Cleveland / Lakewood: The Edge Developments
Yeah no arguments from me with you on that. As witnessed in the Cleveland Zoning thread, none of these processes in the city are conducive to getting things done quickly. Here is a "more recent" article from 9 months ago. http://legacy.wkyc.com/story/news/local/cleveland/2015/07/29/new-grocer-planned-for-edgewater-neighborhood/30856167/

Cleveland / Lakewood: The Edge Developments
Pretty much my take exactly Except it's not exactly true. Let's call the developers kissing cousins. The two developments had to happen at once because of a landswap deal with the city and the shopping developer (allowing the church to be torn down and free up parking in the rear). At the same time, neighbors fighting the church deconstruction worked out a solution with the townhomes involving part reusing the church. So when you factor in the City of Cleveland owned the church, the townhome developer needs the church materials, and the shopping developer needs to complete the landswap to get their financing done, I'm surprised it's not taking longer. I do credit Matt Zone with helping to push this process along. http://www.cleveland.com/business/index.ssf/2015/05/luckys_market_grocer_new_to_cl.html

There are some though, many are mentioned in this thread (E 105th and E34th). What about moving W65th so it's not tucked away behind a corner, and is on a main street?

Northeast Ohio / Cleveland: General Transit Thread
You raise some good points and, yes, there is the ongoing tension re rail transit, esp in Cleveland. I would only modify one comment: "Given that the WFL has been around for a while at this point, it's clear that developers obviously don't feel that it is such an asset, and expecting new TOD to magically pop-up around a rail line that's been in existence for 20+ years is probably not wise." My problem is that I don't judge a rail line's asset/non-asset, success or failure status based on developers not building TOD. This is because, as a metropolitan area, we don't have a clue about TOD-- It seems that, after Shaker Square in 1929, we've forgotten what it is... Once again, look at all the undeveloped land around our Rapid stations and, even where there's potential; look at all the gas stations, juvenile prison complexes along with the endless array of strip shopping, fast foods, used car lots and 1-story buildings along with, often, ... nothing, built next to high-potential, high-speed rapid rail stations... Why does this keep happening? And forget TOD, it took this town 61 years to relocate a Rapid station just a thousand feet from the edge of Lakeview Cemetery to the front door of the bustling main street of Little Italy which is perhaps Cleveland's most densely populated residential district ... ... ya think, collectively, we just may not have gotten this whole rapid transit think down? It's largely because the prevailing viewpoint that has taken hold here, over time, is that rapid transit (of the rail type), isn't all that special. To some, including various unnamed leaders, the view is that the Rapid is little more than an overly expensive bus line with headaches and expensive maintenance issues... If you could somehow lift up our Rapid system and drop it on any number of other cities that are lacking in transit, you'd see high-density, high-quality TOD all over the place. Other places appreciate rail. Not here. ... So, as I see it, the problem isn't the Rapid ... As the saying goes: "We've met the enemy, and it is us..." Probably the best post I've read on any thread recently. So we need to explore what caused RTA to finally change the location of the Little Italy station? And what do we do to make them think this way in other areas, or bring developers to the table in existing locations?

Cleveland / Lakewood: The Edge Developments
Given that the project includes a historic property owned by the city, rezoning and a developer reusing part of the former structure, I'm surprised it isn't taking 2-3 more! Personally I'm glad they are taking their time and using the corner for a mixed use, hopefully non-strip-mallish use. is it mixed use? that's news to me. I thought it was just the grocery store & parking. Is there a residential component? It is--the townhouse developement on Lake Ave might be separate, but it is tied to the Lucky's market in the resuse of the church facade and rezoning of the entire block.

NFL: General News & Discussion
I went to the Bills-Jags game last year in Wembley. In a VIP lounge I struck up a conversation with a guy connected to the London series. He told me the logistics go beyond what you might imagine. Most teams sign players every Monday to the practice squad ,etc. These players don't make much money and literally they have local pools of journeymen that crash on couches or drive in from wherever they live. For the NFL to move a team there, they would likely be an east coast based team, who would fly over only for games, returning for the week of practice conducting business as usual here in the states. If they did base there, they would likely have to pay players to sit over there in London to be available for this use. The NHL is currently realigning much of it's farm team structure for a similar reason--they have to by rules have so many players waiting in reserve. Many teams would have to fly minor league team members in and put them up with hotels, meals, etc. So now you see Buffalo has realigned with Rochester, Winnipeg is moving theirs to Thunder Bay, etc....

