. He said to expect 3-4 announcements before ICSC convention in May. They are targeting national tenants and have several national restaurants committed. They are targeting unique brands that are not in Cle that typically have high volume sales. Mentioned they are not looking to compete with local chef driven product. As far as retailers, it has been a tough sell so far. He said a lot of retailers can look at tenant mix and understand if a national restaurant can make something work, then maybe the retailer can go in too, but it's hard for the retailers to gauge the market based on local restaurants. He talked about potentially holding back some space to target national retailers to go in after national restaurants Parking deal is done with operator in place. I think he said "ABS"?? Hotel operator is Olympia out of Portland ME Was asked about LEED/green - he said they have tax abatement for the residential so they must meet city of Cleveland green community standards. Roof - said they were open to feedback but their goal is to make a statement and not duplicate existing buildings. Sounds like they aren't changing it.

Cleveland Guardians Discussion
Total B.S.!! I took a half day of work, took my nephew out of school early, paid to park and paid for food. It's cold, but come on, it's not that bad. And then if anyone can't go tomorrow, they can only exchange the tix for games in April - Mid May? That's even more B.S. We paid a premium for opening day tickets. My seat s cost like $67 for upper deck and they are saying I can exchange for what would otherwise be a $20 ticket in ONLY April to Mid May.

Let me know how I can help! I'm actually President of the Cedar Taylor Development Association and I have one small commercial building in that neighborhood. If the price is right, I'd look to invest in more. All that said, while I admit we lag behind Lakewood, we do have some great restaurants - Tommy's, Anatolia, Nighttown, Black Box Fix, Melt, Anatolia, Marotta's , Little Italy, etc. And if you haven't checked it out yet - check out my favorite CH business - The Wine Spot. Not a restaurant, but you can bring food in and some Lee Road businesses will deliver there.

It frustrates me that this is true of Lakewood, but not Cleveland Heights. It's not that I have an issue with Lakewood, I just wonder why C.H. as a similar suburb hasn't seen the same. If you ask me, any independent business in Lakewood should have another location in C.H. and vice versa. I know Melt came to C.H. after Lakewood and Bottlehouse Brewery just opened in Lakewood from C.H.

I'd imagine all their execs live down there, so they wouldn't want to commute to Cleveland. Also, pretty sure they built a new building down there a few years ago. EDIT: From their 10-K report, which probably has most extensive "Properties" description I have ever seen: "A 375,000 square foot head office and distribution facility is leased in Akron, Ohio through 2032. An 86,000 square foot office building next door to the head office is also leased through 2032, to which Signet relocated its credit operations in Fiscal 2013. A 78,000 square foot warehouse space in Barberton, Ohio for non-merchandise fulfillment is leased through 2017. Signet owns a 38,000 square foot repair center which was opened in Akron, Ohio during Fiscal 2006. In 2014, an agreement was signed to lease a 4,600 square foot diamond design office in New York City through 2020. A 32,000 square foot office in Akron, Ohio was also leased through 2019, to which certain corporate functions relocated in 2014."

I'm not sure there is a developer lined up to do this - maybe the current owner just paid for plans in hopes of luring a developer?? Reason I'm not sure is that literally just today the Passov Group sent out a flyer marketing this property with this language: "PROPERTY HIGHLIGHTS Passov Group is excited to present an incredibly rare opportunity to purchase and redevelop an ideally located property in University Heights (Cleveland), Ohio. University Square is poised to become a prime landmark mixed use project with existing infrastructure of over $80 million plus a current income stream."

Something I'm working on. Please share with anyone you know who might be interested. Notice to Artists – Request for Proposal The Cedar Taylor Development Association, with the generous support of FutureHeights, would like to commission a permanent art installation for the Cedar Taylor Business District. Our budget is $3,000.00. What type of art installation are we seeking? You tell us. Do you want to paint a mural on the side of a building? Paint an abstract piece somewhere in the business district? Install a sculpture? We are reaching out to the artist community for proposals on what you would like to install given our budget. It is up to you to determine what you can do with $3,000. We have no preferred medium, so be as creative as you want. We just ask that it be a permanent installation. Where do we want it installed? It must be installed in the Cleveland Heights portion of the Cedar Taylor Business District. While we absolutely love and support the University Heights portion of our business district, a portion of these funds were sourced from the City of Cleveland Heights, as such, the money must stay in the City. Selection Criteria The Cedar Taylor Development Association Board of Directors will vote on the entries to determine three finalists. The three finalists will be voted on by a public vote via our FaceBook page (facebook.com/CedarTaylorDevelopmentAssociation) over a period of one week. The finalists will be posted separately and the one with the highest number of “likes” after one week will be determined the winner. Proposal Due Date Proposals should be submitted via email to Kevin Smith, President of the Cedar Taylor Development Association Board of Directors at [email protected]. The proposals are due by April 30, 2016. Other Information Your proposed piece will either involve private property or public space. We will approach the property owner(s) and/or municipality on your behalf to secure permission to install your proposed piece. We will only present finalists for a public vote that have been approved by the property owner(s) and/or local municipality.
