  2. No way to determine that based on a few renderings. One article states 250,000 s.f. $90 million budget, $360 / s.f.. Does that include FF&E?

  5. Nobody said anything about the city dictating design?
  6. There are different assemblies that are already tested and are shown on the plans to show compliance. The same as a fire rating. The inspector doesn't burn the wall to make sure it works.
  7. A little education goes a long way. Ohio Building Code requires an STC of 45 - 50 between units and corridors. OBC 1207.2 STC 45 Loud speech not heard, music systems/heavy traffic noise still a potential problem STC 50 Very loud sounds such as musical instruments or a stereo can be faintly heard The difference is now people can reasonably afford a movie theater sound system in their home.
  8. We are past the days of "Hey, someone wants to build in Cleveland! Be happy for that and disregard design!"

  14. Court to decide legality of Akron's sale of White Pond property Eric Marotta Akron Beacon Journal The courts are being asked to prevent the sale of the 68-acre White Pond property off Interstate 77 in Akron's Wallhaven neighborhood, partly on the grounds City Council did not approve the measure by a two-thirds majority vote, as the plaintiffs say a city ordinance requires. The requested injunction comes after the city law department hired an outside law firm for an opinion on the matter. The law firm, Akron-based Roetzel & Andress, said the city's conduct in approving the sale was appropriate, mainly because City Council is not bound by an ordinance approved by a prior council. The opinion also stated City Council had actually complied with terms of the ordinance. https://www.beaconjournal.com/story/news/2023/01/24/opponents-of-akrons-sale-of-white-pond-property-take-case-to-court/69833841007/?utm_source=beaconjournal-DailyBriefing&utm_medium=email&utm_campaign=daily_briefing&utm_term=list_article_thumb&utm_content=NABJ-OHIO-AKRON-NLETTER65 This is an amazing quote: "The project design has changed many times since June, due in great part, to citizen comments, and the issue of building on wetlands, but why does it keep changing?"

  18. IRG was not the original developer and they are who stalled things out. That's the way around it.
  19. As I stated, people were living in single family homes in the area. They were all razed to put in a sports dome and hotel. This forum is called "Urban Ohio". So yes, many are interested in urban density vs. suburban sprawl.
  20. The NFL is obviously not interested in this project. If they were it would be done by now. I'm not sure why this would even been considered for TMUD. It's a suburban development that razed many single family homes. So, yes, transformational in that sense.
  21. There is nothing with this property that is out the capabilities of IRG. Original developer failed. Original contractor failed. Original leadership failed.
  22. LOCAL 'History...up in smoke': Future of Kent mill complex remains uncertain after massive fire Derek Kreider Record-Courier State and local authorities still are trying to determine the cause of the massive fire last week that engulfed Kent's iconic former Star of the West mill complex. The area remained cordoned off Monday as fire crews were still on scene. Orange traffic cones and yellow caution tape surrounded the front of the building, forming a wedge in the middle of North Water Street, bisecting the road and diverting traffic. A gaping hole in the brick façade could be seen from Columbus Street. The mill's broken windows looked like shattered teeth. https://www.record-courier.com/story/news/local/2022/12/05/downtown-kent-star-of-west-mill-complex-fire-still-under-investigation-fate-of-complex-unclear/69701405007/?utm_source=record-courier-DailyBriefing&utm_medium=email&utm_campaign=daily_briefing&utm_term=hero&utm_content=NREC-OHIO-KENTRAVENNA-NLETTER65