NFL: General News & Discussion
The Toronto series was cancelled because the financial model wasn't working. It took them actually doing it to prove what their market research could have told them: A large part of the Bills Ontario fanbase is Southern Ontarians. It was easy for them to pop across the Peace Bridge for a game in Orchard Park. But none of them (and most of the USA fan base) wanted to deal with going to Toronto, only to arrive at a stadium with no tailgaiting surrounded by office buildings and overpriced bars. They stayed home, and the Rogers Center ended up giving away lots of tickets to those games.

Greater Cleveland RTA News & Discussion
Per the country website, $4,800 each. http://bc.cuyahogacounty.us/en-US/Regional-Transit-Authority.aspx While not positive, I feel this is in line with similar positions around the country. I do agree with the letter in the bloated salaries of employees and administrators though. How is Joe rewarded for overseeing an agency that has to cut its services to meet it's budget? It should be more performance based. If he wins in the statehouse and secures more funding, he gets a raise. Balancing the budget is elementary. Connections, clout and influence are what he should be paid for.

ODOT Policy Discussion
Looks like the sound barrier walls in Bratenhal are being replaced AGAIN. That has to be at least 2-3 times in the last 10 years ODOT has torn them out and put in new? And people say transit is expensive.....

Cleveland Hopkins International Airport
Last night I landed at the furthest United C gate possible, out on the "lollipop" C24. I should have turned on the "steps" on my phone: C 24 to baggage claim (now accessible only through the B checkpoint exit). B checkpoint exit down the escalators to the right all the way to the end, bag claim 10 for United from ORD. Then walked the opposite direction all the way back to door 2 where my ride was waiting (since the doors for United baggage are all closed). I'd say a good 1/2 mile? I've been in just about every airport in the country and this has to be one of the longer treks (with no moving sidewalks). I'm reasonably in shape and not complaining, but I can see why some of the couch potatoes in the area may choose to stay in their car and drive themselves down to CAK for "conveeeeeenience."

Cleveland: Downtown Office Buildings Updates
This may be appropriate for another thread, but maybe someone could explain how taxes are shared via RITA or CCA? I've never quite understood it being self-employed in Clevleland (I have to pay them 2%). But aren't there credits and sharing for the places people are employed and the city they live in?

He's got enough fans in the area that a Kickstarter may help his cause. You should talk with him. Even if he raised $25,000, that would help defer the costs or provide collateral.

They didn't have 80,000-pound trucks back then. And we don't charge weight-distance taxes to pay for the damage they do today. Also, even the lowest bidder had pride in their work. Not so much today.

Vacant train terminal to transform into Metro Rail stop BUFFALO, N.Y. (WIVB) — A vacant train terminal on Buffalo’s waterfront will officially be brought back to life in the form of an NFTA Metro Rail stop. Officials at the NFTA officially approved one of a few submitted plans to extend Buffalo’s only subway system that travels in two directions across the Queen City on Friday. The plan will breathe life back into the old DL&W station along the water’s edge. http://wivb.com/2016/03/25/vacant-train-terminal-to-transform-into-metro-rail-stop/

That's it. Bus Stop Shop. it also had RTA coffee mugs, t-shirts and other promo merchandise. It featured a cashier sitting on the floor, so you had to get down on your knees to buy your RTA coffee mug.... :-D

Cleveland: Zoning Discussion
And I bet 90% of the delay is the culture of the City of Cleveland employees, in which an 8 hour day only includes 2 hours of actual tasks related to their jobs. The entire administration needs to be replaced with someone who will crack down on every city department to weed out the slackers.

Cleveland Area TOD Discussion
This is why I think Cleveland needs to take the path of least resistance. Build the TOD where there is a chance for it to take a foothold due to already existing synergy and attract new young residents (even if they don't use it every day). IMO the best opportunity for this is W25th/Lorain, followed by W65th on the west side, and E 34 & E 105 on the east side.
