  2. I have an LLC that has one small retail property and there are multiple partners of the LLC (family and friends I got to invest). The partnership agreement is structured such that one other person and myself have all the voting shares. I think it's a good way to go - having partners - so long as everyone is clear about what their role and rights are. If the investors are going to be passive, limited, you can structure something that gives you a higher ownership % (even if they put in the same amount of money), which is added compensation for you for being the active partner. I'm not a fan of all cash (don't have the money anyway). Best teacher I ever had was a real estate finance guy as CSU. He tought leverage leverage leverage (of course this was before the economy tanked). There's nothing wrong with leveraging property - so long as you aren't TOO leveraged i.e. shouldn't be over 80%. Rental history can be tough for lending - especially if the previous owner kept cash off the books. I've got my eye on a small single tenant retail building that is vacant. I was just talking to my lender and it's not an easy finance for them as it is vacant with no rental history. It will likely require a personal guarantee on the loan. I am in same boat as you - debt to income is fine, not so much for debt to assets (they told me they don't count my retirement accounts).

    In about two years we are gonna have some great contracts. With where the cap is going, Love and Kyrie will be underpaid. Spend more now, but it'll payoff later.

    If I'm not mistaken, we have to actually make the pick since we traded next year's pick (good old Ted Stephien rule). That said, we could trade the player after we pick them I think. So, we could have a trade in principal and draft whatever player the other team wanted.

    Hmm - maybe I should try probiotics! Ha! I can eat all the cheese I want but yogurt doesn't agree with me, so I wouldn't be able to get probiotics that way. I have the hiatal hernia too which causes the GERD. My doctor was pretty impressed I was able to wean down so much.

    I took various PPIs daily for GERD for like 10 years - it's really not good to take them for extended periods. A couple years ago my doctor said my stomach was "full of polyps", which was very concerning. They biopsied and everything was fine, but I have slowly weaned off them. At the time I was taking 40 mgs a day and now I just take 20 mg a couple times a month.
  8. Whenever a new development is announced they love to make it look like they won't poach other tenants. That said, I get that as the Woodmere location wasn't originally a Whole Foods that it wouldn't be in their long term plans.

    Agree that it is odd, but I assume two more banners will go up with the other players. Perhaps they included those two with Lebron just to show that they are still considered part of this team.

    100% agreed. While we are up 3-0, these are hard fought games and Lebron is playing a lot of minutes. It is going to get much much harder.

    I've gotten growlers before, but unless the cost is around $10 for a fill, it's not worth it to me. $15 for less than a six pack? That's way too expensive.

  18. I'm not against having a city name in the name of a restaurant, but I am against a name that implies some sort of ownership of something you have no right to assert. Reminds me of the world's best coffee scene in the movie Elf.
  19. As someone who has a family member that has a restaurant that serves chicken and waffles, I'd be pissed off if they named it Cleveland's Home of Chicken and Waffles. I mean, who do you think you are to come in and make that assertion?!?! It's the "home" that gets me.

    You're being silly, flying is safe, you're not risking never seeing your kid again. Ha. I fly probably 12-15 times per year, so I'm pretty used to it. That said, the slightest bit of turbulence, and my thought basically is "oh god, i'm gonna die!!!" I take solace in that domestic plane crashes seem to be much rarer than overseas carriers. Also, the vast majority of crashes (unless intentional I guess) occur during take off or landing, so it's always a good feeling when you've reached cruising altitude and flight attendants start beverage service as that tells you everything is fine.
  22. Love the idea, the problem is no one is going to actually DO it. Like I mentioned before, some investor is going to buy it and just keep the status quo but charge cheaper rent for crappier tenants. As a community, we should create a 501©(3) organization and crowd fund the cost of the property and redevelop it ourselves! Of course we'd need tens of millions of dollars unfortunately!
  23. I wasn't a fan either and I didn't think that many people went there. Good news on the Anatolia owner buying it. He has clearly shown he is willing to invest in the neighborhood. As to the movie theater closing. I haven't actually been there in maybe a couple years as I prefer Shaker Square and Cedar Lee, but man, that does suck. With the exception of Home Depot, I could care less about every other tenant at Severance. There's no easy answer here, but it's time for a repurpose of this site. They are going through foreclosure or receivership or something. My fear is that some real estate investor buys it on the cheap with no intention of redeveloping, but just renting out the spaces to crappy tenants that will pay less rent but since the investor got it for cheap, they can do that and still make money with no care for how it effects the community.
  24. The chef/owner at SOHO is my brother in law, so glad to hear he came to the rescue. Speaking of SOHO, they had a great Pappy Van Winkle tasting/dinner last night. For those that don't know, Pappy is considered some of the best bourbon in the world and very very very tough to actually get a bottle at retail. They had a tasting of every one produced - 10, 12, 15, 20, and 23 years. It was very good and they sent out a ton of food. I actually told my brother in law they probably didn't need that much food! In addition, everyone got a gift bag with fixings to make an old fashioned. Here are some pics:
